Quick answer
The median single-family home with a Purcellville address sold for $920,000 in 2026, or $352 a square foot, after a median six days on the market, and one house buyer in five paid cash.
Purcellville is an incorporated town in western Loudoun County with its own real estate tax. A "Purcellville, VA" address (zip 20132) covers more than the town: it reaches into the farms and countryside around it, where only the county tax applies. This page covers the whole Purcellville mailing area: what a house or townhouse costs, how buyers pay, what it rents for, which schools serve it, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales, pulled on October 4, 2026, not from a listing site's estimate.

Why people choose Purcellville
A small town, lower-priced townhouses, and cash on 24 of 122 sales.
A small-town Main Street and room around the house; townhouses at a median $584,000, against $700,000 in Leesburg; cash on 24 of the 122 house sales; and acreage and estates past the town line, up to $3,250,000.
Buyers choose Purcellville over Leesburg for about $220,000 less at the median and a quieter town, and accept 15 to 25 minutes more each way on the drive east. They choose it over Round Hill or Lovettsville, though it costs $70,000 more at the median ($920,000 against $850,000), for the shops, restaurants and townhouses in town. Inside the town they pay the town tax and get town services; outside it, they pay only the county. If you are torn, decide on the commute and the high school first; the price follows.
Prices
$920,000 for the median Purcellville house in 2026, and $584,000 for the median townhouse.
The median Purcellville house cost $220,000 less than in Leesburg ($1,140,000) and $70,000 more than in Round Hill or Lovettsville ($850,000). Per square foot the gap with Leesburg is smaller: $352 against $373.
Houses. 122 houses sold, from $425,001 (the lowest sale) to $3,250,000 (the highest), and 52 of them (43%) sold for $1 million or more. The median house had about 2,800 square feet above ground on 0.8 acres. 35% sold above asking, a smaller share than in Leesburg (45.5%) or Sterling (53.2%), and 54% went under contract within a week. The median house spent six days on the market, about the same as Round Hill (5) and far less than Lovettsville (16.5).
Townhouses. 30 sold at a median of $584,000, from $378,000 (the lowest sale) to $705,050 (the highest), or $273 a square foot. Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

One house went for $1,372,236 in cash against a $1,195,000 asking price, 115% of list, likely after a bidding war; another, listed at $1,595,000, closed at $1,400,000 (88%) after 263 days on the market. 13 houses spent 0 or 1 days on the market, likely new construction or homes sold before they reached the open market. In all, 128 detached houses and 30 townhouses closed with a Purcellville address in 2026; the 6 houses that fell outside the bedroom, bath or condominium filters are left out of the house numbers.

Follow the money
24 of 122 Purcellville house buyers paid cash, and 10 of them bought at $1.41 million or more.
In 2026, cash buyers spent $31.0 million of the $138.4 million paid for Purcellville houses, 22.4% of the dollars. Their median house was $1,237,500 against $907,500 financed. The cash share of houses, 19.7%, is larger than in Leesburg (13.2%), Ashburn (16.9%), Round Hill (12.9%), Lovettsville (11.8%) or Hamilton (10.4%).
Share of house sales paid in cash, by price, 2026
Under $800,000 13% (4 of 30); $800,000 to $920,000 14% (4 of 29); $920,000 to $1.41 million 19% (6 of 32); $1.41 million and up 32% (10 of 31).
The cash share more than doubles from the bottom price quarter of houses to the top one, where nearly one buyer in three paid cash. 2 of the 4 houses that sold for $2.5 million or more were cash purchases, on estates of 15 to 24 acres. In eastern Loudoun far fewer house buyers pay cash: 4.8% in Brambleton and 2.2% in Broadlands.
How 122 Purcellville house purchases were paid for, 2026
122 house sales: conventional 81 · cash 24 · VA 13 · FHA and other 4
About one house buyer in ten used a VA loan, 13 of 122, close to Leesburg's share (45 of 433). The less common loan types were 3 FHA and 1 that combined FHA and VA financing.
What that means if you need a loan: in the lower half of the market, up to about $920,000, about one competing buyer in seven pays cash, 8 of 59 sales. At $1.41 million and up nearly one in three does, so a financed offer there needs a full pre-approval, a short inspection window and an appraisal-gap plan (how much extra cash you will put in if the appraisal comes in below your offer) that you decided before the showing. On a country lot, build in time for the well and septic inspections and tell the seller up front.
Townhouses: 5 of 30 buyers also paid cash, 16.7%, and 13 of 30 townhouses sold above asking.
The interesting facts
30 townhouses sold in Purcellville, against 12 in Round Hill, Lovettsville and Hamilton combined.
Four things in the 2026 numbers that set Purcellville apart.
Check the town line, not the zip. The Town of Purcellville adds its own real estate tax, but the Purcellville mailing address reaches well beyond the town into the countryside, where only the county tax applies. Hillsboro shares the 20132 zip but is counted on its own (18 house sales in 2026, counted with no bedroom or bath filter). The tax record, not the zip, tells you which side a house is on.
A real townhouse market. Western Loudoun is mostly houses: Round Hill had 7 townhouse sales in 2026, Lovettsville 3 and Hamilton 2. Purcellville had 30, at a median of $584,000 and $273 a square foot, and 31 townhome leases at $3,350, so a townhouse is a real way to start out here.
A million-dollar market, bid with care. 52 of the 122 houses sold for $1 million or more, against 34 of 93 in Round Hill, 20 of 68 in Lovettsville and 27 of 48 in Hamilton. Buyers bid, but not wildly: on average houses sold at 100.0% of the asking price, and 35% went over asking, against 45.5% in Leesburg. Ask Ahmed for street-level comparable sales before you price an offer.
Rent or buy
A Purcellville house sells for 19.0 times its yearly rent, a townhouse for 14.5.
A Purcellville house rents for a median of $4,025 a month and sells for $920,000, a price-to-rent ratio of 19.0; a townhome rents for $3,350 and sells for $584,000, a ratio of 14.5.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 14 | 31 |
| Median monthly rent | $4,025 | $3,350 |
| Price-to-rent ratio | 19.0 | 14.5 |
| Gross rental yield | 5.3% | 6.9% |
| Rent range, lowest to highest lease | $2,600 to $5,000 | $1,900 to $4,000 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio near 20 is close to the line where renting and buying cost about the same over a few years, and buying a Purcellville house is better value against rent than in Leesburg (22.4). But 14 house leases is a small sample, from $2,600 to $5,000 a month, and one or two leases can move that median. A townhouse at 14.5 is a clearer case for buying if you plan to stay; Leesburg townhouses sell for 17.9 times their rent. Townhome leases ran from $1,900 to $4,000 a month.

Main Street and the town center. Older houses sit on the streets off Main Street and 21st Street, a walk from the restaurants and the trail. On an older house, ask the age of the roof, windows and systems.
Hirst Farm. Built mainly from 2000 to 2009: center-hall colonials, many with four to six bedrooms, on lots of about a quarter to half an acre.
Mayfair. Houses built from 2016 to 2019, with walking trails, a tot lot, a picnic pavilion and a sport court.
Townhouses. 30 sold in 2026, from $378,000 (the lowest sale) to $705,050 (the highest), at a median of $584,000, close to Sterling's $592,500.
The countryside. Past the town line, a Purcellville address can mean a farmhouse, acreage or an estate; the top house sale in 2026 was $3,250,000. Ask whether the house is on a private well and septic system, and have both inspected.
What to check. Whether the address is inside the town on the tax record; the HOA resale package with dues and any special assessment; the well and septic on a country lot; and the drive at 7:30 am.
