What moved

Are home prices going down in Northern Virginia?

No. Prices held and buyers got more room. Three things changed from September 2025 to September 2026.

  1. 1

    Prices held

The overall median stayed at $785,000, while houses rose 3.1% to $914,750 and townhouses 2.3% to $655,000. That can happen because the combined median depends on how many of each type sold: townhouses, which sell for less, were a slightly larger share of sales in September 2026 (540 of 1,478, about 37%) than in September 2025 (576 of 1,642, about 35%). Price per square foot, the steadier measure, was up 1.8%.

  2. 2

    Fewer bidding wars

29% of homes sold above their list price, down from 33%. This spring the share hit 53% in April, so the market has cooled from spring, as it does most years, and a little more than it did in 2025.

  3. 3

    Fewer sales

1,478 houses and townhouses closed, against 1,642 in September 2025, 10% fewer. A few late-reported September sales can still be added after the October 6 pull, so this gap may narrow slightly.

What sellers should do now

  • Price it right from the first day. 29% of homes sold over asking in September, against 53% in April, so an overpriced home now sits.
  • A well-priced home still sells fast: the median home sold in 14 days.
  • Compare by price per square foot, not only by price. The Index was up 1.8% on a year, at $396 a square foot.
  • Townhouses: 29% sold over asking, against 38% a year earlier. Houses: 29%, against 31%.
What’s my home worth?

What buyers should do now

  • You have more room than in spring: 29% of homes sold over asking, against 53% in April.
  • Prices have not dropped, so the opening is in terms and timing, not a lower market. Ask for the repairs and the closing date that suit you.
  • A townhouse costs $259,750 less than a house: the median townhouse sold for $655,000 and the median house for $914,750.
  • Good homes still go quickly, in 14 days at the median, so have your loan pre-approval ready before you tour.
  • Prince William County has the lowest price per square foot ($316) and Arlington the highest ($645), July to September.

The barometer

Is Northern Virginia a buyer’s or a seller’s market?

Balanced. In September 2026, 29% of houses and townhouses sold for more than their list price, inside the band from 20% to under 35% that the Index calls balanced. In April it was 53%.

How the Index works

The same method every month.

A number is only useful if it is built the same way each time. These rules do not change from edition to edition; if one ever has to, the change will be dated here.

Source
Every closed sale in Bright MLS, the listing service Northern Virginia agents use, pulled by Ahmed Makkiyah. This edition: closed sales from January 1 to September 30, 2025 and January 1 to September 30, 2026, pulled October 6, 2026.
What counts
Detached houses of any size, and townhouses owned with their land (fee simple). Condos, co-ops and townhouses sold as condos are left out, and so is any sale under $75,000.
Where
Fairfax, Loudoun, Prince William and Arlington counties and the cities of Alexandria, Fairfax, Falls Church, Manassas and Manassas Park.
The Index
The median sale price per square foot of finished space above ground. Basements are not counted because their finish varies so much. Homes listed with under 500 square feet above ground are left out of this one measure.
Comparisons
Each month is compared with the same month a year earlier, by closing date. Counties use three months of sales.
The barometer
The share of homes that sold for more than their list price. Under 20%: buyers' edge. 20% to under 35%: balanced. 35% to under 50%: sellers' edge. 50% and over: bidding wars.
Days to sell
The median of cumulative days on market, which carries over when a home is relisted.
