Quick answer
The median single-family home in the City of Manassas Park sold for $634,900 in 2026, and almost half sold above the asking price. The median townhouse sold for $490,000. Only 38 houses and 22 townhouses sold, so read every figure on this page as a small sample.
Manassas Park is an independent city, not part of Prince William County. It became a city in 1975 and is Virginia's newest; it has its own city government, its own real estate tax rate and its own school division, and it sits next to the City of Manassas. A "Manassas" or "Manassas Park" address in zip 20111 can be in the city or in Prince William County, so check the tax record, not the listing. For the neighbors, see the City of Manassas page and the Manassas (Prince William County) page. This page is about homes sold inside the Manassas Park city line: what a house or townhouse costs, how buyers pay, what it rents for, which schools it feeds, the tax and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

★ Closed sales, January 1 to October 2, 20261
All sales were in zip 20111. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are left out of both (homes owned as condominium units, including some townhouse-style condos). With 38 house sales, one or two sales can move a median by thousands of dollars. Why people choose the City of Manassas Park
Lower prices, a VRE station and townhomes that rent.
An FHA loan on 9 of the 38 house sales; the VRE from Manassas Park station to Crystal City or Union Station; a 6.9% townhome yield, with cash on 4 of 22 townhouse sales; and the shops on Route 28.
Buyers choose Manassas Park over the county side of Manassas for $115,000 less at the median house ($634,900 against $749,900), and over Centreville for $269,600 less. They pay for it in tax: the city's rate is about $0.44 per $100 higher than the county's, roughly $2,790 a year on the median house. If you are torn between Manassas Park, the City of Manassas and the county, put the tax bill and the commute into the monthly payment first; the price follows.
Prices
Median house price $634,900 in Manassas Park, $115,000 less than the county side of Manassas.
The median Manassas Park house sold for $634,900, close to the City of Manassas next door ($625,000) and well under the Prince William County part of Manassas ($749,900) or Bristow ($825,000). The median townhouse sold for $490,000.
Houses. 38 sold, from $449,500 (the lowest sale) to $790,000 (the highest). The median house has four bedrooms and 1,880 square feet above ground, a little smaller than the median City of Manassas house (1,998), at a median $325 a square foot against $316 there. Eighteen of 38 sold above asking, and 42% went under contract within a week.
Townhouses. 22 sold at a median of $490,000, from $305,000 (the lowest sale) to $590,000 (the highest). That is more than the median townhouse price in Woodbridge ($472,000) or the City of Manassas ($469,000), and less than on the county side of Manassas ($505,000) or in Centreville ($565,000). Belmont Station had the most townhouse sales, 7 of the 22.
Where it sits. In the chart, Manassas Park lands between Triangle ($662,500) and the City of Manassas ($625,000), and $269,600 below Centreville ($904,500). The average house, $603,805, sits below the median because the cheaper sales sit farther below the median than the dearer ones sit above it.

Aldie in Loudoun County $1,348,862; Clifton in Fairfax County $1,100,000; Nokesville $1,006,250; Haymarket $992,500; Chantilly in Fairfax County $923,650; Centreville in Fairfax County $904,500; Gainesville $850,000; Bristow $825,000; Manassas addresses in Prince William County $749,900; Dumfries $675,000; Triangle $662,500; City of Manassas Park (independent city) $634,900; City of Manassas (independent city) $625,000; Woodbridge $610,000.
Bright MLS closed sales, January 1 to October 2, 2026, filtered to detached houses with 3+ bedrooms and 2+ full baths, condos left out (homes owned as condominium units, including some townhouse-style condos). Nokesville, Haymarket, Gainesville, Bristow, Manassas (county part), Dumfries, Triangle and Woodbridge are Prince William County postal cities. The Cities of Manassas and Manassas Park are independent cities with their own governments and schools. Aldie, Clifton, Chantilly and Centreville are neighbors across the county lines. Occoquan and Dale City have too few house sales under their own names to chart; nearly all Dale City homes use Woodbridge addresses.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026. A gray bar means fewer than 10 townhouses sold, too few to give a median.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
Almost one house buyer in four used an FHA loan, and only 2 of 38 paid cash.
In 2026, 9 of 38 Manassas Park house buyers used an FHA loan and 4 used a VA loan; just 2 paid cash, 5.5% of the dollars ($1.3 million of $22.9 million). Townhouses drew more cash: 4 of 22 buyers, 14.2% of the dollars, at a median of $342,500 against $505,000 financed.
Share of sales paid in cash, houses and townhouses, 2026
Houses 5% (2 of 38); the five cheapest townhouses 60% (3 of 5); the other 17 townhouses 6% (1 of 17).
Cash bought 2 of 38 houses, against 7 of 119 in the City of Manassas and 52 of 721 in Woodbridge. Among townhouses, cash buyers took 3 of the 5 cheapest sales and 1 of the other 17. These are small counts, so one sale moves each share.
How 38 house purchases were paid for, 2026
38 sales: conventional 22 · FHA 9 · VA 4 · cash 2 · other 1
The FHA share, 23.7%, is about double Woodbridge's (80 of 721 house buyers, 11%) and the City of Manassas's (13 of 119). FHA loans allow a small down payment and are a common first-time buyer loan, so this is largely a small-down-payment market for houses. VA loans (the home loans for veterans and service members) were less common: 4 of 38, about half the share in Woodbridge (21.5%).
What that means if you need a loan: you compete mostly with other financed buyers, so a full pre-approval, a clean inspection plan and a fair price usually carry the offer. An FHA appraisal checks the home's condition as well as its value, so FHA buyers should ask early about the roof, peeling paint and safety items. Sellers who turn away FHA offers turn away about a quarter of the buyers.
Townhouses: 15 conventional, 4 cash, 2 FHA and 1 VA of 22. Houses: cash 2 and other 1 are shown separately. Mixed cash-and-loan deals were counted as financed.
The interesting facts
Townhouses sold at 98.1% of list on average, and cash took 3 of the 5 cheapest.
Four things in the 2026 numbers that set the City of Manassas Park apart, on a small sample of 60 sales.
City or county? Check the tax record. A listing that says Manassas or Manassas Park, VA 20111 can be inside the city or in Prince William County. The city has its own tax rate ($1.375 per $100 of assessed value for fiscal 2027) and its own schools; the county side pays $0.865 plus a $0.07 fire and rescue levy and feeds county schools. On a $634,900 house that is about $2,790 a year more inside the city.
Townhouse buyers negotiate. Only 6 of 22 townhouses sold above asking, and the average sale closed at 98.1% of the list price. One sold for $320,000 cash on a $399,800 list after 43 days. Houses moved faster: almost half sold above asking. A townhouse buyer here has room to ask for repairs or closing help, and a townhouse seller should price at the comparable sales, not above them.
A small market, so use street-level comps. The whole city produced 38 house sales and 22 townhouse sales in nine months, and 10 house leases. Medians that rest on so few sales can swing from one quarter to the next, so price a specific home against the closest recent sales, not the citywide median.
Rent or buy
A townhouse sells for 14.5 times its yearly rent, a 6.9% gross yield.
A Manassas Park house rents for a median of $3,250 a month and sells for a median of $634,900, a price-to-rent ratio of 16.3; a townhome rents for $2,825 and sells for $490,000, a ratio of 14.5.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 10 | 28 |
| Median monthly rent | $3,250 | $2,825 |
| Average monthly rent | $3,274 | $2,717 |
| Gross rental yield | 6.1% | 6.9% |
| Rent range, lowest to highest lease | $2,750 to $4,200 | $1,825 to $3,250 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio under 20 means rent is high for what a home costs, so anyone who plans to stay five years or more has a good case for buying, and a townhouse has a good case as a rental: 6.9% matches the townhome yield in Woodbridge and the City of Manassas. A Manassas Park house rents for less than a City of Manassas house ($3,500) though it sells for about the same, but the house figure rests on only 10 leases. House rentals count homes with 3+ bedrooms and 2+ full baths; townhouse rentals have no bedroom or bath minimum.
Own in Manassas Park already? Almost half the houses sold above asking this year. Ahmed runs a real comparative analysis against the 60 sales on this page, inside the city line, not a website estimate.
The houses
Blooms Crossing's 900-plus homes from 1993 to 2002, and Belmont Station townhouses.
The median Manassas Park house has four bedrooms and 1,880 square feet above ground; Blooms Crossing and Belmont Station went up in the 1990s and early 2000s, and Park Central is adding newer townhomes around the VRE station.
Blooms Crossing. Built from 1993 to 2002, with more than 900 homes, both single-family houses and townhouses.
Belmont Station. A townhouse community begun in 1992, with homes from about 1,528 to 3,296 square feet and two to four bedrooms. It had 7 of the city's 22 townhouse sales in 2026, more than any other community.
Park Central. The city's new center beside the VRE station, with the new City Hall and library and the commuter garage. The Village at Manassas Park condominiums and newer townhomes surround it, and plans call for a movie theater and more restaurants. Condo-owned homes are not counted in this page's numbers.
What to check. The jurisdiction on the tax record (City of Manassas Park or Prince William County), the HOA resale package and dues on a townhouse, and the roof, windows, HVAC and water heater on a 1990s house, all of which an FHA appraiser may look at too.
Schools
One school division, four schools: every city address goes to Manassas Park High.
Manassas Park City Schools, not Prince William County Public Schools, runs the city's schools: about 3,392 students from pre-K to 12th grade in four schools, one for each grade band, with a 15 to 1 student-teacher ratio and a Niche grade of B-.3
Manassas Park High School
Grades 9 to 12, about 1,070 students and a 17 to 1 student-teacher ratio. Niche grade B-; US News ranks it #212 in Virginia.
Manassas Park Middle School
Grades 6 to 8, about 759 students. On state tests, 49% of students were proficient in math and 56% in reading.
Cougar Elementary School
Pre-K to 2nd grade, about 828 students and a 15 to 1 ratio. Grades 3 to 5 are at Manassas Park Elementary.
One path for every street
With one school per grade band, every home inside the city line feeds the same four schools. Inside the city there is no boundary map to study, only the city line.
City addresses go to Cougar Elementary, Manassas Park Elementary, Manassas Park Middle and Manassas Park High. A 20111 address outside the city line goes to Prince William County schools instead, so the school on a listing is not proof. Confirm the jurisdiction on the tax record and the enrollment rules with Manassas Park City Schools before you offer, and ask Ahmed to pull the assigned schools from the MLS record.

VRE opened a 740-space garage at Manassas Park station on October 21, 2025, a project of about $35 million: 540 spaces are for VRE riders and Park Central visitors and 200 for city employees, on top of the existing surface lot. Manassas Line trains run on weekdays through Burke Centre, Alexandria and Crystal City to Union Station, so a downtown or Pentagon commuter can read instead of drive.5 On the I-66 Express Lanes, carpools of three ride free with an E-ZPass Flex; everyone else pays a toll that moves with traffic. OmniRide runs commuter buses in the Manassas area; check the current routes before you count on one. Ahmed will do the 8 am drive with you before you offer.
Daily life
A new City Hall and library at Park Central, Signal Hill Park, and halal butchers on Route 28.
Park Central. The city's new center gathers City Hall, the library and the VRE station in one place, with the commuter garage behind them, and more shops and restaurants are planned. Manassas Drive runs past it with a string of small kitchens, from Lil' Bowl's Thai and Japanese to City Kabob's Afghan plates.
Outdoors. Signal Hill Park is run by the City of Manassas Park, though it sits just over the line in Prince William County. Old Town Manassas, in the City of Manassas next door, is a short drive west, and Manassas National Battlefield Park is beyond it.
Food and groceries. Centreville Road (Route 28) carries Salvadoran and Peruvian counters, a Pakistani buffet and the halal butchers Prime Halal and Barakh. Ghazaly Halal Food on Sudley Road adds a halal butcher with a shawarma counter.
Taxes.4 No Prince William County tax applies inside the city. The city's real estate rate for fiscal 2027 is $1.375 per $100, down from $1.395, about $8,730 a year on a $634,900 house and $6,740 on a $490,000 townhouse (the median prices times the rate), before HOA dues. Assessments rose, so the average homeowner's bill still went up despite the cut; Potomac Local reported an average single-family bill of about $7,298. The same $634,900 house in Prince William County would pay about $5,940 at $0.865 plus the $0.07 fire and rescue levy. The city's vehicle tax is listed at $3.50 per $100 of value; confirm the current year's rate with the Commissioner of the Revenue.

Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.
Is the median price what a home in Manassas Park will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Manassas Park they sold from $449,500 to $790,000. Use the median to get a feel for the market, then look at homes on both sides of it.
Is Manassas Park part of Prince William County?
No. The City of Manassas Park is an independent city, its own jurisdiction since 1975, with its own government, real estate tax rate and schools. A Manassas or Manassas Park address in zip 20111 can be in the city or in Prince William County, so check the tax record. In 2026 the median city house sold for $634,900 against $749,900 for a house on the county side of Manassas.
How competitive is the Manassas Park housing market?
Competitive for houses, softer for townhouses. In 2026, 18 of 38 houses (47%) sold above asking and the median house spent 13.5 days on the market. Townhouses averaged 98.1% of the list price, only 6 of 22 sold above asking, and 32% went under contract within a week, so townhouse buyers have room to negotiate.
Do Manassas Park buyers use FHA, VA or cash?
FHA is common: 9 of 38 house buyers (23.7%) used an FHA loan, about double the share in Woodbridge, and 4 used a VA loan. Only 2 house buyers paid cash. Townhouses drew more cash, 4 of 22, at a median of $342,500 against $505,000 financed, and 3 of the 5 cheapest townhouses sold for cash.
What is rent in Manassas Park, and is it better to rent or buy?
In 2026 the median house leased for $3,250 a month (10 leases) and the median townhome for $2,825 (28 leases). A median house sells for 16.3 times its median annual rent and a townhouse for 14.5, gross yields of 6.1% and 6.9%, so buying is relatively good value for anyone staying five years or more. The house rent rests on only 10 leases.
What schools serve Manassas Park?
Manassas Park City Schools, not Prince William County Public Schools. Every city address goes to the same four schools: Cougar Elementary (pre-K to 2), Manassas Park Elementary (3 to 5), Manassas Park Middle (6 to 8) and Manassas Park High (Niche B-, US News #212 in Virginia).
