Quick answer

The median single-family home in Fairfax Station sold for $1,245,000 in 2026 and went under contract in six days, and more than half sold above the asking price.

Fairfax Station is a single-family market. Not one townhouse sold or rented here in 2026, and most houses sit on lots from a half acre to several acres between Burke, Clifton and Lorton. This page covers what a house costs, how buyers pay, what it rents for, which high school it feeds, and the commute to Fort Belvoir, the Pentagon and DC. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

Fairfax Station is an unincorporated community in Fairfax County; all sales here have a Fairfax Station postal city in zip 22039. Single-family means a detached house with at least three bedrooms and two full baths; homes legally owned as condos are left out. No townhouses sold, even without that filter. Source: Bright MLS, closed sales January 1 to October 2, 2026, Postal City = Fairfax Station, County = Fairfax, pulled by Ahmed Makkiyah on October 2, 2026.

Why people choose Fairfax Station

Land, woods and a bigger house for the money.

A VA loan on 39 of the 158 sales, with Fort Belvoir and the Pentagon a short drive away; a bigger lot than in Burke or Springfield; and woods, trails and Burke Lake on the doorstep.

Buyers choose Fairfax Station over Burke for a bigger house on a bigger lot, at $320,000 more at the median, and over Clifton for a shorter drive to Fort Belvoir and I-95. They choose it over Oakton or Vienna for $175,000 to $208,000 less at the median and more land, and give up the Metro. If you are torn, decide on the high school and the commute first; the price follows.

Prices

$1,245,000 for a median house of 2,975 square feet above ground, and no townhouses.

Fairfax Station costs more than Clifton ($1,100,000) or Burke ($925,000) at the median and less than Oakton ($1,420,000) or Vienna ($1,453,000), but its houses are big, so a square foot costs a median $419, less than in Burke ($450).

The market. 158 houses sold from $760,000 (the lowest sale) to $2,650,000 (the highest), for $205.1 million in all. 85 sold above asking, 66% went under contract within a week, and the median house took six days. The median sold-to-list was 100.4%, but the average was 103.0%, because the bidding wars ran high.

Bidding wars, not errors. 24 houses sold for 10% or more over the list price and 8 for 15% or more, the top one at 126.9% of list. On the low side, one house sold for $800,000 against an $899,000 list, 89%. Nothing in the data looks like a typing mistake.

What the money buys. A median house of about 2,975 square feet above ground, usually on a big lot. Against nearby markets, that is $145,000 more than Clifton and $320,000 more than Burke at the median, and $175,000 less than Oakton.

Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.

Follow the money

Cash bought the top: one in four houses at $1.405 million and up.

In 2026, 19 of 158 Fairfax Station buyers paid cash, $28.4 million of the $205.1 million spent, or 13.9% of the dollars. Their median house cost $1,475,000, against $1,230,000 for financed buyers.

Each band holds about a quarter of the 158 sales. Below $1.405 million, fewer than one buyer in twelve paid cash; above it, one in four did. The overall cash share, 12.0%, is close to Burke (12.5%) and Lorton (12.4%) and below Clifton (15.1%). Mixed cash-and-loan deals were counted as financed. Here a sale at exactly a row's top price, like $1,100,000, counts in that row; the price chart above counts it in the next row up.

How 158 house purchases were paid for, 2026

158 sales: conventional 96 · VA 39 · cash 19 · FHA and other 4

Conventional loan 61%VA loan 25%Cash 12%FHA and other 3%

One buyer in four used a VA loan, 39 of 158, with Fort Belvoir and the Pentagon nearby. The other four were 2 FHA loans, 1 assumable loan and 1 conventional loan with owner financing.

What that means if you need a loan: most of your competition is financed too, but two in three houses went under contract within a week and more than half sold over asking. A VA offer can win here, and often does, when it comes with a full pre-approval, a short inspection window and a plan for an appraisal gap that you settled before the open house. Above $1.4 million, expect to meet cash.

The interesting facts

Houses only. No townhouses were sold or rented in Fairfax Station in 2026, even with the condominium filter removed. The cheapest way in was a house: the lowest sale was $760,000 and the lowest lease $3,600 a month. If you want a townhouse nearby, Clifton's sold for a median of $630,000 and Lorton's for $550,000.

A bidding-war market. The average house sold for 3% over asking, and 24 sold for 10% or more over list. With a median of six days on the market, a good house can draw several offers in its first weekend.

Big houses, a fair price per foot. The median house is about 2,975 square feet above ground and sold for a median $419 a foot, less than Burke ($450) or Oakton ($486), more than Clifton ($381).

Rent or buy

A house rents for a median $4,600 a month, a price-to-rent ratio of 22.6.

The median Fairfax Station house rents for $4,600 a month, $55,200 a year, and sells for $1,245,000, so the price is 22.6 years of rent.1

A ratio above 20 means a house rents cheaply for what it would cost to buy. For a two-year stay, renting in Fairfax Station is fair value; buying pays off over a longer stay, and with a VA loan the down payment can be small. Rentals are scarce: only 17 houses leased in nine months. The $8,750 lease was a large estate home and does not move the median.

The houses

Crosspointe colonials from 1987 on, and five-acre lots in the Occoquan watershed.

Fairfax Station is a collection of separate subdivisions, not one town center. Most houses sit on a half acre to several acres, which gives it a semi-rural feel inside Fairfax County.

Crosspointe. A planned community begun in 1987 on more than 1,200 acres, with over 1,000 homes, most built in the late 1980s and early 1990s. It has a swim and racquet club with two pools, tennis courts and two ponds you can fish in. Lots are closer to a third of an acre than five.

South Run and Ox Hunt. South Run Oaks has lots from about 0.6 acres up. Ox Hunt Estates has custom houses on large lots, some of five acres.

Why the lots are big. In 1982 the county downzoned about 41,000 acres in the Fairfax Station and Clifton areas from one-acre to five-acre lots, to protect the Occoquan Reservoir, the drinking water for more than a million people. Earlier, John and Maxine Ringle had built eleven developments here on five-acre lots with covenants that keep them that size.

What to check. Whether the house is on public water and sewer or a well and septic, and when each was last inspected; the age of the roof, windows and HVAC on a 1980s or 1990s house; whether there is an HOA and what it covers; and on a big lot, the driveway, drainage and any conservation easement on the survey.

Sultan Gourmet on Warwick Avenue in Fairfax is a Turkish grocery with halal meat and baklava; Halal Bazar on Lee Highway sells 100% halal meat with Afghan and Pakistani groceries.

The January 2026 boundary changes did not move the Robinson or Lake Braddock secondary boundaries. Halley Elementary is one of four schools, with Gunston, Laurel Hill and Lorton Station, in a follow-up boundary study, with recommendations due to the School Board by January 2027, so a Halley-area listing's school claim could change. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it before you offer.

Commute

The Fairfax County Parkway to Fort Belvoir, I-95 to the Pentagon, and two VRE lines.

Fairfax Station has no Metro. The Fairfax County Parkway runs through it to Fort Belvoir and I-95, Route 123 runs north to Fairfax City and Tysons, and the VRE stations at Burke Centre and Lorton are each a short drive away.

Weekday at 8 am from central Fairfax Station. The north end near Route 123 is closer to Tysons; Crosspointe is closer to Fort Belvoir and I-95. Drive times are estimates; the low end is a normal day, the high end a bad one.6

On the south side, the Lorton station (Fredericksburg Line) reaches L'Enfant in about 37 minutes. Both run weekday rush-hour trains. Franconia-Springfield, the end of the Blue Line, is $4.95 a day to park. The 95 and 395 Express Lanes are free for carpools of three with an E-ZPass Flex, and slug lines (free casual carpool pickup lines) leave from the Rolling Valley lot on Old Keene Mill Road and from Lorton; the Springfield garage lines are closed for maintenance until February 2027.5 The Parkway and Route 123 back up at rush hour, so the distance to them matters more than the miles. Daily life

Burke Lake, 2,000 acres at Fountainhead, and a railroad stop from 1852.

Outdoors. Burke Lake Park, on Ox Road in Fairfax Station, covers 888 acres around a 218-acre lake, with a 4.7-mile loop trail, a miniature train and carousel, an 18-hole par 3 course, disc golf, rowboat rentals and 100 campsites. Fountainhead Regional Park on Hampton Road has about 2,000 acres on the Occoquan Reservoir, a 10.9-mile mountain bike trail, the trailhead for the 19.7-mile Bull Run Occoquan Trail, and kayak and boat rentals from March to mid-November.

History. The Fairfax Station Railroad Museum on Fairfax Station Road is a replica of the 1891 depot. The first station here opened in 1852 on the Orange and Alexandria Railroad, and in September 1862 Clara Barton nursed wounded Union soldiers at the depot after the Second Battle of Manassas. The museum opened in 1988.

Groceries. Fairfax Station has few shops of its own; Crosspoint Market on Village Shops Drive is a family-owned deli. For halal meat, H Mart on Burke Road, or Sultan Gourmet and Halal Bazar in Fairfax.

Taxes.4 Fairfax Station is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 of assessed value plus about $0.0335 in county fees, about $1.15 all in, roughly $14,400 a year on a $1,245,000 house, before any HOA dues. The car tax is $4.57 per $100 of each vehicle's value, and veterans rated 100% permanently and totally disabled pay no real estate tax on their home.
