Quick answer
The median single-family home in Ashburn sold for $1,186,700 in 2026 and went under contract in six days, and nearly half sold above the asking price.
An "Ashburn, VA" address covers zips 20147 and 20148 in eastern Loudoun County, but not all of 20148. Bright MLS files Brambleton and Broadlands as their own postal cities, so their sales are not in the Ashburn numbers on this page; each has its own page. This page shows what a house or townhouse costs in Ashburn itself, how buyers pay, what it rents for, which high schools serve it, and the commute. Every number is from Bright MLS closed sales, pulled in October 2026, not from a listing site's estimate.
You reach me, not a call center. Calls and texts go to my own phone, and I never sell your name to other agents.
Six numbers that describe Ashburn.
★ Closed sales, January 1 to October 2, 20261
Ashburn is an unincorporated community. 175 of the 255 house sales were in zip 20147 and 80 in 20148. Brambleton and Broadlands are separate postal cities in Bright MLS and are not counted here, even though they share zip 20148. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Why people choose Ashburn
The Dulles tech corridor, houses and townhouses, in 663 sales.
The tech and data center jobs of the Dulles corridor; a deep townhouse market, with 408 townhouses sold; and a VA loan on 23 of the 255 house sales.
Buyers choose Ashburn over Brambleton for about $18,000 less at the median and four times as many houses to choose from, 255 against 62. Sterling costs $406,700 less at the median; the extra pays for Ashburn's high schools and its planned communities. Against Fairfax County, the draw is the tax: $0.805 per $100 against about $1.15. If you are torn, decide on the high school and the commute first; the price follows.
Prices
Ashburn houses sold for a median $1,186,700 in 2026, townhouses for $740,000.
Ashburn sits in the middle of eastern Loudoun's prices: less than Aldie ($1,348,862) or Brambleton ($1,204,938), more than Leesburg and South Riding ($1,140,000 each), and $406,700 more than Sterling ($780,000).
Houses. 255 sold, from $620,000 (the lowest sale) to $2,950,000 (the highest), at a median of $1,186,700 and $385 a square foot. Nearly half sold above asking and 62% went under contract within a week; in Brambleton, which shares zip 20148, 29% sold above asking and 44% went under contract within a week.
Townhouses. 408 sold at a median of $740,000 and $320 a square foot, more than Aldie ($729,000) or Leesburg ($700,000) and less than Brambleton ($840,000). A third sold above asking. Townhouse buyers spent $313.8 million in 2026, almost as much as house buyers' $321.3 million.
Two zips. 20147, home to Ashburn Farm and Belmont, had 175 house sales and 250 townhouse sales; 20148, minus Brambleton and Broadlands, had 80 and 158.
Median single-family sale price, Loudoun County, 20262
Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

About 32 house sales and 38 townhouse sales closed in a day or less, the pattern of builder sales. One new house closed at $2,589,188 on a $2,014,995 list (128%), with upgrades, and a $1,120,000 sale on a $965,000 list (116%) was a bidding war. They lift the average sold-to-list ratio (sale price as a share of the asking price) for houses to 101.0%; the median, 100.0%, is the better number. The most expensive townhouse, $2,030,000, sits far above the rest of the townhouse range.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
One Ashburn buyer in six paid cash, for a house or a townhouse.
In 2026, 43 of 255 Ashburn house buyers paid cash, $57.3 million of $321.3 million, or 17.8% of the dollars, and 63 of 408 townhouse buyers did.
Share of house sales paid in cash, by price range, 2026
Under $965,000 23% (14 of 62); $965,000 to $1.19 million 8% (5 of 65); $1.19 million to $1.395 million 14% (9 of 63); $1.395 million and up 23% (15 of 65).
Cash shows up at both ends: nearly one house buyer in four paid cash under $965,000 and above $1.395 million, against about one in nine between those prices. Cash buyers' median house was $1,245,000 against $1,167,500 financed. Ashburn's 16.9% is above Leesburg's or Sterling's 13.2% and far above Brambleton's 4.8% or Broadlands' 2.2%.
How 255 Ashburn house purchases were paid for, 2026
255 sales: conventional 183 · cash 43 · VA 23 · FHA and other 6
One house buyer in eleven used a VA loan, 23 of 255, and 26 of the 408 townhouse buyers did. Seven in ten houses were bought with a conventional loan.
What that means if you need a loan: one competing buyer in six may be paying cash, and 62% of houses went under contract within a week. The offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan (how much extra cash you will put in if the appraisal comes in below your offer) that you decided before the open house. Townhouses give you a little more room: 53% went under contract within a week and a third sold over asking.
Townhouses: 300 conventional, 63 cash, 26 VA, 12 FHA, 3 other, 2 cash plus conventional, 1 VHDA loan (Virginia Housing, the state housing finance agency) and 1 assumable of 408. Townhouse cash buyers spent $50.2 million of $313.8 million (16.0%), and the cash share rises with price, from 10.8% under $654,000 to 19.6% at $849,000 and up. Mixed cash-and-loan deals were counted as financed.
The interesting facts
408 townhouses sold and 655 rented, against 255 houses sold.
Four things in the 2026 numbers that set Ashburn apart.
Check the postal city, not the zip. A search by zip 20148 mixes three markets. Brambleton's median house sold for $1,204,938 and its median townhouse for $840,000; Broadlands' for $1,127,180 and $720,000. Bright MLS keeps them apart, and so does this page.
Townhouse country. Ashburn sold 408 townhouses in 2026, against 210 in Sterling and 83 in Brambleton, and buyers spent almost as much on them as on houses. For a first purchase in eastern Loudoun, that is a lot of choice.
Renting a townhome? 655 were leased in Ashburn in 2026, at a median of $3,300, against 272 in Sterling at $3,025 and 115 in Brambleton at $3,600. Even the Fairfax County part of the Alexandria address, with 498 townhome leases, had fewer.
Rent or buy
An Ashburn townhouse sells for 18.7 years of rent, a house for 22.
An Ashburn house rents for a median of $4,500 a month and sells for $1,186,700, a price-to-rent ratio of 22.0 (the price equals 22.0 years of rent); a townhome rents for $3,300 and sells for $740,000, a ratio of 18.7.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 72 | 655 |
| Median monthly rent | $4,500 | $3,300 |
| Average monthly rent | $4,681 | $3,370 |
| Gross rental yield | 4.6% | 5.4% |
| Rent range, lowest to highest lease | $2,700 to $6,500 | $2,095 to $6,500 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a house in Ashburn is fair value for anyone who may move within a few years; a townhouse, at 18.7 times its yearly rent, is where buying beats renting sooner. Sterling's ratios are lower, 17.6 for a house and 16.3 for a townhouse, and Brambleton's are 20.1 and 19.4.
Own in Ashburn already? Nearly half the houses sold above asking this year. Ahmed runs a real comparative analysis against the 663 sales on this page, not a website estimate.
The houses
Ashburn Farm's 3,844 homes, Ashburn Village and gated Belmont.
Much of Ashburn is planned communities with an HOA, ponds and trails, and builders are still selling new homes.
Ashburn Farm (20147). 3,844 homes: 1,806 single-family houses, 1,416 townhomes, 460 condominiums and 162 apartments, around five ponds, winding roads and wooded lots. The HOA is strict, which keeps the look of the neighborhood consistent.
Ashburn Village. A large planned community with several sub-associations, among them the Lakeshore and Four Seasons condominiums and The Regency at Ashburn. Condo-owned homes are not counted in the numbers on this page.
Belmont Country Club (20147). A gated golf community around an 18-hole Arnold Palmer Signature course, 2,157 Toll Brothers homes in villages named for famous golf courses, with townhomes, carriage homes and single-family houses.
New construction. About 32 house sales and 38 townhouse sales closed in a day or less in 2026, the pattern of builder sales, and one new house closed 28% over its list price with upgrades. Ask for the builder's base price, what is included, and the warranty.
What to check. The postal city and the high school on the tax record, not the zip on the listing; the HOA resale package with dues and any special assessment; and what is planned on the empty land nearby, because eastern Loudoun is the heart of Data Center Alley and new data centers and power lines keep going up.

Mahi Bazar and More
Mahi Bazar on Beaumeade Circle has a halal meat counter and cuts to order; More Ind-Pak Groceries on Yukon Drive sells halal meat, including baby goat, and cooked food.
Brambleton, Broadlands and part of Ashburn share zip 20148, and high school lines do not follow the postal city: Independence alone serves both Ashburn and Brambleton. Two houses a mile apart can feed different high schools, so check any address at the LCPS school locator, and ask Ahmed to confirm it before you offer.
Commute
Two Silver Line stations, and 50 to 85 minutes to downtown DC by car.
The Silver Line ends at Ashburn station, with Loudoun Gateway one stop east, and the Dulles Greenway, Route 7 and Route 28 carry the drivers.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 50 to 85 min | Dulles Greenway and Toll Road to I-66 |
| Pentagon | 45 to 75 min | Toll Road to I-66, or the Beltway and I-395 |

| Dulles Airport | 10 to 20 min | Route 28 or the Greenway |
Ashburn and Loudoun Gateway opened on November 15, 2022. Parking at the Ashburn South garage is $4.95 a day, and a weekday ride downtown costs up to $6.75, Metro's fare cap. Loudoun County Transit has moved its commuter buses from the Dulles Transit Center to the Ashburn South Metrorail garage and began commuter service at Loudoun Gateway on April 1, 2026.5 The Dulles Greenway is the fast road east but costs a car $5.80 at peak; its operator has asked the State Corporation Commission to raise that to $6.75, and the county is opposing it. Route 7 and Route 28 are the free alternatives. Ahmed will do the 7:45 drive with you before you offer.
Daily life
A reservoir loop, the W&OD Trail and a tax of $0.805 per $100 of assessed value.
Outdoors and sights. Reservoir Park on Water Vista Drive, run by NOVA Parks, sits on Beaverdam Reservoir, with a walking-only trail that loops the water. The 45-mile W&OD Trail runs through Ashburn near Smith Switch. Ashburn Farm has its ponds and Belmont its golf course, and the data center campuses around Ashburn are the reason people call this Data Center Alley, the densest cluster of data centers in the world.
Food and groceries. Afghan kabob houses on Truro Parish Drive and in the Ashburn Shopping Plaza, Indian restaurants on Beaumeade Circle and Southern Walk Plaza, and halal butchers at Mahi Bazar, More Ind-Pak Groceries and Super Halal Market.
Taxes.4 Ashburn is unincorporated, so there is no town tax. Loudoun County's 2026 rate is $0.805 per $100, unchanged in the budget adopted April 7, 2026: roughly $9,550 a year on a $1,186,700 house and $5,960 on a $740,000 townhouse, before HOA dues. At Fairfax County's 2026 county-wide rate of about $1.15 per $100 of assessed value (the $1.12 base rate plus its stormwater and forest-pest levies), the same house would pay about $13,700.
Car tax. Loudoun's vehicle rate is $3.09 per $100 for 2026 and is set to fall to $2.94 in 2027, against $4.57 in Fairfax County.

Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.
Is the median price what a home in Ashburn will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Ashburn they sold from $620,000 to $2,950,000. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Ashburn housing market?
Competitive for houses: in 2026, 48% of single-family homes sold above the asking price, 62% went under contract within a week, and the median house took 6 days. Townhouses were a little calmer: 34% sold over asking, 53% went under contract within a week and the median took 7 days. The median sale price was 100% of the asking price for both.
Do Ashburn buyers pay cash or use VA loans?
About one in six pays cash: 43 of 255 house buyers (16.9%) and 63 of 408 townhouse buyers (15.4%) in 2026. That is more than in Leesburg or Sterling (13.2%) and far more than in Brambleton (4.8%). 23 house buyers and 26 townhouse buyers used a VA loan.
What is rent in Ashburn, Virginia?
In 2026 the median single-family house leased for $4,500 a month across 72 leases, and the median townhome for $3,300 across 655 leases. More townhomes were rented than townhouses sold, 655 against 408.
Is it better to rent or buy in Ashburn?
A median house sells for 22.0 times its yearly rent and a townhouse for 18.7 times, gross yields of 4.6% and 5.4%.
