Sold prices

Every Stone Ridge sale in Bright MLS from October 21, 2025 to October 21, 2026: 64 homes, condos left out. Half sold for more than the median, half for less.1
| Type | Sales | Median | Lowest | Highest | Median per sq ft |

Per square foot uses above-grade finished space, so finished basements are not counted. The Aldie town guide has prices back to 2019: see the chart.
How fast they sold
The median Stone Ridge home sold 7 days after listing.
Houses took a median 6 days and townhouses 7. Price still matters: 27% of sellers lowered the price before a buyer agreed.1
Out of 64 sales, October 21, 2025 to October 21, 2026. Concessions are money the seller gave toward the buyer's closing costs; the median is of the 22 sales that recorded one.
By section
Prices differ by section inside Stone Ridge.
Bright MLS files each listing under a subdivision name. Sections with fewer than 10 sales are grouped together, because a median of a handful of sales says little.1
| Section | Sales | Median | Median days on market |
|---|---|---|---|
| Stone Ridge South | 22 | $746,500 | 7 |
| Stone Ridge (no section named) | 18 | $735,500 | 6 |
| Stone Ridge North | 12 | $717,500 | 6.5 |
| 5 smaller sections together | 12 | $746,250 | 19 |
"No section named" means the listing agent entered only "STONE RIDGE". Houses and townhouses are counted together here.
Month by month
Stone Ridge closings, month by month.
Closings by month. A closing usually comes about a month after the contract, so a June closing was often a May contract. The busiest month was June 2026, with 8 closings.1
The first and last months are partial: the data runs from October 21, 2025 to October 21, 2026. For the months that sell best across Northern Virginia, see the best time to sell study.
The HOA resale certificate
Order the Stone Ridge packet when you list: it can take up to 14 days.
Every Stone Ridge home is in the Stone Ridge Association. Virginia law has the association give the seller a resale certificate for the buyer, and the seller pays for it.2,3
- Order it online. Stone Ridge Association takes resale packet orders through HomeWiseDocs.2
- Plan for 14 days. The association says a packet can take up to fourteen days to prepare, so order it early enough to reach the buyer before settlement.2
- Expect a working capital fee at settlement. A one-time Contribution to Working Capital is charged at settlement. The association says it equals two months of assessments, so it differs for single-family homes, the Savannah and Cedarwood homes, and townhouses. The packet shows the amount.2
- Use an approved sign. Only Stone Ridge approved for-sale signs are allowed: one sign, plus one open house sign on the day. The association sends sellers to Allegra Print & Imaging in Dulles for them.2
- Know the price caps. Virginia caps what associations can charge: $176.64 for an electronic certificate, $211.96 for paper, $70.66 for rush or a pre-settlement update and $141.31 for an inspection. The seller pays.4
Stone Ridge Association's 2026 monthly assessment is $124.29 for a single-family home and $121.07 for a townhouse; Savannah ($190.24) and Cedarwood ($180.40) homes pay more because yard care is included.2
