"Alexandria" on this page means an Alexandria mailing address in Fairfax County: mainly zips 22303, 22306, 22307, 22308, 22309, 22310, 22312 and 22315. The independent City of Alexandria, including Old Town and Del Ray, is its own jurisdiction with its own tax rate and is not in these numbers. The city has its own page. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are not included. Source: Bright MLS, closed sales January 1 to October 2, 2026, pulled by Ahmed Makkiyah on October 2, 2026.
Why people choose Alexandria
Townhomes, river houses and a short drive to work.
A short drive to Fort Belvoir and the Pentagon, with many sales on VA loans; townhomes in Kingstowne and Rose Hill; a 6.1% gross rental yield on a townhome; and a smaller set of river houses in Fort Hunt and Belle Haven, many of them sold for cash.
Buyers choose this side of Alexandria over Fairfax for about $100,000 less at the median and a shorter drive to the Pentagon and Fort Belvoir, and over the City of Alexandria for a bigger lot and county services at a similar tax rate. They choose Kingstowne for a townhome with Metro, a Wegmans and a Hayfield school assignment. Many houses here stay with their owners as rentals after a move.
Prices
What the $885,000 median buys, from a Route 1 rambler to the river.
Alexandria's cheapest single-family sale of 2026 was $455,000 and its most expensive $5,235,000 on the river in 22308, and 496 of the 782 houses sold between $700,000 and $1.2 million.
Under $700,000 (135 sales) is the original 1950s and 1960s stock along Richmond Highway in Hybla Valley, Groveton and Mount Vernon, often a rambler or split-level that needs work. The middle, $700,000 to $1.2 million, is the bulk of the market: Rose Hill and Franconia in 22310, Bren Mar in 22312, and the updated colonials of Waynewood and Stratford Landing. Above $1.2 million (151 sales) is Fort Hunt, Belle Haven, the Hollin Hills moderns and the river lots off the GW Parkway.
Townhomes are a market of their own: 460 sold at a median of $650,000, from $332,325 (the lowest sale) to $1,350,000 (the highest). Kingstowne in 22315 had 166 of them, more than a third of the total, and Rose Hill and Franconia in 22310 another 100. They took 9 days to go under contract and 39.1% sold above asking.
By zip: 177 houses sold in 22309, 148 in 22308, 140 in 22310, 95 in 22306, 70 in 22307, 64 in 22315, 57 in 22312 and 22 in 22303. At a median $468 a square foot, Alexandria houses cost more per foot than Fairfax ($451) but less per house, because the houses are smaller: more ramblers and split-levels, fewer big colonials.

McLean $2,300,000; Great Falls $1,885,000; City of Falls Church (independent city) $1,685,000; Vienna $1,453,000; Oakton $1,420,000; Arlington County, all zips, $1,406,000; City of Alexandria (independent city) $1,350,000; Fairfax Station $1,245,000; Reston $1,120,000; Clifton $1,100,000; Falls Church addresses in Fairfax County $1,055,000; Fairfax addresses in Fairfax County $985,000; Fairfax County in September $950,000; Lorton $930,000; Annandale $925,000; Burke $925,000; Chantilly addresses in Fairfax County $923,650; Centreville $904,500; Alexandria addresses in Fairfax County $885,000; Herndon $879,000; Springfield $828,857; City of Fairfax (independent city) $820,000.
Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 (Arlington County and the City of Alexandria to October 3). A gray bar means fewer than 10 townhouses sold, too few to give a median. The Fairfax County, September row is left out of this view: there is no townhouse figure for that month alone.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
One house buyer in four used a VA loan. More than twice as many VA buyers as cash buyers.
In 2026, 213 of 782 single-family buyers used a VA loan and only 86 paid cash. That is more than one buyer in four on a VA loan, against one in nine paying cash.
Share of single-family sales paid in cash, by price range, 2026
Under $700,000 17% (23 of 135); $700,000 to $900,000 10% (26 of 273); $900,000 to $1.2 million 8% (18 of 223); $1.2 to $2 million 12% (17 of 142); over $2 million 22% (2 of 9).
Cash is at the two ends: original houses under $700,000, and river houses above $1.2 million. In zip 22308, Fort Hunt and the riverfront, 27 of 148 houses sold for cash (18%). Through the middle of the market it is fewer than one in ten.
How 782 single-family purchases were paid for, 2026
782 sales: VA 213 · conventional 444 · cash 86 · FHA and other 39
This side of the county sits next to Fort Belvoir, with more than 51,000 people working on post, and a short drive from the Pentagon. 27% of house buyers and 20% of townhouse buyers (92 of 460) used a VA loan, almost double Fairfax's 14.5% and far above McLean's 4%. Sellers here know VA offers, appraisals and timelines, and most listing agents expect them.
Cash buyers paid less: a median of $837,500 against $886,000 financed, and went under contract in a median 6 days against 8. Cash was only 10.8% of the dollars, $82.1 million of $757.5 million. What that means if you need a loan: you are competing with other financed buyers, often other VA buyers, so price, a clean inspection plan and a lender who closes on time win the house.
Townhomes: 41 of 460 sales were cash (8.9%), and those buyers spent $27.4 million of $305.1 million (9.0%). The cash median was $670,000 against $650,000 financed; conventional 290, VA 92, FHA 26 and 11 other (4 marked other, 3 Virginia Housing loans, 2 assumed loans, 1 private loan and 1 mixed cash-and-loan deal). Mixed cash-and-loan deals were counted as financed, so the true cash share is slightly higher.
The interesting facts
A big, busy market with strong rental math.
Four things in the 2026 numbers that are true of Alexandria and not of McLean, Great Falls, Vienna or Fairfax.
Size. 782 houses and 460 townhomes sold in nine months, more houses than McLean and Great Falls combined and 334 more than Fairfax. If you want choice just south of the Beltway, it is here.
How buyers pay. VA loans are common, townhomes in Kingstowne and Rose Hill sell at the lower end of the market, and a small group of cash sales is on the river in Fort Hunt and Belle Haven. That mix keeps prices steady: 37.7% of houses sold above asking, not the 53% of Fairfax.
Rentals. Both home types sell for less than 20 years of rent. A house rents for a median $3,900 a month and a townhome for $3,300, and 498 townhomes leased this year, more than the 460 that sold.
Rent or buy
Buying beats renting for a house and a townhome.
A single-family home rents for a median of $3,900 a month and sells for $885,000, a price-to-rent ratio of 18.9; a townhome rents for $3,300 and sells for $650,000, a ratio of 16.4.1
| Measure | Single-family | Townhome |
|---|---|---|
| Homes rented | 251 | 498 |
| Median monthly rent | $3,900 | $3,300 |
| Average monthly rent | $4,019 | $3,286 |
| Median rent per square foot | $2.43 | $2.14 |
| Median days to lease | 18 | 18 |
| Rent range, lowest to highest lease | $2,650 to $7,300 | $1,850 to $5,578 |
Gross yield is before the mortgage, tax, insurance, HOA and upkeep. Under 20, anyone who stays five years or more can usually expect buying to beat renting, and a townhome at 16.4 gets there sooner. That is also why Kingstowne works as a rental after a move.

The houses
From Hollin Hills moderns to Kingstowne townhomes.
The Alexandria mailing address in Fairfax County runs from the Beltway down Richmond Highway to Mount Vernon and west to Kingstowne, and each zip is its own market.
22308 and 22307, Fort Hunt, Waynewood and Belle Haven. The river side. Waynewood opened in 1957 and Stratford Landing, about 700 homes on George Washington's River Farm land, in 1956; Belle Haven was laid out in the 1920s around its country club. Hollin Hills is 450-odd Charles Goodman moderns from 1949 to 1971, on the National Register since 2013. 148 houses sold in 22308, where the $5.2 million top sale was.
22306 and 22309, Hybla Valley, Groveton and Mount Vernon. The most affordable houses in the West Potomac and Mount Vernon pyramids (a pyramid is a high school and the schools that feed it): ramblers, split-levels and garden condos along Route 1, with newer townhome communities near Woodlawn and Fort Belvoir's North Area. 22309 had the most house sales of any zip, 177.
22310 and 22303, Rose Hill, Franconia and Huntington. Mid-century single-family streets mixed with newer infill, 140 house and 100 townhouse sales in 22310. Huntington, in 22303, has the Yellow Line station and 1940s to 1960s houses and condos, plus Burgundy Farm Country Day School.
22315 and 22312, Kingstowne and Lincolnia. Kingstowne was built from the mid-1980s on 1,200 acres: more than 5,000 homes, about 2,800 of them townhomes, with a master HOA (Kingstowne Residential Owners Corporation, about $132 a month in 2026). Lincolnia and Bren Mar in 22312 are 1950s raised ranches and split-levels on sloped cul-de-sacs, five minutes from Landmark and the Beltway.
What to check. That the address is in the county and not the City of Alexandria. On the river side, the flood zone and the age of the sewer lateral. In the originals, radon, 1950s and 1960s electrical panels and galvanized pipe. In Kingstowne, both HOA resale packets: under Virginia's Property Owners' Association Act you have three days after receiving them to cancel.

Schools
West Potomac, Mount Vernon, Edison or Hayfield, and the zip decides.
Most of these addresses feed West Potomac (22306 to 22308), Mount Vernon (22309), Edison (22303 and most of 22310) or Hayfield Secondary (22315), with Annandale and Justice in 22312. Four of them offer the IB Diploma.3

Fort Belvoir
More than 51,000 people work on post, and the Alexander T. Augusta Military Medical Center is the hospital. Mount Vernon and several of its elementaries are Purple Star schools.
The January 2026 boundary changes touched this area. Fort Hunt Elementary's island moves to Mount Vernon Woods, sending about 54 high schoolers from West Potomac to Mount Vernon as the change phases in; Groveton students move to Hybla Valley Elementary; and Riverside's split feeder ends. A study of the Bren Mar Park feeders in 22312 is still open, with recommendations due by January 2027. The FCPS locator does not yet show every 2026 change, so a listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it with FCPS before you offer.
Commute
The Yellow Line, the Blue Line, or the 395 express lanes.
Huntington station is the train for the river side, Franconia-Springfield for Kingstowne, and the Pentagon and Fort Belvoir are both under half an hour from most of these streets.

Huntington station, in 22303, is the end of the Yellow Line, about 30 minutes to downtown and 15 to the Pentagon. Franconia-Springfield, next to Kingstowne, has the Blue Line and the VRE. Both charge $4.95 a day to park for Metro riders paying with SmarTrip; a tap-to-pay card gets the higher non-rider rate.5 On the 95 and 395 express lanes carpools of three ride free with an E-ZPass Flex, everyone else pays a toll that moves with traffic, and the Springfield garage has three slug lines (free casual carpool pickup lines) to downtown and the Pentagon, closed for maintenance until February 2027. The Richmond Highway bus rapid transit, nine stations from Huntington to Fort Belvoir, is in utility work now and expected to open in late 2033. Ahmed will do the 7:45 drive with you before you offer.
Daily life

Hospitals. Inova Mount Vernon Hospital has added robotic surgery and a 32-bed recovery hospital. The Alexander T. Augusta Military Medical Center is at Fort Belvoir.
Taxes.4 These addresses are unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 of assessed value plus $0.0335 in county fees, about $1.15 all in, roughly $10,200 a year on an $885,000 house. Some streets add a leaf-collection fee or the $630 refuse charge, and none of these zips is in a special tax district. The City of Alexandria charges $1.135 and runs its own services, so check which side of the line a listing is on. The car tax is $4.57 per $100 of each vehicle's value.

Also worth knowing: for Indian and Pakistani, Aditi in Kingstowne (some halal meat), Namaste on Rose Hill Drive (all meat halal) and Dera in Springfield (halal Pakistani); for sushi, Kumo Asian Bistro in Kingstowne (Yelp 4.3, 1,288 reviews) and Matsui on Landsdowne; for knafeh, Jenin Pastry in Falls Church; for Korean, the Annandale strip ten to fifteen minutes from Lincolnia. Is the median price what a home in Alexandria will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Alexandria they sold from $455,000 to $5,235,000. Use the median to get a feel for the market, then look at homes on both sides of it.

Competitive but steadier than the towns to the north. In 2026, 37.7% of single-family homes and 39.1% of townhomes sold above the asking price, about half of houses went under contract within a week, and the median house took 8 days at 100% of its list price.
How many Alexandria home buyers use a VA loan or pay cash?
About 27% of single-family buyers, 213 of 782, used a VA loan in 2026, and 20% of townhouse buyers, because Fort Belvoir and the Pentagon are close. Only 11% paid cash (86 of 782), and 444 used a conventional loan. Cash was highest in zip 22308, Fort Hunt and the riverfront, at 18%.
What is rent in Alexandria, Virginia (Fairfax County)?

Is it better to rent or buy in Alexandria?
Buying wins for both home types for anyone who stays five years or more. The price-to-rent ratio is 18.9 for a single-family home ($885,000 against $46,800 a year in rent) and 16.4 for a townhome, with gross rental yields of 5.3% and 6.1%.
