Quick answer

The median single-family home in Dumfries sold for $675,000 in 2026 and went under contract in 12 days. More than one house buyer in three used a VA loan, and 42% of houses sold above the asking price.

The Dumfries postal city (the area that uses Dumfries as the town name in its mailing address) is much bigger than the small, historic Town of Dumfries on Route 1. It also takes in most of Montclair, Potomac Shores, the Four Seasons 55+ community and other neighborhoods with a 22025 or 22026 address, so most Montclair sales are counted here. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which high schools are nearby, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

Most of the Dumfries postal city is unincorporated Prince William County; only homes inside the Town of Dumfries pay a town tax. Sales were in zips 22025 (the Montclair side) and 22026 (Potomac Shores and the Route 1 side). Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are left out of both (homes owned as condominium units, including some townhouse-style condos). Why people choose Dumfries

Montclair, Potomac Shores and more house per dollar.

A VA loan on 71 of the 198 house sales; a short drive to Quantico, Fort Belvoir or the Pentagon; a median townhouse of $450,000 outside Potomac Shores; the 55+ community at Four Seasons; and a 6.6% house yield.

Buyers choose Dumfries over the county part of Manassas for $74,900 less at the median, and over Lorton, across the Occoquan in Fairfax County, for $255,000 less (Lorton's median is $930,000). Against Woodbridge ($610,000), the median Dumfries house costs $65,000 more but less per foot ($302 against $334). If you are torn between Montclair and Potomac Shores, decide on the budget and the commute first; Montclair ($640,000) and Potomac Shores ($925,000) are about $285,000 apart at the median house price.

Prices

$675,000, the median price, buys a house in Dumfries, $74,900 less than in the county part of Manassas.

At a median $302 a square foot, a Dumfries house costs about the same per foot as one in Bristow ($304) and less than in Gainesville ($314), Manassas ($318) or Woodbridge ($334). Townhouses also sold for a median of $302 a foot.

Houses. 198 houses sold, from $380,000 (the lowest sale) to $1,500,000 (the highest). 83 of them sold above asking and 38% went under contract within a week, a slower pace than Bristow (56%) or Woodbridge (43%). The median buyer paid 100.0% of the list price, and the average house, $710,855, sits above the median because Potomac Shores pulls it up.

Townhouses. 184 sold at a median of $517,500, from $285,000 (the lowest sale) to $800,000 (the highest). That is less than the medians in Gainesville ($585,000) or Bristow ($570,000) and more than Woodbridge ($472,000). 27% sold above asking. Outside Potomac Shores, the median townhouse sold for $450,000.

Against the neighbors. The chart sets Dumfries against the other Prince William markets and nearby towns across the county lines. Triangle ($662,500), the City of Manassas Park ($634,900), the City of Manassas ($625,000) and Woodbridge ($610,000) cost less at the median; Manassas ($749,900), Bristow ($825,000), Gainesville ($850,000) and Haymarket ($992,500) cost more. Lorton's median, across the Occoquan in Fairfax County, is $930,000.

Bright MLS closed sales, January 1 to October 2, 2026, filtered to detached houses with 3+ bedrooms and 2+ full baths, condos left out (homes owned as condominium units, including some townhouse-style condos). Nokesville, Haymarket, Gainesville, Bristow, Manassas (county part), Dumfries, Triangle and Woodbridge are Prince William County postal cities. The Cities of Manassas and Manassas Park are independent cities with their own governments and schools. Aldie, Clifton, Chantilly and Centreville are neighbors across the county lines. Occoquan and Dale City have too few house sales under their own names to chart; nearly all Dale City homes use Woodbridge addresses.

No Dumfries house or townhouse sold for more than 115% or less than 85% of its list price this year. One house sat 310 days before it sold. Eleven houses and six townhouses closed at zero or one day on market, which usually means new construction sold through the builder, so new homes are a small part of these numbers.

What can you afford in Dumfries? Start from the monthly payment you can live with, not the price. Prince William's tax rate is lower than Fairfax County's, homes inside the Town of Dumfries add a small town tax, and most communities charge HOA or owners' association dues; the calculator adds them for you.

Follow the money

22 of 198 Dumfries house buyers paid cash, and 71 used a VA loan.

Cash buyers spent $14.9 million of $140.7 million, 10.6% of the dollars. Their median house cost $635,000, against $675,000 for buyers with a loan, and cash showed up at every price: 6 of 48 houses under $605,000 and 4 of 51 at $775,000 and up.

House cash is spread fairly evenly across prices in Dumfries, unlike Woodbridge, where cash leans toward the cheapest houses. Townhouse cash stays at the entry level: 6 of the 10 cash townhouse buys were under $435,000, at a median of $385,000.

How 198 Dumfries house purchases were paid for, 2026

198 sales: conventional 85 · VA 71 · cash 22 · FHA and other 20

Conventional loan 43%VA loan 36%Cash 11%FHA and other 10%

More than one house buyer in three used a VA loan (the home loan for veterans and service members), 71 of 198, against 155 of 721 in Woodbridge and 25 of 149 in Bristow. One townhouse buyer in four, 45 of 184, did the same. Marine Corps Base Quantico is next door, and Fort Belvoir is up I-95.

What that means if you need a loan: a VA offer is ordinary here, not a surprise to a seller. Only 38% of houses went under contract within a week, so a financed buyer with a full pre-approval has more time to look and more room to ask for repairs or closing help than in western Prince William. The houses that do get multiple offers still sell over asking, so decide before the first showing how much you would pay in cash if the appraisal comes in below your offer.

Townhouses: 93 conventional, 45 VA, 31 FHA (government-backed loans with a low down payment), 10 cash, 3 other loans (one FHA with VHDA, Virginia's housing finance agency; one VHDA; one assumable, where the buyer takes over the seller's mortgage) and 2 cash buyers who also took over an assumable loan, of 184. Townhouse cash buyers spent $4.4 million of $97.7 million. Mixed cash-and-loan deals were counted as financed.

The interesting facts

Two markets in one: median house prices of $655,000 on the Montclair side and $925,000 in Potomac Shores.

Four things in the 2026 numbers that set Dumfries apart.

$925KMedian Potomac Shores house price, 37 sales
1 in 3House buyers used a VA loan: 71 of 198
6.6%Gross rental yield on the median house
38%Of houses under contract within a week (56% in Bristow)

Two zips, two markets. In 22025, the Montclair side, 121 houses sold at a median of $655,000 and 67 townhouses at $465,000. In 22026, which holds Potomac Shores and the Route 1 side, 77 houses sold at $755,000 and 117 townhouses at $597,000. Inside Potomac Shores alone, houses sold for a median $925,000 and townhouses for $654,990.

A VA loan market. 36% of house buyers and 24% of townhouse buyers used a VA loan, more than in Triangle (32%, 14 of 44 houses) or Woodbridge (21.5%). For a seller, that means preparing for a VA appraisal and inspection; for a VA buyer, it means your loan type is familiar to sellers here.

The rental numbers, and time to negotiate. A house at the median price of $675,000 rents for a median $3,700 a month, a 6.6% gross yield, close to Woodbridge (6.5%) and the City of Manassas (6.7%) and above Bristow (5.6%). And with only 38% of houses and 33% of townhouses going under contract within a week, buyers have more room here than in Bristow or Gainesville, where more than half sold that fast.

Rent or buy

A Dumfries house rents for a median $3,700 a month and sells for 15.2 years of rent.

A Dumfries house rents for a median of $3,700 a month and sells for a median of $675,000, a price-to-rent ratio of 15.2; a townhome rents for $2,788 and sells for $517,500, a ratio of 15.5.1

Potomac Shores rents for more: its 49 townhome leases had a median of $3,400 and its 9 house leases $4,300. Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio under 20 means a home sells for relatively few years of rent, so buying is good value for anyone staying five years or more; in Bristow the house ratio is 17.9, and on the Fairfax side of Chantilly it is 21.2. Only 48 houses were leased, so treat the house rent as a rough guide.

The houses

Montclair, Potomac Shores and Four Seasons: 108 of the 198 house sales.

Most Dumfries sales come from a few large communities: Montclair, built around a lake and a golf course; Potomac Shores, the newer planned community east of Route 1; and Four Seasons, a 55+ community.

Montclair. Most Montclair homes use a Dumfries 22025 address, so most Montclair sales are counted here: 51 houses at a median of $640,000 and 22 townhouses. The community is built around Lake Montclair, made by damming Powell's Creek, and a golf course that opened in 1972. Montclair has its own property owners association; ask for its dues and rules with the resale package.

Potomac Shores. A planned community just north of the Town of Dumfries and east of Route 1, with a golf club, a middle school that opened in 2021 and a town center that is still filling in. 37 houses sold at a median of $925,000 and 69 townhouses at $654,990. A VRE station is being built there.

Four Seasons in Historic Virginia. A 55+ community built from about 2002 to 2010, with homes designed for single-floor living, some with large basements. 20 houses sold at a median of $642,500.

Smaller communities. Wayside Village had 15 house sales at a median of $675,000 and Country Club Lake 10 at $641,500. Forest Park and Cascade Landing each had 14 townhouse sales and Williamstown 11. The Town of Dumfries itself, chartered in 1749, is a small part of the postal city along Route 1 and Quantico Creek.

What to check. The high school assigned to that exact street; the HOA or owners' association package with dues and any special assessment; whether the house is inside the Town of Dumfries, which adds a town tax; the age of the roof, windows and HVAC on an older Montclair house; and road noise if the lot backs onto I-95 or Route 234.

Daily life

A town chartered in 1749, Lake Montclair, and a masjid and halal kabobs on Main Street.

Outdoors and sights. The Town of Dumfries received its charter on May 11, 1749, and calls itself the oldest continuously chartered town in Virginia; it grew up at the head of the Quantico Creek harbor, and the Weems-Botts Museum keeps its history. Montclair life centers on Lake Montclair and the golf course, which opened in 1972. Potomac Shores has its own golf club, and Prince William Forest Park, the National Park Service forest near Triangle, is a short drive south. The Rose gaming resort opened in the town in November 2024, and the town cut its 2026 tax rate on the strength of its gaming tax revenue.

Food and groceries. On Main Street in the town, Tasty Kabob Plus serves halal Afghan kabobs steps from the Badr Community Center. Local sit-down favorites include Giorgio's Family Restaurant and the MontClair Family Restaurant on Dumfries Road. For more choice, the drive is to Old Bridge Road and Potomac Mills in Woodbridge; a grocery store is planned for the Potomac Shores town center. For halal meat, Sabah Groceries is in Dumfries, and Al-Barakah, Kabul Halal Market and Fair Price are in Woodbridge.

Taxes.4 Prince William County's 2026 real estate rate is $0.865 per $100 of assessed value, down from $0.906 in 2025, plus the county's fire and rescue levy of $0.07, about $0.935 all in. That is about $6,300 a year on a $675,000 house (the median price times the rate), before HOA dues, and about $1,500 less than the same price would pay in Fairfax County. Montclair and Potomac Shores are outside the town, so that is the whole bill there. Homes inside the Town of Dumfries also pay the town rate, cut from $0.1899 to $0.185 per $100 for fiscal 2027, which adds about $1,250. The county vehicle tax rate was $3.50 per $100 in 2025, with state relief on the first $20,000 of a personal car's value.

Up to five picks within about fifteen to twenty minutes of Dumfries in each cuisine, the one doing best at the top, and halal marked. One is on Main Street in Dumfries; most are on Old Bridge Road and around Potomac Mills in Woodbridge, and on Route 1 and Garrisonville Road in Stafford.7

Closed, so not listed: Tim's Rivershore Restaurant and Crabhouse on Cherry Hill Road, the riverside crab house in Dumfries, shows as closed on Yelp in 2026. Rankings weigh current Yelp ratings by review count and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Halal markets are listed under Masjids and halal markets and under Daily life above. Know one that belongs here? Tell Ahmed.

Is the median price what a home in Dumfries will cost?

No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Dumfries they sold from $380,000 to $1,500,000. Use the median to get a feel for the market, then look at homes on both sides of it.

How competitive is the Dumfries housing market?

Moderately. In 2026, 42% of Dumfries houses sold above the asking price and the median house went under contract in 12 days, but only 38% went under contract within a week, against 56% in Bristow. The middle house sold for its asking price (a median of 100.0% of list), and buyers had more room to negotiate repairs and closing costs than in western Prince William.

Do Dumfries buyers use VA loans or pay cash?

VA loans are very common: 71 of 198 house buyers (35.9%) and 45 of 184 townhouse buyers used one, with Marine Corps Base Quantico next door. Cash is less common: 22 house buyers paid cash (11.1%), spread across every price range, and 10 townhouse buyers (5.4%).

Is it better to rent or buy in Dumfries?

A median Dumfries house sells for about 15.2 times its median yearly rent ($675,000 against $44,400) and a townhouse for 15.5 times ($517,500 against $33,450). Ratios that low make buying good value for anyone staying five years or more, and they mean gross yields of 6.6% on houses and 6.5% on townhomes, before costs.

VRE's Fredericksburg Line stops at Rippon and Quantico today, and a Potomac Shores station is expected by 2027. These drive times are estimates.
