Quick answer

Vienna is a real town in the middle of Fairfax County, with a walkable Church Street, its own farmers market, James Madison and Oakton High (both A+), and the end of the Orange Line. In 2026 the median house sold for $1,453,000 and the median townhouse for $811,557, the median house went under contract in six days, and almost half sold above asking. It offers a real town, not just a school zone, older houses to rebuild, and townhomes for less than a house (a median $811,557 against $1,453,000).

Single-family means a detached house with at least three bedrooms and two full baths. Townhouse means end-of-row and interior-row homes. Condos are not included. "Vienna" here is the Vienna mailing address, zips 22180, 22181 and 22182, which is bigger than the incorporated town and reaches toward Oakton, Dunn Loring and Tysons. For owners

What is my home worth in Vienna?

In 2026 the median Vienna house sold for $1,453,000 and the median townhouse for $811,557. A median is the middle sale, not the price of your home: the lot, the school pyramid (the high school and the schools that feed it), the condition and which side of the town line it sits on can move a Vienna house well above or below it. A written valuation from Ahmed starts with the closed sales nearest your address, checked by hand.

What to do about it. Buying: get a full pre-approval, decide your escalation cap before the open house, and keep an appraisal gap you can actually cover. Selling a renovated house: price it at the number you want and let the escalations do the rest.

How this is called: "very hot" means the median home went under contract within 7 days and at least 40% sold above asking. Both are true for Vienna houses and townhomes in the 2026 Bright MLS numbers on this page.

Noise

Quiet on most of the town grid. Expect road noise next to I-66, where the Metro station sits in the median, and along Maple Avenue (Route 123) and Route 7 on the Tysons side of 22182.

Flood

Low for most homes. First Street counts 313 of the Town of Vienna's 5,605 properties (5.6%) with some flood risk over 30 years, and 63 in a FEMA flood zone. Check any address before you offer.8

Commute

Easy by Metro: the Orange Line starts here, 29 minutes to Metro Center. Hard by car at rush hour: 35 to 60 minutes on I-66.

Why people choose Vienna

A real town, not just a school zone.

Walkable Church Street and Madison High; lots to build new for less than McLean; townhomes from about $590,000 in 22181 and toward Tysons; and townhomes with a 5.6% gross rental yield.

Vienna is a good fit if

  • You want the town and the school. Church Street, the Saturday market and the W&OD trail, with Madison or Oakton High.
  • You want an A+ high school for less than McLean. The median house is $1.45 million here and $2.30 million in McLean, about $850,000 apart.
  • You commute by Metro. Vienna is the end of the Orange Line, so a train starts here empty every morning.
  • You want a lower entry price. Townhomes start around $590,000 in 22181 and toward Tysons.
  • You want rental income. A Vienna townhome earns a 5.6% gross rental yield, with 189 leases signed this year.

Look elsewhere if

  • You want an acre. The lots here are a quarter to half acre. For land, look at Great Falls.
  • Your house budget is under $725,000. That was the cheapest Vienna house sold in 2026. Look at Vienna townhomes, or at Herndon and Springfield, where houses cost less: a median $879,000 and $828,857.
  • You don't want to compete. Almost half the houses sold over asking, so a calm, no-bidding purchase is rare here.
  • You want the lowest tax bill. Look at 22181 and 22182 outside the town line, which skip the town's $0.19.

Buyers choose Vienna over McLean for the town center, the Orange Line seat and about $850,000 less at the median. They choose it over Oakton and Reston for the walkability. Many 1960s houses here sell to builders as teardowns, and the next step for an acre is Great Falls.

Prices

What the $1.453 million median buys, and what the range looks like.

Vienna's cheapest single-family sale of 2026 was $725,000 and its most expensive was $4.5 million, and the middle of the market is a tight band: 171 of the 428 houses sold between $1 million and $1.5 million.

The typical Vienna house is a 1955 to 1975 split-level, colonial or rambler on a quarter to half acre in the town grid around Maple Avenue and Church Street, or in Wolf Trap, Hunter Mill and the Oakton side of 22181. It sells one of two ways. Updated, it goes at $1.2 million to $1.6 million to a buyer who will live in it, usually with an escalation clause. Original, it goes for the lot, half the time to a builder paying cash, and the new 5,000-square-foot house that replaces it closes at $2 million to $2.9 million. Above $3 million (18 sales) is Wolf Trap acreage and the biggest rebuilds.

Townhomes are a real market here, unlike Great Falls: 102 sold this year at a median of $811,557, from $590,000 (the lowest sale) to $1.23 million (the highest), clustered in 22181 (48 sales) and 22182 (34). They took 6 days to go under contract and 55% sold above asking.

By zip: 183 houses sold in 22180, the town itself; 89 in 22181, the Oakton side; 156 in 22182, Wolf Trap and the Tysons edge. At a median $542 per square foot for houses, Vienna sits between the county ($457 in September) and McLean ($625).

Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). Follow the money

In Vienna the cash goes to the cheapest houses.

In 2026, 99 of 428 single-family sales closed without a mortgage, and almost half of the houses under $1 million were bought for cash, mostly for the lot.

Share of single-family sales paid in cash, by price range, 2026

  4. $2M to $3M22%20 of 92
  5. Over $3M28%5 of 18

The opposite shape to Great Falls, where cash is in the estates. In Vienna it is the teardown trade: the original house on a good lot goes to a builder who does not need an appraisal. Here a sale at exactly a row's top price, like $2,000,000, counts in that row; the price chart above counts it in the next row up.

How 428 single-family purchases were paid for, 2026

428 sales: cash 99 · conventional 290 · VA 22 · other 17

Cash 23%Conventional loan 68%VA loan 5%Other 4%

Cash buyers paid less, not more: a median of $1,326,000 against $1,500,000 for financed buyers, because they are buying the house for its lot. They went under contract in a median 5 days against 6, and both groups paid the full asking price at the median. Cash was 22% of the dollars, $157 million of $708 million.

What that means if you need a loan: in the $1.2 million to $2 million range, four out of five of your competitors are financing too, so the loan is not what loses the house. The escalation clause is. In 2026, 195 Vienna houses sold above asking, and six in ten went under contract within a week. Ahmed's rule: a full pre-approval, an escalation cap you decided on before the open house, and an appraisal gap you can actually cover.

Townhomes: 20 of 102 sales were cash (20%), and those buyers spent $17.2 million of $85.9 million (20%). The cash median was $850,000 against $800,000 for financed townhomes. "Other" financing combines 17 sales with mixed, assumable, builder, negotiable and FHA terms; mixed cash-and-loan deals were counted as financed, so the true cash share is slightly higher.

The interesting facts

A busy market, and one where buying a townhome beats renting.

Four things in the 2026 numbers that are true of Vienna and not of McLean or Great Falls.

428Houses sold in Vienna, 2026: almost as many as McLean and Great Falls combined (474)
46%Of houses sold above asking; 6 in 10 went under contract within a week
189Townhomes rented, against 102 sold. A strong rental market that Great Falls does not have
5.6%Gross yield on a Vienna townhome, against 4.0% on a Vienna house

Volume. Vienna's three zips closed 530 houses and townhomes between January 1 and October 2, 2026, which is why there is always something to see on a Saturday and why prices here move on evidence, not on one sale.

Competition. A sold-to-list median of exactly 100% hides the split: almost half the houses went for more than asking, and the ones that did not were the original houses waiting for a builder. Price a renovated Vienna house at the number you want and let the escalations do the rest.

Townhomes. With a price-to-rent ratio of 17.8, a Vienna townhome is a home where buying beats renting on the monthly math for anyone who stays five years. It is also the rental play: 189 leases this year, 19 days to lease.

Rent or buy

For a townhome, buying in Vienna beats renting.

A single-family home rents for a median of $4,800 a month and sells for $1.453 million, a price-to-rent ratio of 25.2; a townhome rents for $3,800 and sells for $811,557, a ratio of 17.8, under the 20 where buying starts to win.1

Gross yield is before the mortgage, tax, insurance, HOA and upkeep. A Vienna house is bought for Madison, the lot and the Metro, not for income. A Vienna townhome is different: at 5.6% gross with 189 leases a year behind it, it is a property whose rental numbers work without squinting, and the one you can buy knowing the rent covers most of the payment if you move.

Own in Vienna already?
With new builds closing at $2.5 million two doors down, your lot is worth more than your assessment says. Ahmed runs a real comparative analysis against the 428 sales on this page, not a website estimate.

The houses

A real town, a quarter acre, and a builder waiting for your lot.

The incorporated Town of Vienna is 16,600 people on a grid of post-war lots around Maple Avenue, with its own council, police and tax; the Vienna mailing address spreads to Oakton, Wolf Trap and the edge of Tysons.

The original stock. Split-levels, ramblers and colonials from 1955 to 1975 on a quarter to half acre: the town grid between Maple and the W&OD trail, Windover Heights, Westwood, and the Hunter Mill and Oakton side of 22181. Most have had one renovation. These are the $1.2 million to $1.6 million houses, and the ones a builder pays $1 million cash for.

The new stock. Rebuilds of 4,500 to 6,000 square feet on the original lots, which is why Holt Street and Desale Street look new. These close at $2 million to $2.9 million. Above $3 million is Wolf Trap acreage and the largest rebuilds in 22182.

Townhomes. Clustered in 22181 along Nutley Street and Hunter Mill Road and in 22182 toward Tysons, from 1980s brick rows at $600,000 to new construction near Spring Hill at $1.23 million. Condos exist near Vienna Metro and in Tysons; they are not in these numbers.

What to inspect. Radon, which is routine here. 1960s electrical panels and galvanized pipe. Drainage, because the town grid has old storm sewers. On a townhome, the HOA's reserve study. On a teardown, the town's own setbacks and tree rules inside the town line, which differ from the county's; ask for the plat and a builder's quote before you bid on the lot.

Schools

Madison for the town, Oakton for the west, and a boundary that just moved.

Vienna addresses feed James Madison or Oakton High, ranked fifth and fourth of Fairfax County's 25 high schools on Niche's 2027 list, and 128 students moved from Marshall to Madison in fall 2026.3

A+

James Madison High School

Niche #5 in Fairfax County. Serves the incorporated town and most of 22180 and 22182, through Thoreau Middle.

A+

Oakton High School

Niche #4 in the county, US News #8 in Virginia. Serves 22181 and the Oakton side, through Thoreau and Jackson middle schools.

A

Marshall High School

The IB school. Still serves parts of 22182 toward Tysons after the 2026 change; a Vienna listing that says "Marshall" is not a mistake.

Masjid

McLean Islamic Center and ICNV

McLean Islamic Center is 10 minutes north; the Islamic Center of Northern Virginia in Fairfax 15 minutes south; Dar Al-Hijrah 20. Al Fatih Academy in Reston is the nearest full-time Islamic school.

Fairfax County's January 2026 boundary change moved 128 students from Marshall to Madison this fall, and Westbriar Elementary still splits between pyramids. A listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, which already shows 2026-27 assignments, and ask Ahmed to pull the assigned schools from the MLS record.

Vienna station is on the I-66 median at Nutley Street, two miles south of Maple Avenue, with about 5,000 parking spaces at $4.85 a day5, and it is the one station in the county where a seat at 7:45 is normal. Weekday fares are $2.25 plus 45 cents a mile after three miles, capped at $6.75, and trains run every 10 minutes under the 2027 budget. The W&OD trail is the bike commute to Tysons and Reston. The real test is to drive it on a Tuesday at 7:45. Ahmed will do that drive with you.

Daily life

Maple Avenue, Church Street, and the Persian grocer since 1986.

The town. Maple Avenue is the commercial strip; Church Street is the walkable old center with the Saturday farmers market, the town green, the Freeman Store and the W&OD trail crossing. ViVa! Vienna! fills it on Memorial Day weekend. Tysons Corner Center and the Mosaic District are each ten minutes.

Outdoors. The 45-mile W&OD rail trail runs through the middle of town. Wolf Trap, the only national park for the performing arts, and Meadowlark Botanical Gardens are at the north end. Nottoway Park and the town's own pools and fields are in walking distance of most of 22180.

Halal and Middle Eastern. Yas Bakery on Maple Avenue has been the Persian grocer since 1986 and Wooden Bakery next to it does the manaqish. Mashahweez, the Iraqi shawarma and grill, opened on Maple in August 2026. Shamshiry and Alborz are the Persian kabob houses, Seray the new Lebanese, Big Buns the halal burger. Halalco and Jenin Pastry are 15 minutes down Route 7.

Hospitals and airports. Inova Fairfax, Northern Virginia's only Level I trauma center, is 10 minutes; Reston Hospital 20. Dulles is 25 to 35 minutes on the Toll Road; Reagan National 30 to 40.

Taxes, and the town line.4
Inside the incorporated town (most of 22180) you pay the town's $0.19 on top of the county's $1.12 and about $0.034 in county fees, about $1.34 per $100: roughly $19,500 a year on a $1,453,000 house, and the town picks up the trash and runs its own police for it. A Vienna address in 22181 or 22182 outside the town line pays the county alone, about $1.15, and some commercial parcels at the Tysons edge of 22182 also pay $0.09 per $100 for the Dulles Rail tax district, which helps pay for the Silver Line; homes do not pay it. The car tax is $4.57 per $100 of each vehicle's value. The town line is the first thing Ahmed checks on any Vienna listing.

Best restaurants in Vienna, VA: Ahmed's list (2026)

Vienna's own tables.

Updated

The places in Vienna that make the top-five lists, with the one doing best at the top and halal marked. The full fifteen-minute list for every cuisine is on the McLean page.7

Rankings weigh current reviews across Google, Yelp and OpenTable, the 2026 Washingtonian and Northern Virginia Magazine lists, and whether the place is busy; the halal note comes from Zabihah or the restaurant's own menu. Checked October 2026. Istanbul Blue on Maple has closed. Know one that belongs here? Tell Ahmed.

Ahmed's take

What I tell people about Vienna.

Most buyers I meet in Vienna are choosing between here and McLean, and Vienna gives them A+ schools and a town center they can walk to for about $850,000 less at the median. When a renovated house comes up near Maple Avenue, expect escalation clauses, so we set your cap before the open house, not during it. On every Vienna listing, the first thing I check is the town line, because it changes the tax bill on the median house by close to $2,800 a year.

Questions

What people ask about Vienna.

How much does a house cost in Vienna, Virginia in 2026?

The median single-family home (3+ bedrooms, 2+ full baths) sold for $1,453,000 from January 1 to October 2, 2026, across 428 sales in Bright MLS, at $542 per square foot. The median townhouse sold for $811,557 across 102 sales. Houses ran from $725,000 to $4.5 million and townhomes from $590,000 to $1.23 million (lowest to highest sale).

What was the cheapest home sold in Vienna, Virginia in 2026?

Bright MLS closed sales from January 1 to October 2, 2026, single-family houses (3+ bedrooms, 2+ full baths) and townhouses only, no condos:

  • Cheapest single-family house: $725,000, the lowest of 428 single-family sales
  • Cheapest townhouse: $590,000, the lowest of 102 townhouse sales
  • Highest single-family house: $4,500,000, the highest of 428 single-family sales
  • Highest townhouse: $1,231,000, the highest of 102 townhouse sales

Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.

Is the median price what a home in Vienna will cost?

No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Vienna they sold from $725,000 to $4,500,000. Use the median to get a feel for the market, then look at homes on both sides of it.

How competitive is the Vienna housing market?

Very competitive. In 2026, 45.6% of single-family homes and 54.9% of townhomes sold above the asking price, about six in ten went under contract within a week, and the median house took 6 days. Vienna is also a big market: 428 houses, almost as many as McLean and Great Falls combined.

What percentage of Vienna home buyers pay cash?

About 23%: 99 of 428 single-family sales and 20 of 102 townhouse sales in 2026 closed without a mortgage. The cash is at the bottom of the market: 46% of houses under $1 million sold for cash, mostly older homes bought for the lot, against 16 to 22% between $1.5 and $3 million. Cash buyers paid less, a median of $1,326,000 against $1,500,000 for financed buyers.

What is rent in Vienna, Virginia?

In 2026 the median single-family rental (3+ bedrooms) leased for $4,800 a month across 148 closed leases in Bright MLS, and the median townhome for $3,800 across 189 leases. House rents ran from $2,750 to $12,000 and townhome rents from $1,850 to $6,300 (lowest to highest lease), and both took about 18 days to lease.

Is it better to rent or buy in Vienna?

For a townhome, buying is close to making sense: the price-to-rent ratio is 17.8, under the line of 20, with a 5.6% gross rental yield. For a single-family home the ratio is 25.2 and the yield 4.0%, so renting is cheaper month to month and people buy for the schools, the lot and the Metro.

Which high schools serve Vienna?

James Madison High School (Niche A+, fifth in Fairfax County for 2027) serves the incorporated town and most of 22180 and 22182. Oakton High School (A+, fourth in the county) serves 22181, and parts of 22182 near Tysons feed Marshall (A, with the IB program). In fall 2026, 128 students moved from Marshall to Madison under the county boundary change, so check any address at the FCPS Boundary Locator.

How long is the commute from Vienna to Washington, DC?

About 29 minutes on the Orange Line from Vienna station to Metro Center, and because Vienna is the end of the line you almost always get a seat; parking is about $4.85 a day. By car it is 35 to 60 minutes on I-66 at 8 am. Tysons is 15 to 25 minutes up Route 123 and the Pentagon 30 to 50.

What is the property tax in Vienna, Virginia?

It depends which side of the town line you are on. Inside the incorporated Town of Vienna (most of 22180) you pay the town's $0.19 on top of Fairfax County's $1.12 and about $0.034 in county fees, about $1.34 per $100, roughly $19,500 a year on a $1,453,000 house. A Vienna address in 22181 or 22182 outside the town pays the county rate only, about $1.15, and some commercial parcels at the Tysons edge also pay $0.09 per $100 for the Dulles Rail tax district, which helps pay for the Silver Line; homes do not pay it.
