Quick answer
The median single-family home in Broadlands sold for $1,127,180 in 2026 and went under contract in four days, and six in ten sold above the asking price.
Broadlands is a planned community in eastern Loudoun County, next to Ashburn and Brambleton. It shares zip 20148 with both, but it has its own postal city in Bright MLS, so a listing can say Broadlands, VA. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which schools it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.
You reach me, not a call center. Calls and texts go to my own phone, and I never sell your name to other agents.
Six numbers that describe Broadlands.
★ Closed sales, January 1 to October 2, 20261
Broadlands is an unincorporated community. Bright MLS counts a sale here only when the listing's postal city is Broadlands; homes listed under Ashburn or Brambleton are counted on those pages. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Source: Bright MLS, closed sales January 1 to October 2, 2026, Postal City = Broadlands, County = Loudoun, pulled by Ahmed Makkiyah on October 2, 2026.
Why people choose Broadlands
Close to Ashburn's data centers, with townhouses and houses.
Ashburn's data centers and the Dulles corridor close by; a VA loan on 7 of the 46 house sales; a house as the next step from a townhouse in the same community; and the shops of Beaumeade Circle.
Buyers choose Broadlands over Brambleton for about $78,000 less at the median house and $120,000 less for a townhouse, and over Ashburn for about $60,000 less, with the Nature Center and the stream valley trails close by. What they give up is choice: 46 houses sold in Broadlands in 2026, against 255 in Ashburn, so the right house may not come up in the month you want it. If you are torn between the three, decide on the high school and the commute first; the price follows.
Prices
$1,127,180 for the median house and $720,000 for the median townhouse, less than Brambleton next door.
The median Broadlands house cost $77,758 less than in Brambleton ($1,204,938) and $59,520 less than in Ashburn ($1,186,700), and the median townhouse $120,000 less than in Brambleton ($840,000).
Houses. 46 houses sold, from $780,000 (the lowest sale) to $2,940,511 (the highest), at a median of $1,127,180 and $368 a square foot. The median sale price was 101.7% of the asking price (the sold-to-list ratio), and the average house sold for 2.1% over list. 28 of 46 sold above asking and 74% went under contract within a week, more than Ashburn (48% over asking, 62% within a week) or Brambleton (29% and 44%).
Townhouses. 37 townhouses sold, from $540,000 (the lowest sale) to $935,000 (the highest), at a median of $720,000 and $300 a square foot. More than half, 20 of 37, sold above asking, and the median took five days. Bright MLS shows 50 Broadlands townhouse closings before the condominium filters; the 13 that are condo-owned or in a condo association are not counted here.
Against Loudoun County. On the county chart, Broadlands sits just below Leesburg and South Riding ($1,140,000 each) and far above Sterling ($780,000). Aldie ($1,348,862), Brambleton and Ashburn cost more.
Median single-family sale price, Loudoun County, 20262
Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

The top sale, $2,940,511, was a large new-construction home, and it lifts the house average to $1,198,110; the median is the better number. No sale closed above 112% or below 88% of its asking price, so no bidding war or forced sale skews these numbers.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
Only 1 of the 46 house buyers paid cash in Broadlands in 2026.
The only cash buyer of a Broadlands house paid $1,299,000, 2.4% of the $55.1 million spent on houses. Two of 37 townhouse buyers paid cash, at $910,000 and $865,000.
Share of sales paid in cash, Broadlands against its neighbors, 2026
Broadlands houses 2% (1 of 46); Broadlands townhouses 5% (2 of 37); Brambleton houses 5% (3 of 62); Ashburn houses 17% (43 of 255).
Cash is rare across eastern Loudoun: 4.8% of Brambleton houses and 5.5% in Aldie. Ashburn, next door, is the exception, with one house buyer in six paying cash, and Leesburg and Sterling sit at 13.2%.
How 46 Broadlands house purchases were paid for, 2026
46 sales: conventional 38 · VA 7 · cash 1
One house buyer in seven used a VA loan, 7 of 46, and 6 of 37 townhouse buyers did too. The other 38 house buyers used a conventional loan.
What that means if you need a loan: you are competing with other financed buyers, not with cash, but the median house went under contract in four days and six in ten sold over asking. The offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan (how much extra cash you will put in if the appraisal comes in below your offer) that you decided before the open house.
Townhouses: 28 conventional, 6 VA, 2 cash and 1 FHA of 37. Mixed cash-and-loan deals were counted as financed.
The interesting facts
Fast sales, almost no cash, and $120,000 less than a Brambleton townhouse.
Four things in the 2026 numbers that set Broadlands apart.
Financed buyers set the price. With one cash buyer among 46 house sales, Broadlands is a mortgage market. In Ashburn, next door, 43 of 255 house buyers paid cash. Here a seller is choosing among financed offers, so the strength of the pre-approval and the appraisal plan decide who wins.
Fast, but measured. The median house sold for 101.7% of its list price and the average for 102.1%, and no sale closed above 112%. Most houses drew more than the asking price, but the typical premium was about 2%, not a runaway.
Renting a townhome? More townhomes were rented than sold: 57 leases at a median of $3,350, against 37 sales. Only 10 houses were rented in 2026, so a house to rent in Broadlands is hard to find.
Rent or buy
A Broadlands townhouse sells for 17.9 years of rent, a house for 21.7.
A Broadlands house rents for a median of $4,325 a month and sells for $1,127,180, a price-to-rent ratio of 21.7; a townhome rents for $3,350 and sells for $720,000, a ratio of 17.9.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 10 | 57 |
| Median monthly rent | $4,325 | $3,350 |
| Average monthly rent | $4,285 | $3,357 |
| Gross rental yield | 4.6% | 5.6% |
| Rent range, lowest to highest lease | $3,650 to $4,700 | $2,800 to $4,250 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a house in Broadlands is fair value for anyone who may move within a few years; a townhouse, at about 18 times its yearly rent, is where buying beats renting sooner. Both ratios are a little below Ashburn's, 22.0 for a house and 18.7 for a townhouse. With only 10 house leases, the median house rent is less reliable than the townhome rent.

The houses
About 3,900 homes on 1,500 acres, planned around a stream valley.
Broadlands was started by Van Metre Homes in the mid-1990s as a 1,500-acre planned community, with houses, townhomes and condos laid out around Stream Valley Park.
The community. About 3,900 homes: 1,916 single-family houses, 1,225 townhomes and 742 condos. The Broadlands Association, formed in 1995, runs the common areas, and homeowners have controlled it since 2009. About 14,000 people lived in the Broadlands census area in 2020.
Houses and townhomes. Most homes were built after the community began in the mid-1990s. The median house sold for $368 a square foot, almost the same as Brambleton ($365) and less than Ashburn ($385); the median townhouse sold for $300 a square foot.
The Villages at Broadlands. A 55-and-over community within Broadlands. Its condominium homes are not in the numbers on this page.
New construction. The top 2026 sale, $2,940,511, was a large new-construction home. If you are buying new, ask for the builder's base price, what is included, and the warranty.
What to check. The postal city and the school assignment, not only the zip, since 20148 also covers Ashburn and Brambleton; the HOA resale package with dues and any special assessment; and on a house from the late 1990s, the age of the roof, windows and HVAC.
Schools
Briar Woods High, #16 in Virginia on US News, serves Broadlands.
Broadlands is Loudoun County Public Schools. The community has three elementary schools and a middle school of its own, and its high school students go to Briar Woods.3

Academies of Loudoun
LCPS's magnet high school programs in science, engineering and technical fields. Students from across the county apply; it is not tied to an address.
ADAMS Ashburn
The ADAMS Center's Ashburn branch on Beaumeade Circle, with a second Friday prayer site on Ashburn Village Boulevard.
South Riding and Sterling
Madani Masjid on Loudoun County Parkway in South Riding, and the main ADAMS Center on Sugarland Road in Sterling.
Mahi Bazaar and Super Halal
Two halal markets on Beaumeade Circle in Ashburn. Mahi Bazaar is a 4,000-square-foot store that cuts meat to order.
More Ind-Pak Groceries
On Yukon Drive in Ashburn: halal meat, including goat, with desi groceries and cooked food.
Loudoun keeps adding schools as the eastern part of the county grows, and boundaries move with them, so the school named on a listing may not be the one assigned today. Check any address at the LCPS school locator, and ask Ahmed to confirm it before you offer.
Commute
The Silver Line's Ashburn station a short drive away, and Dulles Airport in 15 to 20 minutes.
Ashburn station, the last stop on the Silver Line, opened in November 2022 with about 3,000 parking spaces in two garages, and it is a short drive from Broadlands. By car, the Dulles Greenway and the Dulles Toll Road run east to Reston, Tysons and I-66.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 55 to 90 min | Dulles Greenway and Toll Road to I-66, or the Silver Line from Ashburn |
| Pentagon | 50 to 80 min | Toll roads to I-66 east, then Route 110 |
| Tysons | 30 to 45 min | Dulles Greenway and Toll Road |
| Reston Town Center | 20 to 30 min | Dulles Greenway and Toll Road |
| Dulles Airport | 15 to 20 min | Loudoun County Parkway or the Greenway |
The Dulles Greenway is a private toll road and costs more at rush hour, so many drivers weigh it against Route 7 or the Loudoun County Parkway. Loudoun County Transit buses connect local stops and park-and-ride lots to Ashburn station; the old Broadlands Route 772 park-and-ride lot closed when the Silver Line buses started.5 The train to downtown DC is a long ride, but it skips the tolls and the parking. Ahmed will do the 7:45 drive with you before you offer.
Daily life
A 5,000-square-foot nature center and 150 acres of wooded trails.
Outdoors. Broadlands was built around Stream Valley Park, with about 150 acres of wooded trails, wetlands and wildlife preserve, and the National Wildlife Federation has certified it as a Community Wildlife Habitat. The Broadlands Nature Center, a lodge-style building of 5,000 square feet, has naturalists on staff, live animals, programs and summer camps.
Food and groceries. The shopping center on Truro Parish Drive has Spice Circle, which serves only halal meat, and Ashburn Kabob, where you should ask about halal. For halal meat and desi and Middle Eastern groceries, Beaumeade Circle in Ashburn has Mahi Bazaar and Super Halal Market, and Yukon Drive has More Ind-Pak.
Taxes.4 Broadlands is unincorporated Loudoun County, so there is no town tax. The 2026 rate is $0.805 per $100 of assessed value, roughly $9,100 a year on a $1,127,180 house or $5,800 on a $720,000 townhouse, before HOA dues. At Fairfax County's 2026 county-wide rate of about $1.15 per $100 of assessed value (the $1.12 base rate plus its stormwater and forest-pest levies), the same house would pay about $13,000.
Car tax. Loudoun's FY2027 budget cut the vehicle tax by 6 cents, to $3.09 per $100 of value for 2026, and plans $2.94 for 2027.

Is the median price what a home in Broadlands will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Broadlands they sold from $780,000 to $2,940,511. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Broadlands housing market?
Very competitive for houses: in 2026, 61% of single-family homes (28 of 46) sold above the asking price, 74% went under contract within a week, and the median house took 4 days. The average house sold for 102.1% of its list price. Townhouses were close behind: 54% sold over asking and the median took 5 days.
Do Broadlands buyers pay cash or use VA loans?
Almost nobody pays cash. In 2026, 1 of 46 house buyers paid cash (2.2%), 38 used a conventional loan and 7 a VA loan. Among townhouses, 2 of 37 paid cash, 6 used a VA loan and 1 an FHA loan. In Ashburn, next door, 16.9% of house buyers paid cash.

Is it better to rent or buy in Broadlands?
A median house sells for 21.7 times its yearly rent and a townhouse for 17.9 times, gross yields of 4.6% and 5.6%. The lower the ratio, the sooner owning beats renting, so buying a townhouse beats renting sooner, while renting a house is fair value for anyone who may move within a few years. Both ratios are a little below Ashburn's, 22.0 and 18.7.
Which schools serve Broadlands?
Broadlands is Loudoun County Public Schools. High school students go to Briar Woods High (US News #16 in Virginia). Eagle Ridge Middle and the Hillside, Mill Run and Waxpool elementary schools are in the community. The Silver Line's Ashburn station, which has about 3,000 parking spaces, is a short drive away. These drive times are estimates.
