Quick answer
List in February or March. Of the Northern Virginia homes listed in those months from 2023 to 2025, 57% (February) and 58% (March) sold over the original asking price, in a median of 5 days, and only about 12% had to cut the price. Summer listings, June to August, did worse: 38% (August) to 46% (June) sold over asking, 20% (June) to 24% (August) cut the price and about one in five never sold. Buyers get the most room to negotiate on homes listed from August to October. Homes of $2 million and up are slow in every season, but they also did best when listed from January to March.

The verdict
Late winter beats summer, three years running.
The usual advice is to sell in spring and buy in winter. Northern Virginia’s own records say the best weeks to list start earlier than most sellers think, and the pattern held in 2023, 2024 and 2025 alike.
If you are selling
List from February to early April.
Those listings sold over asking most often, in the shortest time and with among the fewest price cuts. From May on, more homes compete for the same buyers, and by August 24% of listings were cutting the price, about twice the share in February and March.
Homes listed in those months had the most price cuts, 23% (October) to 24% (August and September), and only 35% (October) to 38% (August) sold over asking. Winter is cheaper per square foot: January closings ran about 3% below the year’s median price per square foot, but winter has the fewest homes to choose from.
If your home is $2M or more
Still list early in the year.
The top of the market is slow in every season: a median of 22 days to sell when listed January to March and 27 when listed July to December, and 44% (listed January to June) to 50% (listed October to December) of listings never sold. But January to March was still its best window, with a median sale at 98.1% of the original asking price against 96.4% for July to September.
Not sure about winter?
January, February or March: pick the one that fits you.
Some sellers would rather not list in the cold, or worry about snow. You do not have to list in January to get the early-year advantage. All three months did better than summer, and March did best of all. Here is what each one gave sellers from 2023 to 2025.
Ready now
January works, with two cautions.
50% sold over asking
6 days median
15.4% never sold
January listings went unsold about as often as April’s (15.3%), and fewer homes compete: January brings about half as many new listings as May. Two cautions. Skip the first ten days: in 2023, 2024 and 2025 alike, homes listed January 1 to 10 sold over asking less often than those listed later in the month. And if your home is $1 million to $1.5 million, or in Loudoun, February did better: 19.2% of those January listings never sold, against 14.8% in February, and in Loudoun 18.0% against 13.1%.
Can wait a few weeks
February is the steadiest month.
57% sold over asking
5 days median
13.9% never sold
February listings had the fewest homes that never sold and the fewest price cuts (12.2%) of any month of the year. It suits a seller who wants winter’s short list of competing homes, with a few weeks after the holidays to get the house ready.
Rather skip winter
March is the best month of the year.
58% sold over asking
5 days median
14.2% never sold
If January and February do not suit you, March is better than both on sales over asking, the most of any month, and only 12.6% cut the price. You give up nothing by waiting until March. Wait much longer and the odds slip: of May listings, 49% sold over asking and 19% cut the price; by August, 24% cut.
And the snow? It can push showings back a few days, but it did not hurt results. Two big storms fell in the study’s winters, on January 5 and 6, 2025 and on January 25 and 26, 2026. Of the homes listed in the days around each storm, fewer went unsold than in the rest of that January and February: 13.7% against 16.1% in 2025, and 10.7% against 13.9% in 2026. Take the outside photos before the first snow, and keep the driveway, walk and steps clear for showings.
Bottom line. Ready in January? List after the first ten days. Can wait a few weeks? List in February. Rather skip winter? List in March. All three did better than June to August, when 38% (August) to 46% (June) sold over asking and about one in five never sold.

Why not May? May brings more new listings than any other month, 12.1% of the year’s, so a seller competes with the most other homes. The buyers are there too, but they have more to choose from. In February and March fewer homes come on the market, 6.9% and 10.3% of the year’s new listings, and more than half of them sold over asking.
The slow stretch. August to October listings did worst: the most price cuts, the most homes that never sold, and among the fewest sales over asking. About one in five summer and fall listings expired, was withdrawn or was canceled.
By price
Every price range did best listed January to March.
Under $1 million, the early-year advantage is strongest: more than half of those homes listed January to March sold over asking. Above $1.5 million, the market is slower in every season, and the season matters less than the price.

The school bell
Ahmed’s rule of thumb, tested.
Ahmed has long told sellers with children to list between March and July, so the family can buy, move and settle before school starts. The numbers back March through June. July is cutting it close.
Closings by month
Share of each year’s closed sales, 2023 to 2025
Closings peak in May and June, 11.3% and 11.1% of the year’s sales, then ease toward school. From listing to closing, the median home listed in March took 35 days, and the median July listing 39: a few days to find a buyer, then about a month to settle.
What waiting costs
Winter buyers pay a little less and choose from a lot less.
Prices follow the seasons. They dip in midwinter and peak with the spring closings, while the number of homes to choose from swings far more.
Price per square foot, by month closed
Houses Townhouses
Each month’s median price per finished square foot above ground, against that year’s median, averaged over 2023 to 2025.
New listings, by month
Share of each year’s new listings, 2023 to 2025
May brings 3.6 times as many new listings as December.
Waiting for winter
January closings ran about 3% below the year’s median price per square foot, but winter has the fewest homes to choose from: December brings only 3.4% of the year’s new listings. Good for a buyer who knows exactly what they want.
Waiting for late summer
Spring prices still hold, but far more sellers will negotiate: 24% of August and September listings and 23% of October listings cut the price. Good for a buyer who wants choice and leverage.
How it was done
Every listing, counted by the month it went on the market.
Most timing studies count sales by the month they closed, which mixes spring contracts into summer. This one follows each home from the month it was listed, including the homes that never sold.
Source
Bright MLS, the listing service Northern Virginia agents use, pulled by Ahmed Makkiyah: closed sales from January 1, 2023 to October 2, 2026, and every listing that expired, was withdrawn or was canceled from January 1, 2023 to October 8, 2026.1
What counts
Detached houses of any size, and townhouses owned with their land (fee simple). Condos, co-ops and townhouses sold as condos are left out, and so are sales under $75,000.
Where
Fairfax, Loudoun, Prince William and Arlington counties and the cities of Alexandria, Fairfax, Falls Church, Manassas and Manassas Park.
The homes
70,875 homes listed from January 1, 2023 to December 31, 2025: 58,570 that sold by October 2, 2026, and 12,305 that did not.
Over asking
A sale price above the original asking price. A price cut means the asking price was lowered before the home sold.
Days to sell
The median days on market for that listing. A home taken off the market and relisted starts a new count, and its first listing counts as one that did not sell.
Medians
Every figure is a median or a share, never an average, so a few unusual sales cannot move it.
One caution
2025 was softer than 2023 and 2024 from spring on, and its best months came earlier, in January and February. In all three years, homes listed in February and March sold over asking more often than homes listed from June to August.
Questions
What people ask about timing a sale or a purchase.
When is the best time to sell a house in Northern Virginia?
Late winter. March is the best month, with February and April close behind. Of the homes listed in March from 2023 to 2025, 58% sold for more than the original asking price, in a median of 5 days, and only 13% had to cut the price. In August the same figures were 38%, 8 days and 24%.
Is January a good time to sell a house in Northern Virginia?
Yes, with two cautions. Of the homes listed in January from 2023 to 2025, 50% sold over asking in a median of 6 days, and 15.4% never sold, about the same as April (15.3%). Skip the first ten days of the month, and if your home is $1 million to $1.5 million or in Loudoun, February did better. If you would rather not list in winter, March is the best month of the year: 58% sold over asking. Snow delays showings by a few days but did not hurt results in the two big storms of 2025 and 2026.
Is it better to buy a house in winter or summer in Northern Virginia?
Each has its advantage. Homes that closed in January sold for about 3% less per square foot than the year's median, but December brings only 3.4% of the year's new listings, so there is less to choose from. Late summer and fall bring more choice and more room to negotiate: 24% of August and September listings and 23% of October listings cut their price, and only 35% (October) to 38% (August) sold over asking.
Do houses sell slower in the summer in Northern Virginia?
Yes, a little slower and with more price cuts. Homes listed from June to August sold in a median of 7 days (June and July) to 8 (August), against 5 days for March; 20% (June) to 24% (August) cut the price, and 19% (June and July) to 21% (August) never sold, roughly one in five.
When should I list my house to move before school starts?
Fairfax County Public Schools open on August 23, 2027. Three in four homes listed in June closed within 56 days, so list by about June 28, 2027 to close in time with good odds. The median July listing took 39 days, so a listing after July 15 will more often than not close after school starts.
When is the best time to sell a luxury home in Northern Virginia?
January to March. Homes asking $2 million and up are slow in every season: a median of 22 days to sell when listed January to March and 27 when listed July to December, and 44% (listed January to June) to 50% (listed October to December) of them never sold. But those listed January to March sold for 98.1% of the original asking price (median), against 96.4% for July to September.
Do home prices drop in winter in Northern Virginia?
Only a little, and they come back each spring. Price per square foot for homes that closed in January ran about 3% below the year's median, and in May about 2% above it for houses and 3% for townhouses, from 2023 to 2025. That is the season, not a falling market.
