Why people choose Nokesville

Land, one sale in five on a VA loan, and Manassas nearby.

Acreage and a big house: the median sale had about six acres and 3,306 square feet above ground; a VA loan on 14 of the 68 sales; and Manassas, Route 28 and the VRE within reach.

Buyers choose Nokesville over Haymarket for land instead of a subdivision lot, at $13,750 more at the median, and over Clifton in Fairfax County for $93,750 less, $311 a foot against $381, and a lower tax rate. They give up a shorter drive and city water and sewer, and they take on a well and a septic system. If you are torn between Nokesville and a subdivision closer to Washington, DC, decide on the commute, the land and the high school first; the price follows.

Prices

$1,006,250, the median price, buys a Nokesville house of 3,306 square feet above ground on about six acres.

The Nokesville median is $13,750 above Haymarket ($992,500) and $93,750 below Clifton ($1,100,000). Per square foot, at a median $311, a Nokesville house costs less than one in Gainesville ($314) or Haymarket ($326) and far less than in Clifton ($381).

The market. 68 houses sold, from $340,000 (the lowest sale) to $1,950,000 (the highest), for $70.5 million in all. 51 of the 68 sold for $800,000 or more, and half sold for $1 million or more. The median buyer paid 100.0% of the list price and the average buyer 99.0%.

A slower pace. 21 houses sold above asking (30.9%), 33.8% went under contract within a week, and the median house took 12.5 days. In Bristow, 53.7% sold over asking and 56.4% within a week; in Haymarket, 33.2% and 44.2%. Nokesville buyers have time to inspect the well, the septic system and the land, and to negotiate.

Follow the money

Only 5 of 68 Nokesville buyers paid cash, and 4 of them bought under $1 million.

Cash buyers spent $3.5 million of $70.5 million, 5.0% of the dollars. Their median purchase was $605,000, against a market median of $1,006,250, and two of the five bought two of the three cheapest houses, at $360,000 and $378,000, which look like fixer-uppers.

68 sales: conventional 45 · VA 14 · cash 5 · FHA and other 4

Conventional loan 66%VA loan 21%Cash 7%FHA and other 6%

One buyer in five used a VA loan (the home loan for veterans and service members), 14 of 68 (20.6%), a bigger share than in Bristow (25 of 149) or Haymarket (32 of 208). Four more buyers used 3 FHA loans (government-backed loans with a low down payment) and 1 rate buydown (money paid up front to lower the interest rate); the rest used conventional loans or cash.

What that means if you need a loan: you are rarely up against cash, and a VA offer is ordinary here. A rural house brings its own conditions, though. Lenders often ask for a well-water test and a septic inspection, so order them early, and choose a lender and an appraiser who have closed on acreage before.

The interesting facts

No townhouses sold or rented in Nokesville in 2026.

Four things in the 2026 numbers that set Nokesville apart.

1 in 5House buyers used a VA loan: 14 of 68
4.0%Gross rental yield on the median house, from only 10 leases

Houses only. No townhouses were sold or rented in Nokesville in 2026. The cheapest way in was a house: the lowest sale was $340,000 and the lowest lease $2,000 a month. If you want a townhouse nearby, Bristow's sold for a median of $570,000 and those in the county part of Manassas for $505,000.

Land is what you buy. The median sale came with about six acres. Most of Nokesville lies in Prince William's rural area, long called the Rural Crescent and created in 1998, where most land is zoned A-1 and a new lot must be at least 10 acres. That is why Nokesville has acreage instead of new subdivisions of small lots.

A place to live, not to rent out. A house at the median price of $1,006,250 rents for a median $3,375 a month, a 4.0% gross yield, against 4.8% in Haymarket and 5.6% in Bristow. The numbers favor buying to live in over buying to rent out, though they rest on only 10 leases.

Rent or buy

A Nokesville house rents for a median $3,375 a month and sells for 24.8 years of rent.

The median Nokesville house rents for $3,375 a month, $40,500 a year, and sells for $1,006,250, so the price is 24.8 years of rent.1

A ratio above 20 means a house rents cheaply for what it would cost to buy. Nokesville's 24.8 is higher than Fairfax Station's 22.6, Haymarket's 20.7 or Bristow's 17.9, so renting first is fair value for a short stay or a trial of rural life; buying pays off over a longer stay. Only 10 houses leased in nine months, and the $8,999 lease lifts the average to $3,945, so treat the rent as a rough guide.

The houses

A 10-acre minimum for new lots: why the median Nokesville sale came with about six.

Nokesville is mostly farms, acreage and large custom houses, with a small village center where Fitzwater Drive meets Nokesville Road (Route 28).

The village. Nokesville is named for Norvel Nokes, a Marine Corps officer who bought one of its first parcels in 1859. It became a stop on the Orange and Alexandria Railway in 1865, in a country of cattle and dairy farms, and passenger trains stopped calling in the 1950s. Today Fitzwater Drive has Hector's and Tejanos Cantina.

The 10-acre rule. Since 1998 Prince William has kept its rural area, which takes in most of Nokesville, at about one home per 10 acres. Most land there is zoned A-1, where a new lot must be at least 10 acres, and the county generally does not allow connections to public water and sewer there. Expect a private well and a septic system on most houses outside the village.

What the money buys. The median sale had about 3,306 square feet above ground on roughly six acres, and the top sale reached $1,950,000. At the other end, the three sales from $340,000 to $378,000 look like small or older houses or fixer-uppers. Seven went under contract within a day of listing, likely new or custom builds.

What to check. The well's flow and a water test; a septic inspection and where the drainfield is; what the zoning allows on the land, from splitting a lot to barns and animals; the survey, easements and the driveway; internet service at that address; the high school for that exact street; and what is planned on nearby land.

Questions

What people ask about Nokesville.

How much does a house cost in Nokesville, Virginia in 2026?

The median single-family home (3+ bedrooms, 2+ full baths) with a Nokesville address sold for $1,006,250 in 2026 through October 2, across 68 sales in Bright MLS, at $311 per square foot. The median sale came with about 3,306 square feet above ground on roughly six acres, and sales ranged from $340,000 (the lowest) to $1,950,000 (the highest). That is a little more than the median in Haymarket ($992,500) and less than in Clifton ($1,100,000). No townhouses sold.

What was the cheapest home sold in Nokesville, Virginia in 2026?

Bright MLS closed sales from January 1 to October 2, 2026, single-family houses (3+ bedrooms, 2+ full baths) and townhouses only, no condos:

  • Cheapest single-family house: $340,000, the lowest of 68 single-family sales
  • Townhouses: none sold in 2026
  • Highest single-family house: $1,950,000, the highest of 68 single-family sales

Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.

Is the median price what a home in Nokesville will cost?

No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Nokesville they sold from $340,000 to $1,950,000. Use the median to get a feel for the market, then look at homes on both sides of it.

How competitive is the Nokesville housing market?

The market is calmer than in the subdivisions nearby. In 2026, 31% of Nokesville houses sold above asking and 34% went under contract within a week, against 54% and 56% in Bristow. The median house took 12.5 days and the average sale closed at 99.0% of list, so there is room to negotiate on price and on inspections of the well, the septic system and the land.

Do Nokesville buyers pay cash or use VA loans?
