Quick answer

The median single-family home with a Waterford address sold for $1,425,000 in 2026, or $377 a square foot, after a median of 21 days on the market, and 7 of the 29 house buyers paid cash.

Waterford is an unincorporated village in western Loudoun County, settled around 1733 by Quakers and a National Historic Landmark since 1970. It has no town government and no town tax, so every Waterford address pays Loudoun County's tax only. A "Waterford, VA" address (zip 20197) covers much more than the village: farms, estates and newer subdivisions such as Glenmore Farm and the Reserve at Waterford share it. This page covers the whole Waterford mailing area: what a house costs, how buyers pay, what it rents for, which schools serve it, the commute, and where to eat. Every number is from Bright MLS closed sales, pulled on October 4, 2026, not from a listing site's estimate. It is a small market, so read each number as a guide, not a trend.

Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. Counting every closing with no bedroom or bath filter, 32 homes sold with a Waterford address, one of them a townhouse. One townhouse sold all year, for $889,000. Why people choose Waterford

History or acreage 15 minutes from Leesburg. In Waterford, one house buyer in four paid cash.

Three acres and a Blue Ridge view instead of a subdivision lot; an old house in a historic village; cash at the top of the market, where the median cash sale was $1,725,000; and Leesburg close by, with a long drive east. 22 of the 29 house sales in 2026 used a loan, 3 of them a VA loan.

Buyers choose Waterford over Leesburg for a village and land, at $285,000 more at the median and 15 to 20 more minutes each way. Against Hamilton ($1,200,000) they get a bigger median house and lot, 3,918 square feet above ground on 3.3 acres against 3,416 on 2.2, and no town tax on any address. Lovettsville ($850,000) offers a similar lot, 3.1 acres, with a smaller house, 2,792 square feet. And because Waterford sellers took a median 98.4% of asking, there is room to negotiate. If you are torn, decide on the commute and the school zone first; the price follows.

Prices

$1,425,000 for the median Waterford house in 2026, $285,000 more than in Leesburg.

The median Waterford house cost $285,000 more than in Leesburg ($1,140,000) and $225,000 more than in Hamilton ($1,200,000), on 29 house sales against 433 in Leesburg and 48 in Hamilton. Per square foot the gap is much smaller, $377 against $373 in Leesburg and $360 in Hamilton, because the median Waterford house was bigger: 3,918 square feet above ground on 3.3 acres.

Houses. 29 houses sold, from $875,000 (the lowest sale) to $3,100,000 (the highest), at a median of $1,425,000 and an average of $1,530,677, and 25 of them, 86%, sold for $1 million or more. The median house spent 21 days on the market, against 16.5 in Lovettsville, 7.5 in Hamilton and 6 in Purcellville or Leesburg, and 38% went under contract within a week. Only 3 of the 29 sold above asking, 10%, against 29% in Hamilton, 35% in Purcellville and 46% in Leesburg; the median house sold at 98.4% of its asking price and the average at 98.2%. Sellers here negotiated.

Townhouses. One townhouse sold all year, for $889,000, with 3,754 square feet, at its full asking price after 17 days. One sale is not a market. For a townhouse nearby, Purcellville had 30 sales at a median of $584,000 and Leesburg 254 at $700,000.

Against the county. Middleburg's Loudoun side ($1,765,000) cost more. Lansdowne ($1,350,000), Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000 each), Broadlands ($1,127,180), Cascades ($1,010,000), Purcellville ($920,000), Round Hill and Lovettsville ($850,000 each) and Sterling ($780,000) cost less. With 29 sales, two or three estates can move Waterford's median by tens of thousands of dollars.

Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.

What can you afford in Waterford? Start from the monthly payment you can live with, not the price. Waterford has no town tax, but a newer subdivision may add an HOA, and a country house may bring a well, a septic system and a long driveway to keep up. The calculator adds the tax for you.

Follow the money

7 of 29 Waterford house buyers paid cash, and their median house cost $1,725,000.

In 2026, cash buyers spent $12.5 million of the $44.4 million paid for Waterford houses, 28% of the dollars. Their median house was $1,725,000 against $1,405,000 financed. The cash share of houses, 24.1%, is larger than in Purcellville (19.7%), Ashburn (16.9%), Leesburg (13.2%) or Hamilton (10.4%), and smaller than on Middleburg's Loudoun side (12 of 25, 48%).

Share of house sales paid in cash, 2026

  1. Houses24%7 of 29

Houses 24% (7 of 29).

About one Waterford house buyer in four paid cash, against about one in five in Purcellville and one in ten in Hamilton. Cash leaned to the top: the cash median was $320,000 above the financed median, and the $3,100,000 top sale on 40 acres was a cash purchase. With 29 sales, one more or one fewer cash buyer moves the share by about three points.

How 29 Waterford house purchases were paid for, 2026

29 house sales: conventional 18 · cash 7 · VA 3 · FHA 1

Conventional loan 62%Cash 24%VA loan 10%FHA loan 3%

18 of 29 house buyers used a conventional loan. Three used a VA loan, 10.3%, about the same share as in Leesburg (45 of 433), and one used an FHA loan.

What that means if you need a loan: in the upper half of the market you may be up against cash, so have a full pre-approval before you tour. But Waterford sellers took a median 98.4% of their asking price, and only 3 of 29 houses sold over it, so a strong financed offer can still win on terms rather than price. On a historic house or a farm with few close comparable sales, ask your lender early about the appraisal, and plan time for the well and septic inspections and any outbuildings.

Cash share is counted from the Buyer Financing field across all 29 house sales. The one townhouse sale was not a cash purchase.

The interesting facts

A National Historic Landmark village since 1970, and 25 of 29 houses sold for $1 million or more.

Four things in the 2026 numbers that set Waterford apart.

1970The year the Waterford Historic District became a National Historic Landmark
86%Of houses sold for $1 million or more: 25 of 29 (56% in Hamilton)
3,918Square feet above ground in the median house sold, on 3.3 acres (3,416 in Hamilton)

A village inside a bigger mailing area. The 2020 census counted 181 people in the Waterford census-designated place (an area the Census Bureau counts by name, with no town government of its own), the village itself, and 7 of the 29 house sales in 2026 were in it. Glenmore Farm had 4 and the Reserve at Waterford 3; the rest were farms, estates and other country lots with a Waterford address. Because Waterford is unincorporated, every one of those addresses pays only the county tax: there is no town line to check.

Big houses that took time to sell. Of the five western Loudoun postal cities on these pages, Purcellville, Round Hill, Lovettsville, Hamilton and Waterford, Waterford had the largest median house and lot: 3,918 square feet above ground on 3.3 acres, against 2,792 on 3.1 in Lovettsville and 3,416 on 2.2 in Hamilton. It also had the longest median time on the market, 21 days, and the smallest share sold over asking, 10%. The top sale took 176 days and closed at 86% of its asking price.

Houses, not townhouses or rentals. One townhouse sold and one house was leased in Waterford in 2026. A buyer who needs a townhouse, or anyone who wants to rent first, will be looking in Purcellville or Leesburg.

Rent or buy

One Waterford house was leased in 2026, at $5,500 a month, too few to judge rent against price.

The single house lease of 2026 was $5,500 a month for three bedrooms on 10 acres. Against the $1,425,000 median house that is a price-to-rent ratio of 21.6, but it rests on one lease, so treat it as a rough guide, not a market rent.1

Gross yield is a year's rent divided by the price, before the mortgage, tax, insurance and upkeep. A ratio of 21.6 would sit close to Leesburg's 22.4, which rests on 55 house leases, and above Purcellville's 19.0 on 14. But one lease of a house on 10 acres says little about what a typical Waterford house would rent for, so do not decide rent against buy on it. The practical point is supply: with one lease all year and no townhome leases, renting first in Waterford is hard. Anyone who wants to rent first will usually look in Leesburg or Purcellville while waiting for the right house here.

Own in Waterford already? With 29 house sales a year, a website estimate has little to work with. Ahmed runs a real comparative analysis against the closest sales in Waterford and the rest of western Loudoun, matched for land, age and size.

The houses

The historic village, Glenmore Farm's 3-acre lots, and farms of up to 40 acres.

The village is small and old; most Waterford addresses are outside it, in newer subdivisions on big lots or on the farms and country roads around it.

The village. Amos Janney, a Quaker from Bucks County, Pennsylvania, and other Friends set up a mill here around 1733, and the village grew around it along Catoctin Creek. The Waterford Historic District was named a National Historic Landmark in 1970. 7 of the 29 house sales in 2026 were in the village. On an old house, ask the age of the roof, wiring and systems, whether the house is on a well and septic system, and whether exterior changes need a historic review before you plan an addition.

Glenmore Farm. A Van Metre community of homesites of 3 acres and more, with big porches and Blue Ridge views; many of the houses in recent listings were built from 2023 to 2025. It had 4 house sales in 2026. One listing showed an HOA fee of $95 a month; check the resale package for the current amount.

The Reserve at Waterford. A subdivision north of Route 7; one recent listing there sat on 1.73 acres. It had 3 house sales in 2026.

Farms and estates. The other 15 house sales were farms, estates and houses on country lots across 20197. The top sale, $3,100,000, came with 40 acres, and the one lease of the year was a house on 10 acres.

What to check. Which schools the address is zoned for (see below); the well and septic system and when they were last inspected; internet service, which varies road by road in rural Loudoun; any conservation easement on the land; and the drive east at 7:30 am.

Commute

Country roads to Leesburg in 15 to 20 minutes, then the Greenway or a commuter bus east.

Waterford sits on country roads north of Route 7, and every commute east starts with the drive into Leesburg. From there the Dulles Greenway, a private toll road, runs to Dulles Airport and the Toll Road, and the free Route 7 runs east to Tysons.

Weekday at 8 am from the village of Waterford. From a farm farther out in 20197 add a few minutes. Drive times are estimates; the low end is a normal day, the high end a bad one.6

No bus serves the village. The nearest park-and-ride is the Harmony lot on East Colonial Highway in Hamilton, about 10 minutes south, where Loudoun County Transit's Route 40 Purcellville Connector runs on weekdays to the Loudoun County Government Center in Leesburg. The commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC leave from the Leesburg Park and Ride on Gourley Transit Drive, in the morning and late-afternoon rush only.5 For a downtown DC job, MARC's Brunswick Line runs weekday commuter trains to Union Station from Brunswick, Maryland, about 25 to 30 minutes north across the Potomac by Lovettsville. The Greenway saves time but its toll is an extra monthly bill. Ahmed will do the 7:30 drive with you before you offer.

Daily life

Catoctin Creek trails, the Waterford Fair each fall, and halal shops 15 to 20 minutes away in Leesburg.

Outdoors and sights. The Waterford Foundation keeps two trails on the Phillips Farm, a conserved farm beside the village: a mostly flat interpretive trail of about 1.3 miles along Catoctin Creek, with entrances behind the Waterford Mill on Main Street and the Second Street School, and a hillier one-mile trail with a view over the village. The Second Street School is a one-room schoolhouse built in 1867 by Waterford's Black community with help from the Freedmen's Bureau and local Quakers; it taught the village's African American children until 1957.

The Waterford Fair. Each fall the Waterford Foundation opens historic homes and gardens to visitors and fills the village with craft artisans. The 82nd Waterford Fair ran October 2 to 4, 2026, with more than 225 artisans and artists, a juried art show and docents in the historic houses; tickets were $20 in advance, and the proceeds support the foundation's preservation work. Plan around the traffic that weekend if you live in the village.

Food and groceries. In the village, the Corner Store on Main Street is a home goods shop with a cafe, coffee, pastries, beer and wine, open Thursday to Sunday. Jules Caribbean BBQ is on Charles Town Pike, and the Wine Reserve at Waterford is one of several wineries nearby. For a full grocery run, drive to Leesburg or Purcellville. For halal meat and Middle Eastern, Afghan and South Asian groceries, Eastern World Market is on East Market Street in Leesburg, with two halal kitchens on the same street.

Taxes.4 Waterford is unincorporated, so there is no town tax anywhere in 20197. Loudoun County's $0.805 per $100 of assessed value comes to roughly $11,500 a year on a $1,425,000 house, or about $7,200 on the $889,000 townhouse, before any HOA dues. Cars pay the county's $3.09 per $100.

For Middle Eastern, Afghan and halal food, Leesburg is nearest. The one doing best is at the top of each list, and halal is marked.7

Closed, so not listed: Mediter Rustic Cuisine in Purcellville and 5 Tara Authentic Indian Cuisine in Leesburg both show as closed on Yelp in 2026. The Corner Store in the village has a perfect 5.0 on Yelp but only 5 reviews, too few to rank. Rankings weigh current Yelp ratings by review count and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Questions

What people ask about Waterford.

How much does a house cost in Waterford, Virginia in 2026?

The median single-family home (3+ bedrooms, 2+ full baths) with a Waterford address sold for $1,425,000 in 2026 through October 4, across 29 sales in Bright MLS, from $875,000 (the lowest sale) to $3,100,000 (the highest), and 25 of the 29 sold for $1 million or more. That is $285,000 more than Leesburg ($1,140,000) and $225,000 more than Hamilton ($1,200,000). Per square foot it is close to Leesburg, $377 against $373, because the median Waterford house is bigger: 3,918 square feet above ground on 3.3 acres. One townhouse sold all year, for $889,000.

What was the cheapest home sold in Waterford, Virginia in 2026?

Is the median price what a home in Waterford will cost?

No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Waterford they sold from $875,000 to $3,100,000. Use the median to get a feel for the market, then look at homes on both sides of it.

How competitive is the Waterford housing market?

Less competitive than Leesburg or Hamilton. The median house spent 21 days on the market in 2026, against 6 in Leesburg and 7.5 in Hamilton, and 38% went under contract within a week. Only 3 of 29 houses sold above asking, and the median house sold at 98.4% of its asking price, so there is room to negotiate. The top sale, $3,100,000 on 40 acres, closed at 86% of its asking price after 176 days.

Do Waterford buyers pay cash?

In 2026, 7 of 29 house buyers paid cash (24.1%), 18 used a conventional loan, 3 a VA loan and 1 an FHA loan. Cash buyers spent $12.5 million of the $44.4 million paid for Waterford houses, 28% of the dollars, and their median house cost $1,725,000 against $1,405,000 financed. The cash share is larger than Purcellville (19.7%) or Leesburg (13.2%) and smaller than Middleburg's Loudoun side (48%).

What is rent in Waterford, Virginia?

Only one house was leased in Waterford in 2026, for $5,500 a month (three bedrooms on 10 acres), and no townhomes were leased. One lease is not a market rent, so anyone who wants to rent first will usually look in Leesburg or Purcellville.

Is it better to rent or buy in Waterford?

On the one lease of 2026, a median house sells for 21.6 times its yearly rent ($1,425,000 against $66,000), a gross yield of 4.6%, close to Leesburg's 22.4. But that rests on a single lease of a house on 10 acres, so do not decide rent against buy on it; the bigger issue is that almost nothing comes up to rent.

Which schools serve Waterford?

All of Waterford is Loudoun County Public Schools. Waterford Elementary (Niche A-) is on Loyalty Road and feeds Harmony Middle in Hamilton (Niche B+) and Woodgrove High in Purcellville (Niche A-, #65 in Virginia, US News #71 in Virginia). For the 2026-2027 school year, Glenmore Farm and the Reserve at Waterford are zoned for Kenneth Culbert Elementary, Harmony Middle and Woodgrove High (LCPS address lookup, checked October 16, 2026). A late-2023 proposal to move them to Blue Ridge Middle and Loudoun Valley High did not take effect. Zones can change, so check the address with LCPS before you offer.

How long is the commute from Waterford to DC?

At 8 am on a weekday, downtown DC is about 75 to 110 minutes by car via Leesburg, the Dulles Greenway, the Toll Road and I-66, the Pentagon 70 to 100, Tysons 50 to 70, the Ashburn Silver Line station 30 to 40 and Dulles Airport 35 to 45. Downtown Leesburg is 15 to 20 minutes away, where Loudoun County Transit commuter buses leave for Rosslyn, Crystal City, the Pentagon and DC at rush hour. MARC trains to Union Station leave from Brunswick, Maryland, about 25 to 30 minutes north. These drive times are estimates.

What is the property tax in Waterford, Virginia?

Waterford is an unincorporated village, so there is no town tax: every Waterford address pays only Loudoun County's $0.805 per $100, roughly $11,500 a year on a $1,425,000 house, before any HOA dues. Cars pay the county's $3.09 per $100.
