The answer

The best and the worst month to list a rental.

Each lease is counted in the month the home went up for rent (the day it leased, minus its days on market), so the cards answer the owner’s question: when should I list?1

Best month to list

April or May

  • 12 days median to lease
  • 84% leased at the full asking rent
  • 56% leased within 14 days

Worst month to list

October

  • 26 days median to lease
  • 41% had to cut the asking rent
  • 29% leased within 14 days

The gap: rent per square foot ran about 7% higher for homes listed in April than in October. On a home renting for $3,500 a month, that is about $230 a month, and 14 more days empty. From 20,532 Bright MLS closed leases, October 22, 2024 to October 22, 2026, houses and townhouses, no condos.

Timing isn’t luck. It’s a decision. Right month, right price, right condition: that’s how a home leases fast.

Lease-end planner

When does your lease end? Here is when to list.

Pick the month the lease ends. The planner shows the month to list, how long homes listed then took to lease, and the lease length that moves your next lease end into the fast season. It opens on a lease ending in October. Nothing you enter is saved or sent.

Kind of home

Not sure? The rent estimator gives a range for your home.

List it in

median days to lease
leased at full asking rent
cut the asking rent

fewer median days on marketrent you keep, if those days sit empty

Months with fewer than 20 leases for your county and kind of home use the bigger group (county, then all of Northern Virginia); the line above names the group used. Timing tilts the odds; price and condition decide the rest.

By county

Houses and townhouses together, by listing month; months with fewer than 30 leases are left out. Each city goes with the county around it.1

Key finding: closer in, the season starts earlier. Arlington’s best month was April (8 days); in the Prince William area the season runs later, and the slowest month, November, took 29 days. Every county’s worst month fell between September and December.

Why spring wins

Renters move in summer. They shop in spring.

Most Northern Virginia leases close in June and July, around the end of the school year and the summer job moves. A home listed in April or May meets those renters first, while fewer homes compete. List in August and you meet the last of them; list in October and you wait for the few who must move in winter.

The national picture agrees. Apartment List finds rents peak in June and July and bottom out in November and December.2 Zillow found renter searches lowest in November and December, with November 78% below the peak month.3 Good news for renters in winter; for owners, the reason to list in spring.

  1. Set the lease end, not just the rent

When you sign a tenant, pick the length that ends the lease in May or June. A November 1 start with 19 months ends May 31.

  2. List 30 to 45 days ahead

Give the notice your lease requires for showings, and list about a month before the home is empty, so one lease runs into the next.

  3. Price it for the month

Start from closed leases, not asking rents. In the fall, price toward the middle of the range from day one: 41% of October listings cut later.

  4. Fix, paint and clean first

The first two weeks bring the most showings. A home that is ready on day one leases in those weeks.

  5. Screen everyone the same way

One written standard (income, credit, references) for every applicant. Fair housing laws protect renters as well as buyers.

Questions

What owners ask about the best time to rent out a house.

What is the best month to rent out a house in Northern Virginia?

April and May. Homes listed for rent in April and May leased in a median of 12 days, and 84% leased at the full asking rent, from 20,532 Bright MLS closed leases (October 22, 2024 to October 22, 2026), houses and townhouses only. List in March to June and you are in the fast season.

What is the worst month to list a rental?

October. Homes listed in October took a median of 26 days to lease, and 41% had to cut the asking rent. September to December all ran 25 to 26 days.

How long does it take to rent out a house in Northern Virginia?

Usually two to four weeks. The median time from listing to lease ran from 12 days for homes listed in April and May to 26 days for homes listed in October. Townhouses lease a little faster than houses in the slow months: the slowest month for houses was December (29 days), for townhouses December (26 days).

Is it better to rent out a house in summer or winter?

Late spring beats both. Most leases close in June and July, but the homes that lease fastest are the ones listed in April and May, ahead of the summer moves. Homes listed in August leased in a median of 21 days; from September to December, 25 to 26 days.

How far ahead should I list my rental?

About 30 to 45 days before it will be empty, with the notice your lease requires for showings. That way the next lease can start close to the day the last one ends. The planner on this page uses that rule: a lease ending in May means listing in April.

How do I change the month my lease ends?

Pick the lease length when you sign the next tenant. A lease that starts November 1 and runs 19 months ends May 31; one that starts August 1 and runs 22 months ends May 31. The lease-end planner on this page finds the length for your month.

Should I lower the rent if my house doesn't rent in the fall?

Price it for the season from day one. 41% of homes listed in October cut the asking rent before they leased, against 16% in April. A home priced right for the month leases sooner than one that chases the market down. Start from closed leases in the rent estimator.
