Quick answer
The median single-family home with a Hamilton address sold for $1,200,000 in 2026 and spent a median of 7.5 days on the market, across 48 sales, and 27 of those 48 sold for $1 million or more.
Hamilton is an incorporated town of 619 people (2020 census) on Colonial Highway, the old Route 7, between Leesburg and Purcellville, and it levies its own real estate tax. A "Hamilton, VA" address covers much more than the town: zip 20158 also takes in farms and county land around it, where the town tax does not apply. This page covers the whole Hamilton mailing area: what a house costs, how buyers pay, what it rents for, which schools serve it, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales, pulled on October 4, 2026, not from a listing site's estimate. It is a small market, so read each number as a guide, not a trend.

Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Counting every detached closing with no bedroom or bath filter, 51 houses sold with a Hamilton address. Two townhouses sold all year, at a median of $490,000. Why people choose Hamilton
Land and quiet 10 minutes from Leesburg, and nine in ten sales with a loan.
Land and a country road instead of a subdivision lot; a short drive to Leesburg and a long one east; and the W&OD Trail at the door for riding and walking. 43 of the 48 house sales in 2026 used a loan, 5 of them a VA loan.
Buyers choose Hamilton over Leesburg for a small town and more land, and accept 10 to 15 more minutes each way and very few townhouses or rentals. They weigh it against Purcellville ($920,000) and Round Hill ($850,000), which had more sales, lower medians and smaller houses in 2026, at a median $352 and $320 a square foot against Hamilton's $360. Inside the town they pay the town tax; on county land they pay only the county. If you are torn, decide on the commute and the high school first; the price follows.
Prices
$1,200,000 for the median Hamilton house in 2026, $280,000 more than in Purcellville.
The median Hamilton house cost $60,000 more than in Leesburg ($1,140,000) and $280,000 more than in Purcellville ($920,000), on 48 house sales against 433 in Leesburg and 122 in Purcellville. Per square foot it cost less than Leesburg, $360 against $373, because the median Hamilton house was bigger: 3,416 square feet above ground on 2.2 acres, against about 3,200 square feet in Leesburg.
Houses. 48 houses sold, from $595,000 (the lowest sale) to $2,900,000 (the highest), at a median of $1,200,000 and an average of $1,167,573, and 27 of them, 56%, sold for $1 million or more. The median house was on the market 7.5 days, a little longer than Purcellville (6) or Round Hill (5) and well under Lovettsville (16.5), and half went under contract within a week. 14 of the 48 sold above asking, 29%, against 35% in Purcellville, 34% in Lovettsville, 39% in Round Hill and 46% in Leesburg; the average sale price was 100.1% of the asking price (the sold-to-list ratio). A spread that wide means the median can sit far from the house you want; compare against the sales closest to it in size, land and location.
Townhouses. Two sold all year, at $475,000 and $505,000, for a median of $490,000, or $357 a square foot on a median of 1,378 square feet above ground. Neither sold above asking, and one of the two went under contract within a week. That is too few to call a market. For a townhouse nearby, Purcellville had 30 sales at a median of $584,000 and Leesburg 254 at $700,000.
Against the county. Aldie ($1,348,862) and Brambleton ($1,204,938) cost more; Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less.

Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

One house sold for $1,600,000 on a $1,425,000 asking price, 112% of list, a sign of competing offers; across all 48 houses the average sale came in at 100.1% of list. The top sale, $2,900,000, was a house on 15 acres. Hamilton houses and townhouses together sold for $57.0 million in 2026. With 48 sales, two or three estate or acreage sales can lift or lower the median by tens of thousands of dollars from one year to the next.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

What can you afford in Hamilton? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town's real estate tax on top of the county's; outside them, you may be paying for a well, a septic system and a long driveway instead. The calculator adds the tax for you.
Follow the money
5 of 48 Hamilton house buyers paid cash in 2026, about one in ten.
In 2026, cash buyers spent $5.7 million of the $56.0 million paid for Hamilton houses, 10.2% of the dollars, close to their 10.4% share of sales. 43 of the 48 house buyers used a loan, and neither of the two townhouses sold for cash.
Share of house sales paid in cash, 2026
Houses 10% (5 of 48).
Hamilton's cash share is lower than Purcellville's (19.7%), Round Hill's (12.9%) or Lovettsville's (11.8%), and below Leesburg (13.2%). It is higher than Aldie (5.5%) or Brambleton (4.8%). Cash did not gather at one price: each quarter of Hamilton's house sales, from the lowest-priced to the highest, had one or two cash buyers. With five cash sales, one more or one fewer moves the share by two points.
How 48 Hamilton house purchases were paid for, 2026
48 house sales: conventional 36 · cash 5 · VA 5 · FHA 2
Three house buyers in four used a conventional loan, 36 of 48. Five used a VA loan, 10.4%, the same share as in Leesburg (45 of 433), and two used an FHA loan.
What that means if you need a loan: nine in ten buyers here financed too, and cash showed up only once or twice in each price range, so you are mostly competing with other financed offers, not cash. The median house still went in about a week, so have a full pre-approval before you tour. On a rural house, ask your lender early about the appraisal, the well and septic inspections and any outbuildings, because those can slow a financed closing.
Cash share is counted from the Buyer Financing field across all 48 house sales; mixed cash-and-loan deals count as financed.
The interesting facts
A town of 619 people inside a 20158 mailing area with 51 detached house sales in 2026 (48 with 3+ bedrooms and 2+ full baths).
Four things in the 2026 numbers that set Hamilton apart.
Check the town line, not the zip. The Town of Hamilton adds its own real estate tax, but many Hamilton addresses are outside the town, on county land. The zip does not tell you which side of the line a house is on; the tax record does.
Bigger houses, not a higher price per foot. Hamilton houses sold for a median $360 a square foot, against $373 in Leesburg, $352 in Purcellville, $323 in Lovettsville and $320 in Round Hill. Of the four incorporated western towns, Purcellville, Round Hill, Lovettsville and Hamilton, Hamilton had the largest median house, 3,416 square feet above ground, and only Lovettsville's median lot (3.1 acres) was bigger than Hamilton's 2.2 (Waterford, a village without a town government, had a bigger median still: 3,918 square feet on 3.3 acres). Hamilton's median came out above Leesburg's on about a tenth as many sales, so treat the gap with care: 48 sales say what a typical house cost in 2026, not whether prices are rising or falling.
Houses, not townhouses. Two townhouses sold in Hamilton in 2026, so a buyer who needs a townhouse will be looking in Purcellville or Leesburg. Renters face the same thin market: four houses leased all year, and no townhomes.
Rent or buy
A Hamilton house sells for about 29 times its yearly rent, on four leases.
A Hamilton house rents for a median of $3,438 a month and sells for $1,200,000, a price-to-rent ratio of 29.1, but that rent comes from four leases, so it is a rough guide.1
| Measure | Houses |
|---|---|
| Homes rented | 4 |
| Median monthly rent | $3,438 |
| Gross rental yield | 3.4% |
| Rent range, lowest to highest lease | $2,500 to $5,500 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, insurance and upkeep. A ratio near 29 means a house rents very cheaply for what it costs to buy, higher than Leesburg (22.4 on 55 leases) or Purcellville (19.0 on 14). For anyone who may move within a few years, renting in Hamilton is good value when a house comes up; the trouble is that few do. The four leases ran from $2,500 to $5,500 a month, and no townhome was leased in Hamilton in 2026.
Own in Hamilton already? With 48 house sales a year, a website estimate has little to work with. Ahmed runs a real comparative analysis against the closest sales in Hamilton and the rest of western Loudoun, matched for land and size.
The houses
A town that began as Harmony in the 1700s, and county land around it, where house sales ran from $595,000 to $2.9 million.
The town itself is small and old; many Hamilton addresses are outside it, on the farms and country roads of western Loudoun.
The town. The first house here went up in 1768, and the area took the name Harmony from a family estate. A post office opened under the name Hamilton in 1835, the W&OD Railroad ran through on its way to Purcellville and Bluemont, and the town was incorporated in 1875. By 1900 it was the county's second-largest town. Today 619 people (2020 census) live inside the town limits, along Colonial Highway and the streets off it, and pay the town tax.
Outside the town. The rest of 20158 is county land: houses on bigger lots, farms and country roads around the town. That is where the wide price range comes from: houses sold from $595,000 (the lowest sale) to $2,900,000 (the highest). Across all of 20158, the median house sold in 2026 had 3,416 square feet above ground on 2.2 acres, and the $2,900,000 top sale came with 15 acres. These addresses pay only the county tax.
What to check. Whether the address is inside the town on the tax record; whether the house is on public water and sewer or a well and septic system, and when they were last inspected; internet service, which varies road by road in rural Loudoun; any easement on the land; and road noise on lots near the Route 7 bypass.

Commute
Route 7 to Leesburg in 10 to 15 minutes, then the Greenway or a commuter bus east.
Hamilton sits on Colonial Highway, the old Route 7, with the Route 7 bypass running past the town. Every commute east starts with the drive to Leesburg; from there the Dulles Greenway, a private toll road, runs to Dulles Airport and the Toll Road, and the free Route 7 runs east to Tysons.

The Harmony park-and-ride lot is on East Colonial Highway in Hamilton, and Loudoun County Transit's Route 40 Purcellville Connector runs on weekdays from Purcellville through Hamilton to the Loudoun County Government Center in Leesburg. The commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC leave from the Leesburg Park and Ride on Gourley Transit Drive, in the morning and late-afternoon rush only.5 The Greenway saves time but its toll is an extra monthly bill. The W&OD Trail runs through town to Leesburg and Purcellville, for anyone who can bike to work. Ahmed will do the 7:30 drive with you before you offer.
Daily life

Outdoors and sights. The W&OD Trail follows the old railroad bed through Hamilton, east to Leesburg and on toward Arlington, and west to its end in Purcellville. Around the town are the farms, wineries and country roads of western Loudoun.
Food and groceries. In town, Hamilton Station Gastropub has fed locals since 1991. Purcellville's North 21st Street, a few minutes west, has Magnolias at the Mill and Monk's BBQ. For halal meat and Middle Eastern, Afghan and South Asian groceries, Eastern World Market is on East Market Street in Leesburg, with two halal kitchens on the same street.
Taxes, inside the Town of Hamilton.4 Loudoun County's $0.805 per $100 of assessed value plus the town's $0.29, about $1.10 all in: roughly $13,100 a year on a $1,200,000 house. On cars, the town adds $1.25 per $100 to the county's $3.09.
Taxes, outside the town. Hamilton addresses outside the town limits pay only the county: roughly $9,700 a year on a $1,200,000 house, and $3.09 per $100 on cars. Ask Ahmed to check the tax record before you offer.

Questions
What people ask about Hamilton.
How much does a house cost in Hamilton, Virginia in 2026?
The median single-family home (3+ bedrooms, 2+ full baths) with a Hamilton address sold for $1,200,000 in 2026 through October 4, across 48 sales in Bright MLS, from $595,000 (the lowest sale) to $2,900,000 (the highest), and 27 of the 48 sold for $1 million or more. That is $60,000 more than Leesburg ($1,140,000) and $280,000 more than Purcellville ($920,000), on few sales. Per square foot it is less than Leesburg, $360 against $373, because the median Hamilton house is bigger: 3,416 square feet above ground on 2.2 acres. Two townhouses sold, at a median of $490,000.
What was the cheapest home sold in Hamilton, Virginia in 2026?
Bright MLS closed sales from January 1 to October 4, 2026, single-family houses (3+ bedrooms, 2+ full baths) and townhouses only, no condos:
- Cheapest single-family house: $595,000, the lowest of 48 single-family sales
- Townhouses: only 2 sold in 2026, too few to compare
- Highest single-family house: $2,900,000, the highest of 48 single-family sales
Want a home near these prices? Ask Ahmed, or call or text 734.383.6945 or 703.957.0060.
Is the median price what a home in Hamilton will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Hamilton they sold from $595,000 to $2,900,000. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Hamilton housing market?
The median house spent 7.5 days on the market in 2026, a little longer than Purcellville (6) or Round Hill (5) and much less than Lovettsville (16.5), and half went under contract within a week. 14 of 48 houses (29%) sold above asking, against 46% in Leesburg, and the average sale price was 100.1% of the asking price. With 48 sales a year, good houses come up rarely, so be ready to move when one does.
Do Hamilton buyers pay cash?
In 2026, 5 of 48 house buyers paid cash (10.4%), 36 used a conventional loan, 5 a VA loan and 2 an FHA loan; neither of the two townhouses sold for cash. The cash share is less than Purcellville (19.7%) or Leesburg (13.2%). Cash buyers spent $5.7 million of the $56.0 million paid for Hamilton houses, 10.2% of the dollars, with one or two cash sales in each price quarter.
What is rent in Hamilton, Virginia?
Four single-family houses were leased in 2026, at a median of $3,438 a month, from $2,500 to $5,500 (lowest to highest lease), and no townhomes were leased. That is too few leases to call a rental market, so expect to wait for a house to come up.
Is it better to rent or buy in Hamilton?
A median house sells for about 29 times its yearly rent ($1,200,000 against $41,250), a gross yield of 3.4%; the ratio is higher than in Leesburg (22.4) or Purcellville (19.0). That makes renting good value for anyone who may move within a few years, but the rent comes from only four leases, so treat it as a rough guide.
Which schools serve Hamilton?
All of Hamilton is Loudoun County Public Schools. Hamilton Elementary (Niche A-) and Harmony Middle (Niche B+) are in the town, and Harmony feeds Woodgrove High in Purcellville (Niche A-, #13 in Loudoun County). Loudoun Valley High, also in Purcellville, is US News #44 in Virginia. Check any address with the LCPS school locator.
How long is the commute from Hamilton to DC?
At 8 am on a weekday, downtown DC is about 70 to 105 minutes by car via Route 7, the Dulles Greenway, the Toll Road and I-66, the Pentagon 65 to 95, Tysons 45 to 65, the Ashburn Silver Line station 25 to 35 and Dulles Airport 30 to 40. Leesburg is 10 to 15 minutes east, where Loudoun County Transit commuter buses leave for Rosslyn, Crystal City, the Pentagon and DC at rush hour. These drive times are estimates.
What is the property tax in Hamilton, Virginia?
It depends on the town line. Inside the Town of Hamilton you pay Loudoun County's $0.805 per $100 plus the town's $0.29, roughly $13,100 a year on a $1,200,000 house. Hamilton addresses outside the town pay only the county, roughly $9,700 a year on the same house. Check the tax record, not the zip code.
