Using the site

Welcome to amnovahomes.com. By reading or using this site, you agree to these terms. If you do not agree, please do not use the site.

You can read every page without signing up. There are no accounts, no logins and no newsletter. Some pages also come in Arabic, Korean and Spanish. If an edition in another language ever differs from the English page, use the English page as the guide.

Please use the site in a fair way. Do not try to break it, overload it or use it to harm anyone. The site is not meant for children under 13.

Who we are

I am Ahmed Makkiyah, a licensed Virginia REALTOR with Douglas Realty of Virginia. This site is my guide to Northern Virginia real estate. I cover Arlington, Fairfax, Loudoun and Prince William counties and the cities inside them. When these terms say "I," "me" or "my," they mean me. When they say "you," they mean you, the reader.

No agency relationship

Reading this site does not make me your agent. Calling me, texting me or booking a time with me does not make me your agent either. In Virginia, an agency relationship starts only when we both sign a written brokerage agreement. Until then, please do not share anything you would want kept private for a deal.

Market numbers and estimates

My market numbers come from Bright MLS closed sales that I pull myself. I also use public sources, and I name each one with its date on the page where it appears.

These pages are educational market commentary. Please keep a few things in mind:

  • They are not an appraisal.
  • They are not a comparative market analysis for your home.
  • They are not an offer to buy or sell anything.
  • A median describes the middle of the market. It does not tell you what any one home is worth.

Markets change. Numbers can be revised after I publish them. Always check the date and the source before you rely on a number.

Not legal, tax, lending or financial advice

I write about real estate, but nothing on this site is legal, tax, lending or financial advice. Calculators and examples are rough guides only. For your own situation, please talk with a lawyer, a tax professional or a lender you trust.

AI concept pictures

Many pictures on this site are AI-made concept images. I label them as concepts. They are not photos of real homes, and they are not listings. They show an idea or a mood, not a property you can buy.

Concierge

The Concierge is the helper behind the red door button. It runs only inside your own browser. What you type into it is not sent to me and is not stored on a server. Treat its answers as a starting point, not a final word. If something matters, call or text me, or check the source.

I link to other sites, like public data sources and tools. I do not run those sites. I am not responsible for what they say, how they work or how they handle your information. Their own terms apply when you visit them.

Fair housing

This site describes places, such as homes, streets, parks, commutes and prices. It never describes who lives where.

I work hard to keep this site accurate and useful. Still, I share it "as is." I cannot promise that every number, link or page is complete, current or free of mistakes. I also cannot promise the site will always be up.

To the extent Virginia law allows, I am not responsible for losses that come from using the site or relying on it. Please check anything important with a professional before you make a decision.

Changes

I may update these terms from time to time. When I do, I will change the effective date at the top of this page. If you keep using the site after a change, the new terms apply.
