Quick answer
The median single-family home with an Aldie address sold for $1,348,862 in 2026 and went under contract in six and a half days. The median house has five bedrooms and 3,591 square feet above ground.
An "Aldie, VA" address covers far more than the village. Historic Aldie is a small village around a mill built from 1807 to 1809 on Route 50 at the Little River. The 20105 zip code also takes in Stone Ridge, Kirkpatrick Farms, Willowsford's Greens and other communities built since the early 2000s east of the village, and that is where most of the homes are. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

Aldie is an unincorporated community in Loudoun County, and every sale here is in zip 20105. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Why people choose Aldie
Big, newer houses, 87% of them bought with a conventional loan.
Five-bedroom houses, many of them new from a builder: 159 of 182 house sales used a conventional loan, 8 a VA loan and 10 were cash, and 31 houses closed at 0 or 1 day on the market, the pattern of builder sales.
Buyers choose Aldie over Ashburn or Brambleton for a newer, bigger house and two high schools in Niche's Virginia top 10, and pay a median $391 a square foot against $385 in Ashburn and $365 in Brambleton. They give up time on the drive east: downtown DC is 60 to 95 minutes from Stone Ridge. Townhouses give the most space for the money, a median of 2,568 square feet above ground for $729,000. If you are torn between Aldie and South Riding, decide on the high school and the commute first; the price follows.
Prices
$1,348,862 for the median house in Aldie, $143,924 more than the median Brambleton house ($1,204,938).
The median Aldie house cost more than Brambleton ($1,204,938), Ashburn ($1,186,700) or South Riding ($1,140,000) in 2026, and the money buys size: five bedrooms and about 3,600 square feet above ground at $391 a square foot, close to Ashburn's $385.
Houses. 182 sold, from $660,000 (the lowest sale) to $4,750,000 (the highest). A handful of large estates, including two sales at $3.9 million and one at $4.5 million, pull the average up to $1,479,790. Buyers paid the asking price, not more: the median sale price was exactly 100% of the asking price (the sold-to-list ratio), and 32% sold above asking, fewer than in Ashburn (48%) or Sterling (53%).
New construction. 31 house sales closed at 0 or 1 day on the market, the pattern of builder sales (builders often enter a new house in Bright MLS only once it has sold), at a median of about $1.35 million. Two closed far above their original list price because upgrades were added after listing: $1,347,724 on a $1,036,995 list (130%) and $1,546,699 on $1,294,955 (119%).
Townhouses. 63 sold at a median of $729,000. They are big, a median of 2,568 square feet above ground, and cost $288 a square foot, less than Brambleton ($297) or South Riding ($295). In all, 104 townhouses sold in Aldie, but 41 were in a condominium association and are not counted here.
Median single-family sale price, Loudoun County, 20262
Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
Only 10 of 182 Aldie house buyers paid cash, and six of them spent $1.565 million or more.
Cash buyers spent $21.9 million of the $269.3 million that changed hands for Aldie houses in 2026, 8.1% of the dollars. Their median house cost $1,625,000, against $1,345,829 for buyers with a loan.
Share of house sales paid in cash, by price band, 2026
Under $1.14M 2% (1 of 45); $1.14M to $1.35M 4% (2 of 46); $1.35M to $1.565M 2% (1 of 45); $1.565M and up 13% (6 of 46).
Cash lives at the top: six of the ten cash buys were in the top quarter of prices, including the $4.5 million sale and one of the two $3.9 million sales. Below $1,565,000, only 4 of 136 house buyers paid cash. Overall, cash is rarer than in Ashburn (16.9% of houses) or Leesburg (13.2%).
How 182 Aldie house purchases were paid for, 2026
182 sales: conventional 159 · cash 10 · VA 8 · FHA and other 5
Aldie runs on mortgages: 159 of 182 house buyers used a conventional loan, 10 paid cash, 8 used a VA loan and 5 used FHA, builder terms, an adjustable-rate loan or another type.
What that means if you need a loan: below $1.565 million you are almost never competing with cash, and two in three houses sold at or under the asking price. The offer that wins is a full pre-approval and a clean inspection plan. On a new house, ask the builder what its preferred lender offers and compare it with your own lender's quote in writing before you sign.
Townhouses: 53 conventional, 5 cash, 2 VA, 2 FHA and 1 not recorded of 63; the cash median was $755,000 against $727,000 financed. Mixed cash-and-loan deals were counted as financed.
The interesting facts
Five bedrooms and 3,591 square feet above ground: the median Aldie house is big and new.
Four things in the 2026 numbers that set Aldie apart.
The village and the zip code are not the same place. Historic Aldie sits where the Little River crosses Route 50, around the mill Charles Fenton Mercer built from 1807 to 1809. The Aldie mailing address reaches east to Stone Ridge, Kirkpatrick Farms and Willowsford's Greens, and that is where the subdivisions, the shopping and the new houses are.
A mortgage market. Only 5.5% of house buyers paid cash, less than in Leesburg or Sterling (13.2% each). Most buyers are financing big new and nearly new houses.
Big townhouses for the money. The median Aldie townhouse has 2,568 square feet above ground and sold for $288 a square foot, less than Brambleton ($297) or Ashburn ($320). Renters have more choice than buyers: 95 townhomes were rented in 2026, against 63 sold.
Rent or buy
An Aldie house rents for a median $4,550 a month, cheap for what it costs to buy.
A house rents for a median of $4,550 a month and sells for $1,348,862, a price-to-rent ratio of 24.7 (the price equals 24.7 years of rent); a townhome rents for $3,195 and sells for $729,000, a ratio of 19.0.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 34 | 95 |
| Median monthly rent | $4,550 | $3,195 |
| Average monthly rent | $4,754 | $3,141 |
| Gross rental yield | 4.0% | 5.3% |
| Rent range, lowest to highest lease | $2,900 to $8,000 | $2,500 to $4,000 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio near 25 means a house rents cheaply for what it costs, more so than in Ashburn (22.0) or Leesburg (22.4), so renting an Aldie house is fair value for anyone who may move within a few years; a townhouse, at 19 times its yearly rent, is where buying beats renting sooner.
Own in Aldie already? The buyers you want can also walk into a builder's model home down the road, so your price has to hold up against new construction. Ahmed runs a real comparative analysis against the 245 sales on this page, resale and new, not a website estimate.
The houses
Stone Ridge, Kirkpatrick Farms and Willowsford carry the Aldie address.
The historic village is a few streets around a mill. The houses on this page are mostly in planned communities built since the early 2000s to the east, along Route 50 and Braddock Road, most with an HOA and many with pools and trails.
Stone Ridge. Begun in the early 2000s, with more than 3,400 houses, townhouses and condos, all with Aldie addresses, and the Stone Ridge Village Center shops on Route 50.
Kirkpatrick Farms. A community center with a pool, tot lots, tennis and basketball courts, ball fields and trails around its ponds. Its school zones were redrawn in 2020, and it was part of the 2026-27 school rezoning debate for Dulles South (Loudoun's name for the area around South Riding, Stone Ridge and Arcola), so check the current assignment.
Willowsford. Four villages around a conservancy of about 2,000 acres with a working farm, a farm stand and trails. The Greens, south of Route 50, has Aldie addresses. Other 20105 communities include Lenah Mill, Seven Hills, Virginia Manor and Creighton Farms.
New construction. 31 houses closed at 0 or 1 day on the market in 2026, at a median of about $1.35 million, and two closed 19% and 30% above their original list after upgrades. Ask for the builder's base price, a written price for every upgrade, the lot premium and the warranty.
What to check. The HOA resale package with dues and any special assessment; the high school after the fall 2026 zone change; and the Route 50 drive at the hour you would leave.

Commute
Route 50 to Route 28, 60 to 95 minutes to downtown DC, and coach buses from Stone Ridge.
Aldie is farther out than South Riding or Chantilly. Route 50 is the road east to Route 28 and I-66, and Loudoun County Parkway runs north to the Silver Line at Ashburn and the Dulles Greenway.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 60 to 95 min | Route 50 to I-66 east, or the 281 commuter bus |
| Pentagon | 55 to 85 min | Route 50 to I-66 east, or the 282 or 284 commuter bus |

Loudoun County Transit commuter buses start each weekday morning at the Dulles South (Stone Ridge II) park-and-ride on Millstream Drive in Aldie, then stop at the East Gate lot on Tall Cedars Parkway: route 281 runs to downtown DC, 282 to Rosslyn, the Pentagon and Crystal City, and 284 (mornings only) to Arlington and the Pentagon. 281 and 282 come back in the afternoon as 681 and 682. Schedule effective July 1, 2026, checked October 16, 2026. They are coach buses with reclining seats and a restroom.5 The I-66 Express Lanes are free for carpools of three with an E-ZPass Flex; the Dulles Greenway and the Dulles Toll Road charge tolls. Route 50 is slow at rush hour between South Riding and Route 28, so time the drive before you choose a street. Ahmed will do the 7:30 drive with you before you offer.
Daily life
A mill built from 1807 to 1809, a 2,000-acre farm conservancy and about $10,900 a year in county tax on the median house.
Outdoors and sights. Aldie Mill Historic Park, run by NOVA Parks, keeps the mill built from 1807 to 1809 for Charles Fenton Mercer, with tandem overshot waterwheels, the only example of the kind open to the public in Virginia. President James Monroe bought from the mill, and Confederate raider John Mosby captured Union soldiers there. Willowsford's conservancy has a working farm and trails, and Kirkpatrick Farms has trails around its ponds.
Food and groceries. Stone Ridge Village Center on Route 50 has Ciro Ristorante, Brew Birds and Biryani Grill. Indian Spice Food Market on Southpoint Drive has a halal butcher. In the village, Oak & Ember is a farm-to-table tasting room. Quattro Goomba's winery and brewery are on Route 15 (James Monroe Highway).
Taxes.4 Aldie is unincorporated Loudoun County, so there is no town tax. The 2026 rate is $0.805 per $100 of assessed value, unchanged in the budget adopted April 7, 2026: about $10,900 a year on the $1,348,862 median house and $5,900 on a $729,000 townhouse, before HOA dues. At Fairfax County's 2026 county-wide rate of about $1.15 per $100 of assessed value (the $1.12 base rate plus its stormwater and forest-pest levies), the same house would pay about $15,500.
Car tax. Loudoun cut its vehicle tax to $3.09 per $100 of value for 2026, with $2.94 planned for 2027.

Is the median price what a home in Aldie will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Aldie they sold from $660,000 to $4,750,000. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Aldie housing market?
Steady rather than frantic. In 2026, 32% of houses sold above the asking price, 55.5% went under contract within a week, the median house took 6.5 days and the median sale price was exactly 100% of the asking price. Townhouses took a median of 6 days and 38% sold over asking. Ashburn (48% of houses over asking) and Sterling (53%) saw more bidding.
Do Aldie buyers pay cash or use VA loans?
Few do either. In 2026, 10 of 182 house buyers paid cash (5.5%) and 8 used a VA loan, while 159 used a conventional loan. Six of the ten cash buys were at $1,565,000 or more, and the cash median was $1,625,000.
What is rent in Aldie, Virginia?
In 2026 the median single-family house leased for $4,550 a month across 34 leases, and the median townhome for $3,195 across 95 leases. More townhomes were rented than sold, 95 against 63.
Is it better to rent or buy in Aldie?
A median house sells for 24.7 times its yearly rent, a gross yield of 4.0%, so renting a house is cheap for what it costs; a townhouse at 19.0 times rent (5.3%) is where buying beats renting sooner. Anyone who may move within a few years often does better renting a house, and anyone who will stay longer usually does better buying, especially a townhouse.
Which high schools serve Aldie?
Aldie is Loudoun County Public Schools. Its two high schools are both in Aldie: Lightridge (Niche #3 public high school in Virginia, US News #23) and John Champe (Niche #6, US News #36). Attendance zones changed for 2026-27 to move some Dulles South students to Freedom High in South Riding, and a new high school (the school board's working name is HS-14) is planned for 2028, so check any address with LCPS.
How long is the commute from Aldie to DC?
At 8 am on a weekday, downtown DC is about 60 to 95 minutes by car from Stone Ridge, the Pentagon 55 to 85, Tysons 35 to 55, Dulles Airport 15 to 25 and the Silver Line's Ashburn station 20 to 30. Loudoun County Transit commuter buses 281 (to downtown DC), 282 (to Rosslyn, the Pentagon and Crystal City) and 284 (to Arlington and the Pentagon) leave the Stone Ridge park-and-ride on weekday mornings and then stop at the East Gate lot on Tall Cedars Parkway. These drive times are estimates.
