Quick answer
The median single-family home in Leesburg sold for $1,140,000 in 2026 and went under contract in six days, and 46% sold above the asking price.
Leesburg is the Loudoun County seat and an incorporated town with its own real estate tax. A "Leesburg, VA" address covers more than the town: zips 20175 and 20176 also take in Lansdowne, River Creek and county land around the town, where the town tax does not apply. This page covers the whole Leesburg mailing area: what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.
You reach me, not a call center. Calls and texts go to my own phone, and I never sell your name to other agents.

★ Closed sales, January 1 to October 2, 20261
All sales were in zips 20175 and 20176: 170 houses and 100 townhouses in 20175, 263 houses and 154 townhouses in 20176. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Why people choose Leesburg
Bigger houses and new construction, with 45 sales on VA loans.
Five bedrooms and about 3,200 square feet above ground; new construction, 76 of the 433 house sales; VA loans on 45 sales; and the shops on East Market Street.
Buyers choose Leesburg over Ashburn for about $46,700 less at the median and a real downtown, and accept a longer drive east. They choose it over Sterling for a bigger, newer house, for $360,000 more at the median. Inside the town they pay the town tax and get the town's own police and services; addresses in Lansdowne and River Creek pay only the county. If you are torn, decide on the commute and the high school first; the price follows.
Prices
$1,140,000 for the median Leesburg house in 2026, and $700,000 for the median townhouse.
The median Leesburg house cost $46,700 less than in Ashburn ($1,186,700) and $360,000 more than in Sterling ($780,000), and it bought a big house: five bedrooms and about 3,200 square feet above ground.
Houses. 433 houses sold, from $452,000 (the lowest sale) to $6,500,000 (the highest), 170 of them in 20175 and 263 in 20176. 46% sold above asking and 55% went under contract within a week, about the same share over asking as South Riding (44%) and well below the Fairfax side of Chantilly (67%).
Townhouses. 254 sold at a median of $700,000, from $300,000 (the lowest sale) to $1,555,000 (the highest). That is less than Ashburn ($740,000) or Brambleton ($840,000) and more than Sterling ($592,500). 37% sold above asking.
Against the county. Leesburg ties South Riding (the Loudoun side of the Chantilly address, zip 20152) at $1,140,000. Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000) and Ashburn ($1,186,700) cost more; Broadlands ($1,127,180), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less.
Median single-family sale price, Loudoun County, 20262
Middleburg, Loudoun County side, $1,765,000; Waterford $1,425,000; Lansdowne, a community in the Leesburg address, $1,350,000; Aldie $1,348,862; Brambleton $1,204,938; Hamilton $1,200,000; Ashburn $1,186,700; Leesburg $1,140,000; South Riding, the Loudoun side of the Chantilly address (zip 20152), $1,140,000; Broadlands $1,127,180; Cascades, a community in the Sterling address, $1,010,000; Purcellville $920,000; Round Hill $850,000; Lovettsville $850,000; Sterling $780,000.
Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 for Aldie, Ashburn, Brambleton, Broadlands, Leesburg, South Riding and Sterling, and to October 4 for the other eight places. A gray bar means fewer than 10 townhouses sold, too few to give a median.

They are not bidding wars. They lift the average sold-to-list ratio (sale price as a share of the asking price) to 101.6%; the median, 100.0%, is the better number. The top sale, $6,500,000, was paid with cash and a conventional loan.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
57 of 433 house buyers paid cash, and the share climbs with the price.
In 2026, cash buyers spent $74.4 million of the $533.1 million paid for Leesburg houses, 14.0% of the dollars. Their median house was $1,250,000 against $1,106,812 financed.
Share of house sales paid in cash, by price, 2026
Under $900,000 8% (9 of 107); $900,000 to $1.14 million 11% (12 of 109); $1.14 million to $1.35 million 15% (16 of 108); $1.35 million and up 18% (20 of 109).
The cash share more than doubles from the cheapest quarter of sales to the most expensive. Overall, 13.2% of Leesburg houses sold for cash, the same as Sterling, less than Ashburn (16.9%) and far more than Brambleton (4.8%) or Broadlands (2.2%). Townhouses follow the same pattern: 11 of the 66 townhouses at $825,000 and up sold for cash.
How 433 Leesburg house purchases were paid for, 2026
433 sales: conventional 316 · cash 57 · VA 45 · FHA and other 15
About one house buyer in ten used a VA loan, 45 of 433. The less common loan types were 9 FHA, 3 other, 2 adjustable-rate and 1 mixed cash-and-loan deal.
What that means if you need a loan: under $900,000 you will rarely meet a cash offer, 9 of 107 sales. Above $1.35 million nearly one buyer in five pays cash, so a financed offer there needs a full pre-approval, a short inspection window and an appraisal-gap plan (how much extra cash you will put in if the appraisal comes in below your offer) that you decided before the open house. On a builder's new house, ask what the builder will pay toward closing and what it asks in return.
Townhouses: 192 conventional, 26 cash, 21 VA, 13 FHA and 2 other of 254; the cash median townhouse was $744,000 against $700,000 financed. Mixed cash-and-loan deals were counted as financed.
The interesting facts
76 of the 433 houses sold were builder sales, on the market a day or less.
Four things in the 2026 numbers that set Leesburg apart.
Check the town line, not the zip. The Town of Leesburg adds its own real estate tax, but many Leesburg addresses are outside the town, including Lansdowne and River Creek. Both zips have addresses on each side of the line, so the zip does not tell you; the tax record does.
Read the over-asking number carefully. 46% of houses sold above asking, but 19 of the 23 sales above 115% of list were new houses where the buyer paid for upgrades after the base price was listed. Across all houses the median sale price was 100.0% of the asking price.
Renting? Townhomes are the rental market: 163 were rented in 2026 at a median of $3,250, against 55 houses at $4,250.
Rent or buy
A Leesburg house sells for 22.4 times its yearly rent, a townhouse for 17.9.
A Leesburg house rents for a median of $4,250 a month and sells for $1,140,000, a price-to-rent ratio of 22.4; a townhome rents for $3,250 and sells for $700,000, a ratio of 17.9.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 55 | 163 |
| Median monthly rent | $4,250 | $3,250 |
| Average monthly rent | $4,587 | $3,302 |
| Gross rental yield | 4.5% | 5.6% |
| Rent range, lowest to highest lease | $2,800 to $12,000 | $2,025 to $5,650 |
Gross yield is a year's rent divided by the price, before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a Leesburg house is fair value for anyone who may move within a few years, a little more so than in South Riding (21.1). A townhouse, at 17.9 times its yearly rent, is where buying beats renting sooner if you plan to stay. The $12,000 house lease was an estate home; it lifts the average, not the median.
Own in Leesburg already? Nearly half the houses sold above asking this year, and builder sales pull the averages up. Ahmed runs a real comparative analysis against the 687 sales on this page, resales against resales, not a website estimate.
The houses
A historic downtown, River Creek's 1,132 homes on the Potomac, and new subdivisions.
The town grew out from the courthouse on King and Market streets; Lansdowne and River Creek, east along Route 7, have Leesburg addresses but sit outside the town.
Downtown and the historic district. The streets around the courthouse hold the oldest houses in town, brick and frame homes from the 1700s and 1800s. Inside the historic district, changes to the outside of a house go through the town's Board of Architectural Review, so ask before you plan an addition or new windows.
The rest of the town. Beyond downtown, most of Leesburg is subdivisions of colonials and townhouses with HOAs, on both sides of the Route 15 and Route 7 bypasses. These addresses pay the town tax.
River Creek and Lansdowne (20176). River Creek is a gated country-club community of about 1,132 homes on more than 600 acres along the Potomac, built from 1997 to 2008, with houses, townhomes and patio homes. Lansdowne next door has a 45-hole golf club and Lansdowne Resort. Both are outside the town limits and pay only the county tax. Lansdowne has its own page: 46 houses sold there in 2026 at a median of $1,350,000.
New construction. 76 houses and 31 townhouses were builder sales in 2026, with a median new house of $1.24 million. Ask for the base price, what is included, what the upgrades cost, the warranty, and whether the lot is inside the town.
What to check. Whether the address is inside the town on the tax record; the HOA resale package with dues and any special assessment; the roof, windows and HVAC on an older house; and traffic noise on lots that back onto the bypasses.

Commute
The Greenway to Dulles, the Silver Line at Ashburn, and commuter buses to DC.
Leesburg sits at the west end of the Dulles Greenway, a private toll road to Dulles Airport and the Toll Road; Route 7 is the free way east. The Silver Line's Ashburn station is the nearest Metro, and the Leesburg Park and Ride on Gourley Transit Drive has weekday commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 60 to 95 min | Greenway, Toll Road and I-66, or the commuter bus |
| Pentagon | 55 to 85 min | Greenway and Toll Road to I-66, or the commuter bus |
| Tysons | 35 to 55 min | Greenway and Toll Road, or Route 7 |
| Ashburn Metro station | 15 to 25 min | Dulles Greenway east |
| Dulles Airport | 20 to 30 min | Dulles Greenway |
Loudoun County Transit runs the commuter buses in the morning and late-afternoon rush only.5 The Greenway saves time but its toll is an extra monthly bill, and Route 7 is free but slower at rush hour. If you work at a Silver Line stop, parking at Ashburn station and riding in can beat the drive. Ahmed will do the 7:45 drive with you before you offer.
Daily life
Ball's Bluff, the W&OD Trail, and a halal butcher on East Market Street.
Outdoors and sights. Ball's Bluff Battlefield, site of an 1861 Civil War battle, is on the Potomac at the edge of town. Morven Park, a historic estate with grounds open to visitors, is on the west side, and the W&OD Trail runs through town toward Purcellville and Arlington. Downtown has the courthouse, shops and restaurants on King and Market streets, and Leesburg Corner Premium Outlets is off the Route 15 bypass.
Food and groceries. East Market Street is where the halal shops are: Eastern World Market for halal meat and groceries, and Taste of Lebanon and Red Kabob, both all-halal kitchens, next door. Downtown has Fire Works Pizza, Tuscarora Mill and King Street Oyster Bar.
Taxes, inside the Town of Leesburg.4 Loudoun County's $0.805 per $100 of assessed value plus the town's $0.1774, about $0.98 all in: roughly $11,200 a year on a $1,140,000 house, or $6,900 on a $700,000 townhouse. On cars, the town adds $1.00 per $100 to the county's $3.09.
Taxes, outside the town. Leesburg addresses outside the town limits, including Lansdowne and River Creek, pay only the county: roughly $9,200 a year on a $1,140,000 house, before HOA dues, and $3.09 per $100 on cars. Ask Ahmed to check the tax record before you offer.

Is the median price what a home in Leesburg will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Leesburg they sold from $452,000 to $6,500,000. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Leesburg housing market?
Competitive but not frantic: in 2026, 46% of houses sold above the asking price, 55% went under contract within a week, and the median house took 6 days. The median sale price was 100.0% of the asking price. Many of the biggest premiums over list were new houses where buyers paid for upgrades, not bidding wars.
Do Leesburg buyers pay cash or use VA loans?
In 2026, 57 of 433 house buyers paid cash (13.2%), 316 used a conventional loan and 45 a VA loan. Cash rises with price: 9 of 107 houses under $900,000 sold for cash, against 20 of 109 at $1.35 million and up.
What is rent in Leesburg, Virginia?

Is it better to rent or buy in Leesburg?
A median house sells for 22.4 times its yearly rent and a townhouse for 17.9 times, gross yields of 4.5% and 5.6%. A ratio above 20 means renting a house is fair value if you may move within a few years; buying a townhouse beats renting sooner for anyone who plans to stay.
Which high schools serve Leesburg?
All of Leesburg is Loudoun County Public Schools. Most addresses feed Loudoun County High (Niche A-, US News #82 in Virginia), Heritage High (Niche A, US News #96) or Tuscarora High (Niche B+), and Lansdowne feeds Riverside High (Niche A+, US News #26 in Virginia). Loudoun County Transit commuter buses run from the Leesburg Park and Ride to Rosslyn, Crystal City, the Pentagon and DC at rush hour. These drive times are estimates.
What is the property tax in Leesburg, Virginia?
It depends on the town line. Inside the Town of Leesburg you pay Loudoun County's $0.805 per $100 plus the town's $0.1774, roughly $11,200 a year on a $1,140,000 house.
