Quick answer
The median single-family home with a Haymarket address sold for $992,500 in 2026 and went under contract in ten days, and one house in three sold above the asking price.
A "Haymarket, VA" address covers two things: the Town of Haymarket, an incorporated town of about half a square mile with its own council and its own real estate tax, and the much larger Haymarket-address part of unincorporated Prince William County around it, including Dominion Valley. This page covers both: what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.
You reach me, not a call center. Calls and texts go to my own phone, and I never sell your name to other agents.

★ Closed sales, January 1 to October 2, 20261
The figures combine the Town of Haymarket and the Haymarket-address parts of Prince William County; Bright MLS does not split them. All sales were in zip 20169. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are left out of both (homes owned as condominium units, including some townhouse-style condos). Why people choose Haymarket
More house, VA financing, a 55+ community and new townhouses.
A bigger, newer house than Fairfax County offers for the money; a VA loan on 32 of the 208 house sales; the 55-and-over community of Regency at Dominion Valley; new townhouses, where 27 of the 36 cash townhouse purchases happened; and Gainesville and Manassas within reach.
Buyers choose Haymarket over Chantilly's Fairfax side (a $923,650 median) for about 3,150 square feet above ground at $326 a foot instead of $424, and over Gainesville ($850,000) for Dominion Valley and the old town, and they give up time on I-66. If you are torn, decide on the commute and the high school first, then check the town line; the price follows.
Prices
Median prices in 2026: $992,500 for a Haymarket house and $750,000 for a townhouse.
The median Haymarket house is about 3,150 square feet above ground and sold at $326 a foot. It cost more than the median house in Gainesville ($850,000) or Bristow ($825,000) and less than the median in Clifton ($1,100,000) or Aldie ($1,348,862).
Houses. 208 sold, from $499,000 (the lowest sale) to $2,620,500 (the highest), at a median of $992,500 and an average of $1,058,841. This is a calmer market than its neighbors: one house in three sold above asking, against 37% in Gainesville and 54% in Bristow, and 44% went under contract within a week. The middle house sold for exactly its asking price (a median of 100% of list).
Townhouses. 163 sold at a median of $750,000, and half of them, 82, were new builder sales that show one day or less on the market. The new ones had a median price of $786,128; the 81 resales sold for a median of $689,000, at 100% of list, in 18 days.
Town or county. The numbers mix homes inside the Town of Haymarket with Haymarket-address homes in the county; Bright MLS does not split them. The price does not change at the town line, but the tax does: town owners pay a town real estate tax on top of the county's.
Median single-family sale price, western Prince William and neighbors, 20262
Aldie in Loudoun County $1,348,862; Clifton in Fairfax County $1,100,000; Nokesville $1,006,250; Haymarket $992,500; Chantilly in Fairfax County $923,650; Centreville in Fairfax County $904,500; Gainesville $850,000; Bristow $825,000; Manassas addresses in Prince William County $749,900; Dumfries $675,000; Triangle $662,500; City of Manassas Park (independent city) $634,900; City of Manassas (independent city) $625,000; Woodbridge $610,000.
Bright MLS closed sales, January 1 to October 2, 2026, filtered to detached houses with 3+ bedrooms and 2+ full baths, condos left out (homes owned as condominium units, including some townhouse-style condos). Nokesville, Haymarket, Gainesville, Bristow, Manassas (county part), Dumfries, Triangle and Woodbridge are Prince William County postal cities. The Cities of Manassas and Manassas Park are independent cities with their own governments and schools. Aldie, Clifton, Chantilly and Centreville are neighbors across the county lines. Occoquan and Dale City have too few house sales under their own names to chart; nearly all Dale City homes use Woodbridge addresses.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026. A gray bar means fewer than 10 townhouses sold, too few to give a median.

The townhouse column is shaped by builder sales. Of the 82 new townhouses that show one day or less on the market, 46 sold more than 15% above the base list price, a median of 118% of list, because buyers added options and upgrades; they are not bidding wars. They lift the average townhouse sale to 108.4% of the asking price and explain most of the sales over asking. One single-family house sat 425 days before it sold.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

What can you afford in Haymarket? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town tax on top of the county's, and most of the planned communities pay an HOA; the calculator adds them for you.
Follow the money
One townhouse buyer in five paid cash, most of them for a new build.
In 2026, 36 of 163 Haymarket townhouse buyers paid cash, 22.8% of the townhouse dollars, and 27 of those 36 bought new construction. Among houses, 28 of 208 buyers paid cash, 14.4% of the dollars.
Share of houses bought with cash, by price range, 2026
Under $804K 8% (4 of 52); $804K to $995K 15% (8 of 52); $995K to $1.25M 12% (6 of 52); $1.25M and up 19% (10 of 52).
Each range holds a quarter of the 208 house sales. Cash rises with price: 10 of the 52 houses above $1.25 million sold for cash, and the median cash house was $1,080,000 against $987,000 financed. House cash share, 13.5%, sits between Bristow (5.4%) and Gainesville (15.1%).
How 208 Haymarket house purchases were paid for, 2026
208 sales: conventional 139 · VA 32 · cash 28 · FHA and other 9
About 15% of house buyers used a VA loan (the home loan for veterans and service members), 32 of 208, and 22 of 163 townhouse buyers did too. Six houses sold with FHA loans (government-backed loans with a low down payment), one on an assumable loan (the buyer takes over the seller's mortgage) and two with mixed financing.
What that means if you need a loan: on a resale house you are mostly competing with other financed buyers, and with a 10-day median and only one in three over asking there is room to negotiate on price, credits and the inspection. On a builder's new townhouse you are buying from a price sheet, and the cash buyers there are not bidding against you. Get a full pre-approval and know what the upgrades will add before you sign.
Townhouses: 96 conventional, 36 cash, 22 VA, 4 FHA, 2 other, 1 builder terms, 1 adjustable-rate loan and 1 cash plus conventional of 163. Mixed cash-and-loan deals were counted as financed.
The interesting facts
Half the townhouses sold in Haymarket in 2026 were brand new.
Four things in the 2026 numbers that set Haymarket apart.
Read the townhouse numbers carefully. A one-day median and two in three over asking look like a bidding war, but they come from builders closing new homes with upgrades added to the base price. The resale townhouse market is ordinary: 100% of list and 18 days at the median.
Check the town line. The Town of Haymarket had 1,545 people in the 2020 census and covers 0.58 square miles; zip 20169 covers about 32 square miles. Dominion Valley, Piedmont and most other Haymarket addresses are unincorporated Prince William County and pay no town tax. The town publishes its list of streets inside the limits, and the tax record tells you which side you are on.
Time to think. The median house took 10 days to go under contract and only 44% sold within a week, slower than Gainesville or Bristow, where 56% did. A buyer who sees a house on Saturday can usually sleep on it.
Rent or buy
A Haymarket house sells for 20.7 years of rent, a townhouse for 19.8.
A Haymarket house rents for a median of $4,000 a month and sells for a median of $992,500, a price-to-rent ratio of 20.7; a townhome rents for $3,150 and sells for $750,000, a ratio of 19.8.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 36 | 55 |
| Median monthly rent | $4,000 | $3,150 |
| Average monthly rent | $4,147 | $3,172 |
| Gross rental yield | 4.8% | 5.0% |
| Rent range, lowest to highest lease | $2,495 to $7,000 | $2,200 to $4,000 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. The higher the ratio, the cheaper renting is for what the home costs. A Haymarket house at 20.7 is a better deal to rent than a house in Gainesville (18.2) or Bristow (17.9), so renting first is reasonable for anyone who may move within a few years; buying pays off if you plan to stay.
Own in Haymarket already? Builder townhouses and resales sell at different prices here, and so do homes inside and outside the town. Ahmed runs a real comparative analysis against the 371 sales on this page, not a website estimate.
The houses
Dominion Valley, Piedmont and the old town on Washington Street.
Most Haymarket homes are in planned communities in the county; the historic town is a small grid of streets along Route 55.
Dominion Valley Country Club. A Toll Brothers golf community planned for about 3,000 houses and townhouses, outside the town limits. Inside it, Regency at Dominion Valley is a gated community for buyers 55 and over, with 533 single-family homes, 199 attached homes and 226 condominiums.
Piedmont and the Villages of Piedmont. Planned neighborhoods with Haymarket addresses; the Villages of Piedmont lie southwest of the town. Both are outside the town limits, so they pay county tax only.
The Town of Haymarket. The old town sits on Washington Street (Route 55) between Route 15 and Route 29, with red-brick sidewalks and the Haymarket Museum in the old town hall and school. Greenhill Crossing straddles the town line: part of Greenhill Crossing Drive is inside the town, and the rest of the community is in the county.
New construction. Half the 2026 townhouse sales were builder closings, at a median of $786,128. Ask for the base price, the cost of each option you want, what is included, and the warranty, and compare it with the $689,000 resale median.
What to check. Whether the tax record says Town of Haymarket; the HOA resale package with dues and any golf or club fees; whether a 55+ community's age rules fit your plans; and how far the house is from the I-66 ramp at the hour you would leave.

Taxes, most Haymarket addresses.4 Unincorporated Prince William County, including Dominion Valley and Piedmont: $0.865 per $100 of assessed value for 2026, down from $0.906 in 2025, plus the countywide fire and rescue levy of $0.070, about $0.935 in all. That is about $9,280 a year on a $992,500 house (the median price times the rate), before HOA dues. The county's car tax is $3.50 per $100.
Taxes, inside the Town of Haymarket. Add the town's $0.098 per $100, about $970 a year on the same house, for roughly $10,250 in all. Only the streets inside the town limits pay it.

How much does a house cost in Haymarket, Virginia in 2026?

The median townhouse sold for $750,000 across 163 sales. That is more than the median house in Gainesville ($850,000) or Bristow ($825,000) and less than in Clifton ($1,100,000) or Aldie ($1,348,862). Condo-owned homes are not included.

Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.
Is the median price what a home in Haymarket will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Haymarket they sold from $499,000 to $2,620,500. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Haymarket housing market?
Slower for houses than Gainesville or Bristow: in 2026, 33% of single-family homes sold above the asking price, 44% went under contract within a week, and the median house took 10 days. Townhouse numbers look hotter, 66% over asking and a 1-day median, but half were builder sales where buyers paid for upgrades; the 81 resale townhouses sold at 100% of list in a median of 18 days.
Do Haymarket buyers pay cash or use VA loans?
In 2026, 28 of 208 house buyers paid cash (13.5%), 139 used a conventional loan and 32 a VA loan. Cash rose with price: 10 of the 52 houses above $1.25 million sold for cash. Among townhouses, 36 of 163 buyers paid cash (22.1%), and 27 of those 36 bought new construction.
What is rent in Haymarket, Virginia?
In 2026 the median single-family house leased for $4,000 a month across 36 leases, and the median townhome for $3,150 across 55 leases. Townhome leases ranged from $2,200 to $4,000 a month (lowest to highest lease), and house leases went up to $7,000.
Is it better to rent or buy in Haymarket?
A median house sells for 20.7 times its yearly rent and a townhouse for 19.8 times, gross yields of 4.8% and 5.0%. The house ratio is higher than Gainesville's 18.2 or Bristow's 17.9, so renting first is relatively good value in Haymarket; buying makes more sense for anyone who plans to stay several years.
Which high schools serve Haymarket?
Haymarket is in Prince William County Public Schools. Battlefield High in Haymarket (Niche A, #3 in Prince William County; US News #40 in Virginia) serves much of the area, and Gainesville High (Niche A; US News #34 in Virginia), opened in 2021, took some Haymarket-area students from Battlefield. Check any address with the PWCS school locator before you offer.
How long is the commute from Haymarket to DC?
At 8 am on a weekday, downtown DC is about 60 to 100 minutes by car on I-66, the Pentagon 55 to 90, Tysons 45 to 75 and Dulles Airport 35 to 50. The 66 Express Lanes begin at University Boulevard in Gainesville, OmniRide express buses leave from the Haymarket commuter lot at I-66 and Route 15, and the VRE Manassas Line starts at Broad Run station in Bristow. These drive times are estimates.
What is the property tax in Haymarket, Virginia?
It depends on the town line. Most Haymarket addresses, including Dominion Valley and Piedmont, are in unincorporated Prince William County: $0.865 per $100 of assessed value for 2026 plus the $0.070 fire and rescue levy, about $9,280 a year on a $992,500 house (the median price times the rate). Inside the small Town of Haymarket add the town's $0.098 per $100, about $970 more, roughly $10,250 in all. HOA dues are extra.

Start with what homes here really sold for, then the tax and the monthly payment.

A median is the middle sale, not the price of your home. The lot, the condition and the street can put yours well above or below it.
