How a REALTOR® prices your home

The home value estimator above gives a quick range for Fairfax and Northern Virginia homes from a computer model. The written valuation is checked by hand against the closed sales nearest your home.

A valuation is not a Zestimate

Zillow's Zestimate and other online estimates come from computer models. They read public records and sales across a wide area, but they never walk through the house, so they cannot see a new kitchen, a wet basement or the busy road behind the yard.

A written valuation from Ahmed starts with the Bright MLS closed sales nearest your home: the same subdivision or street where possible, the same type of home, sold recently. He checks each comparable sale by hand, including how it was finished and what it sold for against its asking price, then adjusts for the differences.

What drives value in Northern Virginia

  • Town. The town, and which side of a town or county line the house sits on, which can change the tax rate and the schools.
  • School pyramid. The high school the address feeds. Boundaries move, so the valuation checks the current one.
  • Lot. Size, slope, privacy and what it backs onto; where lots are large, also the well and septic system.
  • Condition. The kitchen and baths, the age of the roof and HVAC, and a finished basement.
  • Season and competition. How many similar homes are for sale the week you list. That changes month to month, so every valuation is dated.

What happens after you ask

  1. You send the details Answer the questions on this page. Your message goes to Ahmed's own phone or email, not a call center.
  2. Ahmed picks the comparable sales He chooses the Bright MLS closed sales nearest your home. He checks each one by hand, including how it was finished.
  3. You get the written valuation Within 24 hours, Ahmed sends a written valuation that says what your house should list at. It is free, and asking does not commit you to list.

What can move the number

  • Few recent comparable sales nearby leave less to compare against.
  • A model cannot see condition and updates, such as a new kitchen or a wet basement.
  • The lot matters too: its size, slope, privacy and what it backs onto.
  • The number of similar homes for sale the week you list changes from month to month.

What a $33K to $57K kitchen looks like

At this budget in Northern Virginia, a kitchen remodel is usually a same-layout refresh: new cabinets or cabinet fronts, quartz counters, a tile backsplash, fixtures and appliances, with the floor plan kept.2

  • A white Shaker kitchen with brass pulls, a brass chandelier, marble-look quartz counters and backsplash, a white range and a round oak table on light hardwood floors
    White and brass, McLean
  • A white kitchen with a sea-blue tile backsplash, quartz counters, stainless steel appliances, a window over the sink and a glass door to a deck, on light hardwood floors
    Sea-blue tile, Vienna
  • A kitchen with navy lower cabinets, white upper cabinets, a white quartz island, a wood range hood, glass globe pendants and a walnut table, on light hardwood floors
    Navy cabinets, Arlington

The 2026 luxury kitchen

What designers and renovating homeowners are choosing in 2026: warm wood or deep color instead of all white, real stone running up the wall, appliances hidden behind cabinet panels, a statement range hood, and often a pantry or scullery out of sight. This level of finish usually costs more than the budget above.3

  • A kitchen with warm white oak cabinets, an arched cream plaster range hood, a quartzite backsplash, a fluted round island with woven leather stools and glass globe pendants, on herringbone oak floors
    Warm oak and plaster, McLean
  • A kitchen with cream cabinets and brass hardware, a sage green island with turned legs and a white stone top, a marble backsplash, a cream plaster hood and linen lanterns, on light oak floors
    Cream and sage, Vienna
  • A walnut kitchen with a bold purple-veined marble backsplash, a curved walnut island with boucle stools, an alabaster pendant, and an arched opening to a scullery, on dark herringbone oak floors
    Walnut and Calacatta Viola, Arlington
  • A deep green kitchen with brass hardware, black soapstone counters, a cream tile backsplash, a walnut range hood and a walnut island with leather stools, at dusk
Forest green and soapstone, Great Falls

What it costs to sell, line by line

The best time to sell, from Northern Virginia sales

It was never about how many homes I have sold. It is about the care and attention you get when you sell or buy with me: the time you need, nothing rushed, no corners cut, and every question answered. That has been my philosophy since my first sale, and it will not change.

Questions

What is my Northern Virginia home worth?

It depends on the closed sales closest to your home, not on the county median. Answer the four questions on this page and Ahmed sends a written price range within 24 hours.

Is an online home value estimate accurate?

It is a starting point, not a price. An online estimate is a computer model that does not see condition, updates, the lot or the exact street, and those are often what separate two houses in the same neighborhood. A comparative market analysis from closed sales near your home, checked by hand, accounts for them.

Is a home valuation the same as an appraisal?

No. An appraisal is done by a licensed appraiser, usually for the buyer's lender. A REALTOR's valuation, also called a comparative market analysis, is a pricing opinion based on comparable sales, used to choose a list price.

How much does the valuation cost?

Nothing. The written valuation is free, and asking for one does not commit you to list your home.

Who sees my details?

Only Ahmed. Your message goes to his own phone or email, not a call center, and he never sells your name to other agents.
