Why people choose Annandale

A real lot, a short drive and an established neighborhood.

Single-family houses on their own lot inside the Beltway; older houses that suit a renovation or a full rebuild; and established streets close to the Pentagon, DC, Fairfax and Falls Church.

Buyers choose Annandale over Fairfax for about $60,000 less at the median and a shorter drive to the Pentagon and DC, and over Falls Church for the lot. They choose it over Springfield and Burke for being inside the Beltway. Many 1950s houses here sell to builders for the land; for a newer house, the next step is usually Vienna or Fairfax.

Prices

What the $925,000 median buys: a mid-century house on a wooded lot.

Annandale's cheapest single-family sale of 2026 was $625,000 and its most expensive $2,790,000, and 164 of the 251 houses sold under $1 million.

The typical Annandale house is a late-1940s to 1960s brick rambler, split-level or colonial on a quarter to half acre of oaks, in Sleepy Hollow Woods, Broyhill Crest, Canterbury Woods or Wakefield Forest. Updated, it sells near the median. Original, it sells under $800,000 (53 sales), often to a builder. Above $1.3 million (28 sales) are the rebuilds: the same lot with a new house on it.

Annandale is a house market. 251 houses sold against 72 townhomes, about three and a half to one. The townhomes sold at a median of $627,000, from $490,000 (the lowest sale) to $899,900 (the highest), took a median 7 days to go under contract, and half went over asking.

At a median $486 a square foot, Annandale houses cost more per foot than Fairfax ($451) or the Alexandria side of the county ($468). Against Fairfax they still cost less per house, $925,000 against $985,000, because they are smaller. You are paying for the lot and for being inside the Beltway, ten minutes from Seven Corners and fifteen from the Pentagon.

Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.

Follow the money

Cash goes to the cheapest houses. Loans finance the rest.

In 2026, 38 of 251 single-family sales (15%) closed without a mortgage, and they made up 14% of all the money spent on houses. Under $800,000, almost one house in four sold for cash.

  2. $800K to $1M15%17 of 111

Under $800,000 the cash goes to original houses bought for the lot. From $1 million to $1.3 million, the renovated houses, only 4 of 59 sold for cash. Here a sale at exactly a row's top price, like $800,000, counts in that row; the price chart above counts it in the next row up.

251 sales: cash 38 · conventional 184 · VA 24 · FHA and mixed 5

Cash buyers paid less: a median of $885,000 against $930,000 financed, and went under contract in about the same number of days. 184 buyers used a conventional loan and 24, about one in ten, a VA loan, fewer than Fairfax or the Alexandria side because Annandale is further from Fort Belvoir.

What that means if you need a loan: in the band where most buyers shop, $800,000 to $1.3 million, you are competing almost entirely with other financed buyers. Half the houses sold over asking and 57% went under contract within a week, so the offer that wins is a full pre-approval, a fast inspection and an escalation cap you decided before the open house.

Townhomes: 6 of 72 sales were cash (8%), and those buyers spent $3.8 million of $45.9 million (8%). The cash median, $627,000, was the same as the financed median, because the cash sales sat at the two ends: 3 under $600,000 and 3 over $652,000. Conventional 54, VA 8, FHA 3, other 1. Mixed cash-and-loan deals were counted as financed.

Inside the Beltway. Most of Annandale sits inside I-495, and 164 of its 251 houses, most on wooded lots, still sold under $1 million. At those prices builders buy the original houses for the land, and the renovated ones go over asking.

What sells. Houses on a real lot with a short drive, and original houses bought to renovate or rebuild, for less than Falls Church prices.

Rentals. A house rents for a median $3,950 a month and leases in a median 18 days; townhomes are fewer and slower, 61 leases at a median 28 days. The rental market here is houses, not townhomes.

Rent or buy

Buying beats renting here, but only just.

A single-family home rents for a median of $3,950 a month and sells for $925,000, a price-to-rent ratio of 19.5; a townhome rents for $3,100 and sells for $627,000, a ratio of 16.9.1

Gross yield is before the mortgage, tax, insurance and upkeep. Under 20, anyone who stays five years or more can usually expect buying to beat renting, and a townhome at 16.9 gets there sooner. Three house leases that closed far above their asking rent look like data-entry errors and are left out of the range; they do not change the median.

Own in Annandale already? Half the houses here sold over asking this year, and builders are paying for lots. Ahmed runs a real comparative analysis against the 251 sales on this page, as a renovated sale and as a lot, not a website estimate.

The houses

Brick ramblers, split-levels and the rebuilds next door.

Annandale was built out between the late 1940s and the 1960s, and most of it still looks that way: brick houses on wooded lots, civic associations instead of HOAs, and a new build on every few streets.

Sleepy Hollow Woods. A preserved mid-century neighborhood built from 1958 to 1965; almost nine in ten of its homes date from 1940 to 1969. Ramblers and split-levels on sloped, wooded lots, with one of the strongest civic associations in the area.

Canterbury Woods and Wakefield Forest. Mid-1960s split-levels, colonials and ramblers on the west side, toward Fairfax. This is the Woodson pyramid (Woodson High and the schools that feed it), and it is where the renovated houses go furthest over asking.

Broyhill Crest and the Columbia Pike side. Started in 1951 and still filling in, with houses from the 1950s to new builds. The shortest drive in Annandale to the Pentagon and Arlington.

The townhomes. 72 sales, mostly 1970s to 1990s communities off Little River Turnpike, Backlick Road and Braddock Road. The garden condos along Little River Turnpike are a separate, cheaper market not counted here.

What to check. Radon, the age of the electrical panel and galvanized pipe in any original house; drainage on the sloped lots; and, if you plan to add on, what the lot allows. If you are buying from a builder, ask for the permits and the warranty in writing.

Commute

No Metro, but the Beltway, 395 and Columbia Pike are all minutes away.

Annandale has no Metro station of its own. Most people drive, take Columbia Pike buses to the Pentagon, or park at Dunn Loring-Merrifield on the Orange Line, about four miles north.

Koreatown. Little River Turnpike and Columbia Pike are one of the largest Korean commercial districts on the East Coast: barbecue, soup houses open all night, bakeries and H Mart on Heritage Drive, which also has a halal meat section.

Outdoors. Wakefield Park is 292 acres off Braddock Road, from Lake Accotink to Little River Turnpike, with the Audrey Moore RECenter's pool, a free skate park, tennis and pickleball, and almost two paved miles of the Cross County Trail.

Halal and Middle Eastern. Naz Foods on Markham Street cuts halal meat to order. Halalco, the big halal supermarket, is ten minutes east in Bailey's Crossroads, with Jenin Pastry for knafeh. Mustafa Center is on Braddock Road.

Hospitals and shopping. Inova Fairfax Hospital, the region's Level I trauma center, is about five minutes up Gallows Road. The Mosaic District is ten minutes north.

Taxes.4 Annandale is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 of assessed value plus $0.0335 in county fees, about $1.15 all in, roughly $10,700 a year on a $925,000 house. Some streets add a leaf-collection or refuse fee. The car tax is $4.57 per $100 of each vehicle's value.
