Quick answer
The median single-family home in Arlington sold for $1,406,000 in 2026 and went under contract in six days, and almost one house in four sold for $2 million or more.
Arlington is a county of 26 square miles with no towns inside it, and nearly every address is simply "Arlington, VA", so this page is organized by zip code: 22207, 22205 and 22213 in the north are houses; 22201, 22203 and 22209 along the Metro corridor are condo towers with old bungalow streets behind them; 22202, 22204 and 22206 in the south mix towers, garden condos and small houses. The house and townhouse figures use the same filters as every other page in this guide. Condominiums are left out, as on every page in this guide. Every sales number is from Bright MLS closed sales, pulled on October 3, 2026, not from a listing site's estimate.

Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes owned fee simple (you own the house and its lot, not a condo unit); condo-owned homes, including the townhouses of Fairlington and similar communities that are owned as condos, are left out of both. Why people choose Arlington
The Metro, one stop to the Pentagon and HQ2, two top high school zones and new builds in the north.
A Metro walk in Rosslyn, Clarendon or Ballston; one stop to work at the Pentagon, Fort Myer or Amazon; the Yorktown and Washington-Liberty high school zones, where a 1950s house costs $1.3 million to $1.7 million; and 22207, where builders replace those houses and where 81 of the county's 153 house sales of $2 million or more happened.
Buyers choose Arlington over Falls Church ($1,055,000 for a median house on the Fairfax side) and the Fairfax County part of Alexandria ($885,000) for the Metro and the schools, and pay more for less space: a median $648 a square foot here against $424 in Chantilly, and a median house of 2,256 square feet above ground against 3,154 in Haymarket. If you are torn, choose the high school zone and the commute first; that decision picks the zip, and the zip picks the price. A house buyer competes with cash and with houses that go under contract in a median six days.
Prices
Median prices in 2026: $1,406,000 for an Arlington house and $1,050,000 for a townhouse.
The median Arlington house is about 2,256 square feet above ground with four bedrooms and sold at $648 a square foot. It cost more than the median house in Falls Church ($1,055,000) or the Fairfax County part of Alexandria ($885,000) and less than the median in Vienna ($1,453,000) or McLean ($2,300,000), and no zip inside Arlington has a median house under $880,000.
Houses. 656 sold, from $615,000 (the lowest sale) to $4,800,000 (the highest), at a median of $1,406,000 and an average of $1,587,430. This is one of the fastest markets in the guide: 59% went under contract within a week, 43% sold above asking, 57 sold at 110% of list or more, and no house sold below 85% of list. 153 houses, 23%, sold for $2 million or more, and the total came to $1.04 billion.
Townhouses. 126 fee-simple townhouses sold at a median of $1,050,000, a median of 1,842 square feet above ground, and half sold above asking. The most active communities were Cathcart Springs and Shirlington Crest with eight sales each. Many Arlington townhouses are condo-owned, including most of Fairlington, and those are left out here.
By zip. 22207 is the core: 243 of the 656 house sales, a $1,658,000 median and all four top sales. 22201 has the highest median price per square foot, $726, and one house buyer in three paid cash. 22206 has the lowest median house price, $880,000, but on only 9 sales; 22204 along Columbia Pike is the usual entry point, $1,045,000 for the median house and $769,000 for the median townhouse. 22213 and 22206 are small samples, 22 and 9 houses, so read their medians loosely.
The 0-to-1-day sales. 103 houses, 16%, closed at zero or one day on market. In Arlington these are mostly "Coming Soon" or off-market sales, homes sold to a ready buyer before they were fully listed, and the median such house is 2,160 square feet above ground, smaller than the county median. If you want one of those you need a pre-approval in hand and an agent who sees them early.
Median single-family sale price by Arlington zip code, 20262
22213 East Falls Church $1,875,000 (22 sales); 22201 Clarendon and Courthouse $1,718,700 (79); 22207 North Arlington $1,658,000 (243); Arlington County $1,406,000 (656); 22205 Westover $1,310,000 (128); 22202 Crystal City and Aurora Highlands $1,250,000 (47); 22203 Ballston $1,099,000 (24); 22204 Columbia Pike $1,045,000 (104); 22206 Shirlington and Fairlington $880,000 (9).
Bright MLS closed sales, January 1 to October 3, 2026, detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. 22209 (Rosslyn) had no detached sales that met the filters; 22211 is Joint Base Myer-Henderson Hall (Fort Myer). 22213 and 22206 are small samples.
Townhouse view: the median sale price of fee-simple townhouses (end-of-row and interior-row; condo-owned townhouses left out) in each zip code and in the whole county, and how many sold, from the same Bright MLS search as the zip table on this page, closed January 1 to October 3, 2026. A gray bar means fewer than 10 townhouses sold, too few to give a median.

Neighborhood names are a guide to each zip, not exact boundaries. The biggest bidding wars were a $600,000 list in 22203 that sold for $781,000 cash (130%), $999,500 that sold for $1,238,870 (124%) and $1,549,000 that sold for $1,900,000 (123%). Nine houses sold under $700,000, mostly small 1,300 to 1,850 square foot homes in 22204, and five of the nine went to cash buyers, likely rentals or teardowns. Among townhouses, five sold at 116% to 122% of list in 22201, 22203 and 22207, and one sold at 81% after 169 days.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.
Arlington County closed sales, January 1 to October 3, 2026 (Bright MLS). Single-family means 3+ bedrooms and 2+ full baths; condo-owned homes, including townhouses sold as condominiums, are not counted.

What can you afford in Arlington? Start from the monthly payment you can live with, not the price. The tax is $1.053 per $100 of assessed value, and the Express Lanes or a Metro pass are part of the budget too; the calculator adds them for you.
Follow the money
One house buyer in five paid cash, $210 million in all, and in 22201 (Clarendon and Courthouse) one in three.
In 2026, 133 of 656 Arlington house buyers paid cash, 20.2% of the $1.04 billion spent, and three of the four most expensive houses, $4.3 million to $4.8 million in 22207, went for cash. Among townhouses, 21 of 126 buyers paid cash, 20.5% of the dollars.
Share of houses bought with cash, by price range, 2026
Under $1.1M 25% (40 of 159); $1.1M to $1.41M 17% (29 of 169); $1.41M to $1.95M 21% (35 of 164); $1.95M and up 18% (29 of 164).
Each range holds about a quarter of the 656 house sales. Unlike most of the guide, cash does not rise with price here: it is spread evenly, and the cash median, $1,400,000, is almost the same as the financed median, $1,420,000. The cheapest houses draw the most cash: rentals and teardowns in 22204. Arlington's house cash share, 20.3%, trails McLean (36%), Great Falls (27%) and Vienna (23%).
How 656 Arlington house purchases were paid for, 2026
656 sales: conventional 431 · cash 133 · VA 62 · FHA and other 30
About 9% of house buyers used a VA loan, 62 of 656, which fits a county that holds the Pentagon and Fort Myer; six of 126 townhouse buyers did too. Only four houses sold with FHA loans. Townhouse cash goes to the top: 11 of the 32 townhouses above $1.24 million sold for cash, and the cash townhouse median was $1,240,000 against $1,001,000 financed.
What that means if you need a loan: a six-day median, 43% over asking and 57 sales at 110% of list or more mean your offer is competing on terms as much as price. Bring a full underwritten pre-approval, an appraisal-gap clause (how much extra cash you will put in if the appraisal comes in below your offer) that you have actually budgeted for, and a short inspection period, and know that one house in six is sold before it is truly on the market.
Townhouses: 95 conventional, 21 cash, 6 VA, 2 FHA, 1 other and 1 assumable of 126. Mixed cash-and-loan deals and assumable loans were counted as financed.
Rent or buy
An Arlington house sells for 24.4 years of rent, a townhouse for about 24.
An Arlington house rents for a median of $4,800 a month and sells for a median of $1,406,000, a price-to-rent ratio of 24.4; a townhome rents for $3,600 and sells for $1,050,000, a ratio of 24.3 (townhome rents include condo-owned townhouses, so treat it as rough).1
| Measure | Houses | Townhomes (incl. condo-owned) |
|---|---|---|
| Homes rented | 292 | 315 |
| Median monthly rent | $4,800 | $3,600 |
| Average monthly rent | $5,280 | $3,869 |
| Gross rental yield | 4.1% | 4.1% |
| Rent range, lowest to highest lease | $2,800 to $17,700 | $2,300 to $8,045 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio of 24 is well above Haymarket's 20.7 or Gainesville's 18.2: in Arlington you buy a house for the location and the appreciation, not the cash flow, and renting first is good value for anyone who may move within a few years. Apartments are cheaper still: Apartment List puts the median Arlington apartment at $2,610 a month in October 2026, $3,277 for a two-bedroom.6 Median rents by zip for a house run from $3,775 in 22206 to $5,500 in 22201; median townhome rents from $3,200 in 22204 to $5,499 in Rosslyn. The townhome column includes condo-owned townhouses, which rent for less, so its yield is understated; in 22201, where most townhouse leases are fee simple, $4,800 a month against a $1,225,000 median gives 4.7%. The townhome range starts at $2,300 once rooms, basement units and homes under 900 square feet are set aside, and the top house lease was $17,700.

The neighborhoods
Nine zip codes: houses in the north, towers on the Metro, garden condos in the south.
Arlington has no towns, so locals navigate by zip code and Metro stop. Each zip's character is below with its 2026 median house price from Bright MLS; the condo buildings named are the ones buyers ask about most.7
| Zip | Neighborhoods | What sells here | Metro | Median house price, 2026 |
|---|---|---|---|---|
| 22207 | Lee Heights, Rock Spring, Yorktown, Donaldson Run, Bellevue Forest, Country Club Hills, Cherrydale | 1940s to 60s ramblers and splits, replaced one by one with 5,000 to 6,400 sq ft colonials; the zip with the most house sales (243), $1,658,000 at the median | None; bus or drive to Ballston and East Falls Church | $1,658,000 (243) |
| 22205 | Westover, Dominion Hills, Tara-Leeway Heights, Boulevard Manor | 1930s to 50s brick colonials and Cape Cods, many expanded, some replaced; Westover Village is the walkable center | East Falls Church (Orange, Silver) | $1,310,000 (128) |
| 22213 | East Falls Church, Madison Manor | Late-1940s colonials, ramblers and splits around the Metro; a small, quiet house zip | East Falls Church (Orange, Silver) | $1,875,000 (22) |
| 22201 | Clarendon, Courthouse, Lyon Village, Lyon Park, Ashton Heights | Mid-2000s high-rise condos (Clarendon 1021, Station Square, The Phoenix) on the Metro, 1920s to 40s bungalows and colonials a block behind | Clarendon, Court House, Virginia Square (Orange, Silver) | $1,718,700 (79) |
| 22203 | Ballston, Buckingham, Arlington Forest, Bluemont | The most condo-heavy zip: 2000s towers (The Continental, Liberty Center), 1937 to 53 Buckingham garden condos, and 852 brick colonials in Arlington Forest | Ballston-MU, Virginia Square (Orange, Silver) | $1,099,000 (24) |
| 22209 | Rosslyn, Radnor and Fort Myer Heights, Colonial Village | High-rises and co-ops: Turnberry Tower, Waterview, Pierce (2021), The Belvedere, The Atrium, River Place, Colonial Village; almost no houses | Rosslyn (Orange, Silver, Blue), Court House | No detached sales; only 5 townhouse sales, too few for a median |
| 22202 | Crystal City, Pentagon City, Aurora Highlands, Arlington Ridge | 1960s to 80s towers on Crystal Drive and Eads Street, 1920s to 50s bungalows in Aurora Highlands, 42 new EYA townhouses, HQ2 | Crystal City, Pentagon City (Blue, Yellow); VRE | $1,250,000 (47) |
| 22204 | Columbia Pike, Douglas Park, Barcroft, Alcova Heights, Arlington Mill | The biggest zip: 1947 to 50 garden condos, 1930s to 70s small houses, new apartments built under the Pike's special zoning rules | None; Pike buses to Pentagon City | $1,045,000 (104) |
| 22206 | Shirlington, Fairlington, Long Branch Creek, Claremont | Fairlington's 3,439 units from 1942 to 44, 1980s townhouse condos (Windgate, Heatherlea), Shirlington Village; the entry price for Arlington | None; Shirlington transit center, I-395 | $880,000 (9) |
North Arlington, 22207, 22205 and 22213. Detached houses from the 1930s to the 1960s on streets that climb away from Langston Boulevard, and the teardown economy: a 1950s rambler in Donaldson Run or Rock Spring sells to a builder, and a 5,000 to 6,400 square foot colonial takes its place at $2.1 million to $3.6 million. Westover and Cherrydale are historic districts; Dominion Hills was 361 brick houses by 1948. Yorktown High serves most of it. 22213 posted the highest zip median, $1,875,000, on 22 sales.
The corridor, 22201, 22203 and 22209. Five Orange and Silver Line stations in a row from Rosslyn to Ballston, each with its own towers: Pierce and Turnberry in Rosslyn, Clarendon 1021 and Station Square in Clarendon, The Continental and Liberty Center in Ballston. Behind them, Lyon Village, Lyon Park and Ashton Heights are 1920s and 30s bungalow streets where the median house sold for $1,718,700 at $726 a square foot, and one buyer in three paid cash. Rosslyn is getting the next generation: twin 27-story towers approved in July 2026 and the Potomac Overlook plan on the old Key Bridge Marriott site with 1,775 units.
South Arlington, 22202, 22204 and 22206. Crystal City and Pentagon City are 1960s to 80s condo towers, Amazon's HQ2 and a Blue and Yellow Line commute of one stop to the Pentagon; Aurora Highlands behind them is a bungalow neighborhood under the DCA flight path. Columbia Pike has no Metro but has the halal grocers and the Pike's Bolivian and Salvadoran kitchens. Columbia Pike is also the usual entry point for a house, $1,045,000 at the median (22206 is lower, $880,000, but on only 9 sales), or a fee-simple townhouse at $769,000.
What to check. The resale certificate and reserve study on any condo; a radon test, the wiring, the siding and a buried oil tank on any pre-1970 house; the FEMA flood map near Four Mile Run, Lubber Run and Gulf Branch; aircraft noise in Rosslyn, Crystal City and Aurora Highlands; and whether the house you are buying, or the one next door, is an Expanded Housing Option lot (a county rule, adopted in 2023, that allows duplexes, townhouses and small apartment buildings on lots zoned for one house).4

Schools and halal shops
One district, three high schools by address, and two you enter by lottery.
Every Arlington address is in Arlington Public Schools, which Niche's 2027 rankings place third of Virginia's 130 districts. Yorktown, Washington-Liberty and Wakefield are assigned by address; H-B Woodlawn and Arlington Tech admit countywide by lottery.8
Yorktown High School

Just over the county line: Halalco Supermarket on Hillwood Avenue in Falls Church, the area's largest halal supermarket and bookstore, and Ummah Market at 6053 Leesburg Pike in Bailey's Crossroads with a butcher, bakery and hot buffet.
No Islamic day school sits inside Arlington; Al Fatih Academy in Reston is the nearest accredited one, and Dar Al-Hijrah runs the weekend school. APS draws its own attendance lines, and a Westover street can feed Washington-Liberty or Yorktown. Check any address with the APS boundary locator, and ask Ahmed to confirm it before you offer.
Commute
Eleven Metro stations, four lines, and the Pentagon one stop away.
The Orange and Silver lines run under Wilson Boulevard from Rosslyn to East Falls Church, the Blue and Yellow lines through Pentagon, Pentagon City, Crystal City and National Airport, and VRE stops at Crystal City. Most of 22207, 22204 and 22206 is a bus or a drive from a station.9
| To | From Ballston or Clarendon | From Crystal City or Pentagon City | How |
|---|---|---|---|
| Downtown DC (Metro Center or L'Enfant) | 20 min Metro, 25 to 45 door to door | 10 to 15 min Metro | Orange or Silver; Blue or Yellow |
| Pentagon | 25 to 35 min Metro via Rosslyn, 20 to 35 drive | One stop, 3 to 7 min | Blue or Yellow; I-395 Express Lanes |
| Tysons | 25 min Silver Line, 30 to 35 drive | 40 to 50 min Metro, 30 to 50 drive | Silver Line; I-66 or Route 7 |
| Reston | 35 to 40 min Silver Line, 35 to 55 drive | 55 to 65 min Metro | Silver Line to Wiehle or Reston Town Center |
| Dulles Airport | 50 to 55 min Silver Line, 35 to 50 drive | 70 min Metro, 35 to 50 drive | Silver Line; I-66 and Route 267 |
| National Airport | 20 to 25 min Metro via Rosslyn | One or two stops | Blue or Yellow |
The I-395 Express Lanes run eight reversible miles to the Pentagon and are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. The Yellow Line runs from Huntington through Crystal City to Mount Vernon Square, with half its trains continuing to Greenbelt since the end of 2025; the Crystal City station is getting a second entrance, and the VRE platform there is being rebuilt. The honest paragraph: the corridor stations are a real walk-to-Metro life; from 22207 you drive to Ballston and park, and from Columbia Pike you ride a bus to Pentagon City first. Ahmed will do the 7:30 trip with you before you offer.
Daily life
The W&OD, Custis and Mount Vernon trails, a 453-bed hospital, and the mall at Pentagon City.
Outdoors. The W&OD Trail starts in Shirlington and runs 45 miles to Purcellville; the Custis Trail follows I-66 from Rosslyn; the Mount Vernon Trail runs 18 miles along the Potomac past National Airport and the Rosslyn skyline; Four Mile Run's trail links them. Potomac Overlook Regional Park has 67 acres and a nature center in 22207, and Long Bridge Park in Crystal City has the county's only 50-meter pool.
Hospital and shopping. VHC Health on North George Mason Drive is a 453-bed teaching hospital with a seven-story outpatient pavilion. The Fashion Centre at Pentagon City has more than 140 stores; Ballston Quarter's food hall anchors Ballston, and the old Macy's site is becoming about 500 apartments; the Village at Shirlington is getting wider sidewalks and dining patios through November 2026.
Taxes and fees.5 Real estate $1.053 per $100 for 2026, about $9,300 a year on the county's average residential assessment of $882,900 (all home types, condos included; the median house would pay more tax), plus the stormwater utility fee of $268 per 2,400 square feet of roof and driveway for a typical house (condo owners pay through the building). Cars: $5.00 per $100 of value, with the first $4,000 fully relieved in 2026, due October 5.
Two things to listen and look for. Rosslyn, Crystal City and Aurora Highlands sit under the National Airport approach, and Rosslyn is the loudest residential area for it; visit at 7 am and 10 pm. The FEMA flood maps that took effect November 16, 2023 put about 300 Arlington structures in the 100-year floodplain, mostly along Four Mile Run, Lubber Run and Gulf Branch, and the county has bought and razed houses in Westover, Cherrydale and Waverly Hills for flood relief since the July 2019 flash flood.

Best restaurants in Arlington, VA: Ahmed's list (2026)
"Ahmed, where do you go to eat?" The Arlington list.
Updated
Up to five picks in each cuisine, the one doing best at the top, and halal marked. Arlington has 86 halal places on Zabihah's list, more than any other place in this guide, and its readers voted Lebanese Taverna the best Middle Eastern restaurant in the county.11
None of these picks showed as closed when checked. Rankings weigh current ratings by review count on the site named beside each pick; the halal note comes from Zabihah, the restaurant's own site or its reviews, and "ask about halal" means it could not be confirmed. There is no Iraqi restaurant inside Arlington; Erbil Kabob on Old Pickett Road in Fairfax is the nearest, and Balqees at Bailey's Crossroads is the nearest Yemeni. Halal butchers are in the Schools and halal shops section above. Know one that belongs here? Tell Ahmed.

Is the median price what a home in Arlington will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Arlington they sold from $615,000 to $4,800,000. Use the median to get a feel for the market, then look at homes on both sides of it.
Which Arlington zip code is the most expensive?
By 2026 median house price, 22213 (East Falls Church, $1,875,000 on 22 sales), then 22201 (Clarendon and Courthouse, $1,718,700 at $726 a square foot) and 22207 (North Arlington, $1,658,000 on 243 sales, the most of any zip and all four of the county's top sales). 22207 is the center of the teardown market, where 1950s ramblers are replaced by 5,000 to 6,400 square foot colonials listed at $2.1 million to $3.6 million. The least expensive houses are in 22206 (Fairlington and Shirlington, $880,000) and 22204 (Columbia Pike, $1,045,000).
How competitive is the Arlington housing market?
Very, for houses: in 2026 the median house went under contract in six days, 59% within a week, 43% sold above asking, 57 sold at 110% of list or more, and no house sold below 85% of list. 103 houses, one in six, closed at zero or one day on market, meaning Coming Soon or off-market sales. Townhouses were similar: a six-day median and half above asking.
Do Arlington buyers pay cash?
In 2026, 133 of 656 house buyers paid cash (20.3%), 431 used a conventional loan and 62 a VA loan. Cash was spread evenly across price ranges, from 25% of houses under $1.1 million to 18% of those above $1.95 million, and three of the four most expensive houses ($4.3 million to $4.8 million, all in 22207) were cash. In 22201, one house buyer in three paid cash. Among townhouses, 21 of 126 buyers paid cash (16.7%), concentrated above $1.24 million.
What is rent in Arlington, Virginia?
In 2026 the median single-family house leased for $4,800 a month across 292 leases, with zip medians from $3,775 in 22206 to $5,500 in 22201, and the median townhome for $3,600 across 315 leases, which include condo-owned townhouses. Apartment List put the median apartment rent at $2,610 in October 2026, $2,549 for a one-bedroom and $3,277 for a two-bedroom. A median house sells for 24.4 years of median rent, so Arlington is a place you buy for location and appreciation, not cash flow.
What is the property tax rate in Arlington, Virginia for 2026?
$1.053 per $100 of assessed value for calendar year 2026, up two cents from $1.033, adopted by the County Board on April 22, 2026. On the county's average residential assessment of $882,900 that is about $9,300 a year, plus the stormwater utility fee of $268 per 2,400 square feet of impervious surface for a typical house (condo owners pay a share through the building). The vehicle tax is $5.00 per $100 of value, with the first $4,000 of a car's value fully relieved in 2026. The Arlington County property tax guide has the stormwater fee by home type, the due dates and how Arlington compares with the rest of Northern Virginia.
Which high schools serve Arlington?
Arlington Public Schools is one countywide district with three neighborhood high schools assigned by address: Yorktown (US News 2026-27 #13 in Virginia), Washington-Liberty (#33) and Wakefield (#83). Two countywide option programs admit by lottery: H-B Woodlawn in Rosslyn and Arlington Tech, which moved into the new Grace Hopper Center on South Walter Reed Drive when it opened on August 31, 2026. Niche's 2027 rankings place APS third among Virginia's 130 school districts. Check any address with the APS boundary locator before you offer.
How long is the commute from Arlington to DC?
Arlington has eleven Metro stations on four lines. From Ballston or Clarendon the Orange or Silver Line reaches downtown DC in about 20 minutes of riding, 25 to 45 minutes door to door; from Crystal City or Pentagon City the Blue or Yellow Line reaches L'Enfant Plaza in under 15 minutes and the Pentagon is one stop. Driving, Ballston to Tysons takes about 30 to 35 minutes at 8 am and anywhere in Arlington to Dulles 35 to 50 minutes. These are estimates; the I-395 Express Lanes are free for carpools of three with an E-ZPass Flex.
What should I check before buying an older house in Arlington?
Most Arlington houses date from the 1930s to the 1960s. Ask about knob-and-tube wiring, asbestos siding, lead paint (pre-1978) and a radon test, and have the inspector look for a buried heating-oil tank, which the seller must disclose if known. Check the FEMA flood maps that took effect November 16, 2023 for homes near Four Mile Run, Lubber Run and Gulf Branch, and listen for aircraft noise in Rosslyn, Crystal City and Aurora Highlands under the DCA flight path. A buyer of a 1950s rambler on a lot that could be redeveloped under the Expanded Housing Option (a county rule, adopted in 2023, that allows duplexes, townhouses and small apartment buildings on lots zoned for one house) should know that the zoning is still before the Supreme Court of Virginia.
