The first four numbers count every Bright MLS closed sale in Fairfax County itself from January 1 to October 2, 2026, homes legally owned as condos (including condo-style townhouses) left out; the cities of Fairfax, Falls Church and Alexandria are counted on their own pages. Fairfax County is the biggest housing market in Northern Virginia and the one with the widest spread of prices. This page compares every town and city the guide covers, on the same Bright MLS pull and the same filters, so one table shows what a house and a townhouse cost in each place, how fast they sell and what they rent for. The three independent cities in and next to the county (Fairfax, Falls Church and Alexandria) have their own schools and tax rates and get their own pages.

Taxes, schools, commute

What Fairfax County costs to hold, which schools serve each address, and how long to DC.

Taxes

Fairfax County's 2026 real estate tax is $1.12 per $100 of assessed value, plus about $0.0335 per $100 in stormwater and pest fees, so a house at the Fairfax median price of $985,000 pays roughly $11,400 a year. The three independent cities set their own rates: the City of Fairfax $1.0725 per $100, the City of Falls Church $1.18 per $100 and the City of Alexandria $1.135 per $100 plus a $500 yearly refuse fee. Towns with their own government, Herndon and Vienna, add a town tax on top of the county rate.3

Schools

Everything outside the three cities is Fairfax County Public Schools, the largest district in Virginia, organized in high-school pyramids (a high school and the elementary and middle schools that feed it). Langley (McLean and Great Falls), Oakton, Madison (Vienna), Woodson and McLean are the pyramids buyers ask about first, each with a high school rated A+ on Niche, and Thomas Jefferson is the countywide magnet. The City of Fairfax contracts with Fairfax County Public Schools; the City of Falls Church and the City of Alexandria run their own districts.4

Commute

Fairfax County has Metro on four lines: the Silver Line through Tysons, Reston and Herndon, the Orange Line to Vienna, and the Blue and Yellow lines through Springfield and Alexandria. Burke, Lorton and Springfield have Virginia Railway Express stations. Inside the Beltway (Annandale, Falls Church, Alexandria, McLean) a drive to downtown DC at 8 am is 25 to 50 minutes; from Centreville, Chantilly or Clifton plan on 50 to 80.5

Who pulled these numbers

I pull every number myself, so you can act on it.

Each figure is a Bright MLS closed sale, pulled one place at a time with the same filters everywhere, so you can compare any two towns fairly. The person who built this guide is the one who answers when you call.

Details decide deals. Every number here carries its exact dates, every listing gets its town line checked, and every comparable sale is checked by hand, because the small things are where buyers and sellers win or lose money.
