Quick answer

The median single-family home on the Loudoun County side of Middleburg sold for $1,765,000 in 2026, or $596 a square foot, after a median 13 days on the market, and 12 of the 25 house buyers paid cash.

Middleburg is an incorporated town of 669 people (2020 census) on Route 50 in Loudoun County's horse and fox-hunting country, founded in 1787 by Leven Powell, and it levies its own real estate tax. A "Middleburg, VA" address (zip 20117) covers far more than the town: estates and horse farms spread out around it, and the address reaches across the county line. This page covers the Loudoun County side: the town plus the Middleburg-address estates and horse farms in Loudoun. The Fauquier County side of the 20117 address is not in these numbers. It covers what a house costs, how buyers pay, what it rents for, which schools serve it, the commute, and which addresses pay the town tax. Every number is from Bright MLS closed sales, pulled on October 4, 2026, not from a listing site's estimate. With 25 house sales, read each number as a guide, not a trend.

Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condo-owned homes, including townhouses sold as condominiums, are left out of both. One townhouse sold all year, in Mosby Square, for $695,000. Why people choose Middleburg

Horse and fox-hunting country, a historic town and cash on 12 of 25 sales.

Land for horses; a historic town center with its own shops and schools; the Residences at Salamander and the resort around it; and cash on 12 of the 25 house sales, at every price from $725,000 (the lowest sale) to $5,500,000 (the highest). Three sales used a VA loan.

Buyers choose Middleburg over Aldie or South Riding for land, quiet and a historic town, and pay for it: $416,138 more than Aldie at the median and a median $596 a square foot against $391, with about 15 to 20 more minutes each way to Route 28. They weigh it against Waterford ($1,425,000, $377 a square foot), where the median house was bigger, 3,918 square feet above ground on 3.3 acres, and Purcellville ($920,000). Inside the town they pay the town tax; on Loudoun County land outside it, only the county. If you are torn, decide on the land you need and the commute first; the price follows.

Prices

$1,765,000 for the median Middleburg house in 2026, $416,138 more than in Aldie.

The median Middleburg house on the Loudoun side cost $340,000 more than in Waterford ($1,425,000), $416,138 more than in Aldie ($1,348,862) and $625,000 more than in Leesburg ($1,140,000). Per square foot the gap is wider: $596 against $391 in Aldie and $373 in Leesburg, closer to McLean ($625) and Vienna ($542) in Fairfax County.

Houses. 25 houses sold, from $725,000 (the lowest sale) to $5,500,000 (the highest), at a median of $1,765,000 and an average of $2,102,417, and 19 of them, 76%, sold for $1 million or more. The median house had about 2,900 square feet above ground on 1.5 acres, smaller than Hamilton's (3,416 square feet on 2.2 acres) at a much higher price per foot. It spent 13 days on the market, against 6 in Leesburg and Purcellville and 21 in Waterford, and 40% of houses went under contract within a week. Only 3 of the 25 sold above asking, 12%, against 29% in Hamilton, 35% in Purcellville and 46% in Leesburg; the median sale closed at 99.4% of the asking price.

Townhouses. One townhouse sold all year, in Mosby Square, for $695,000, with 2,100 square feet, after 9 days on the market and at its asking price. One sale is not a market. For a townhouse nearby, Aldie's median was $729,000 and Leesburg had 254 sales at a median of $700,000.

Against the county. Every other market on the Loudoun chart costs less: Waterford ($1,425,000), Lansdowne in Leesburg ($1,350,000), Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180), Cascades in Sterling ($1,010,000), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000). In Fairfax County, Great Falls ($1,885,000) and McLean ($2,300,000) cost more.

Bright MLS closed sales in Loudoun County, January 1 to October 2, 2026 (October 4 for the eight smaller towns), detached houses with 3+ bedrooms and 2+ full baths, condo-owned homes left out. Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.

The average house, $2,102,417, sits well above the median because the top of the market pulls it up; the top sale, $5,500,000, was paid in cash. One house sold for $4,793,360 in cash against a $3,375,000 asking price, 142% of list, after one day on the market; that is likely a custom or upgraded new build, not a bidding war. Another sold for $2,600,000 in cash on a $1,950,000 list (133%) with 37.7 acres, and one listed at $1,550,000 closed at $1,050,000 in cash (68%) after 93 days, on 18.2 acres. Middleburg houses and the townhouse together sold for $53.3 million in 2026. With 25 sales, one or two estate sales can move the median by a wide margin from one year to the next.

Lowest and highest sales, 2026

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

What can you afford in Middleburg? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town's real estate tax on top of the county's; on an estate outside them, budget for the well, the septic system, fencing and a long driveway. The calculator adds the tax for you.

Follow the money

12 of 25 Middleburg house buyers paid cash, and they spent 52% of the dollars.

In 2026, cash buyers spent $27.5 million of the $52.6 million paid for Middleburg houses, 52% of the dollars. The cash share of houses, 48%, is about twice Waterford's (24.1%) and well above Purcellville (19.7%), Ashburn (16.9%), Leesburg (13.2%) or Aldie (5.5%).

Cash showed up at every price, from the $725,000 low sale to the $5,500,000 top sale, and the top sale and the second-highest, $4,793,360, were both cash. Cash buyers averaged about $2.3 million a house and financed buyers about $1.9 million. With 25 sales, one more or one fewer cash buyer moves the share by four points.

How 25 Middleburg house purchases were paid for, 2026

25 house sales: cash 12 · conventional 9 · VA 3 · other 1

Cash 48%Conventional loan 36%VA loan 12%Other 4%

More buyers paid cash than used a conventional loan, 12 against 9. Three used a VA loan, 12%, a larger share than Leesburg's 10.4% (45 of 433), and one used another kind of financing.

What that means if you need a loan: about half the buyers you compete with can close without a lender, at every price. A financed offer here needs a full pre-approval, a lender who knows rural and estate appraisals, and a short inspection window. Sellers do negotiate, though: only 3 of 25 houses sold above asking, so a clean financed offer near the asking price can still win. On acreage, ask your lender early about the appraisal, the well and septic inspections and any barns or outbuildings.

The one townhouse sale was not a cash purchase. Cash share is counted from the Buyer Financing field across all 25 house sales.

The interesting facts

Middleburg houses sold for a median $596 a square foot, against $391 in Aldie and $373 in Leesburg.

Four things in the 2026 numbers that set Middleburg apart.

Check the town line, not the zip. The Town of Middleburg adds its own real estate tax, but the Middleburg mailing area runs far beyond the town, onto estates and farms where only the county tax applies. The zip does not tell you which side of the line a house is on; the tax record does.

You pay for land and setting, not square feet. The median Middleburg house had 2,925 square feet above ground on 1.5 acres, smaller than Hamilton's 3,416 square feet or Waterford's 3,918, yet Middleburg houses sold for a median $596 a square foot, against $360 in Hamilton and $377 in Waterford. The price follows the setting: hunt country, the historic town, the resort and the acreage.

A market that negotiates. Only 3 of 25 houses sold above asking, and the median sale closed at 99.4% of list. The average, 100.1%, is lifted by one new build that closed at 142% of its list price, while one estate on 18.2 acres closed at 68% after 93 days. Ask Ahmed for the closest comparable sales, matched for land and setting, before you price an offer.

Rent or buy

A Middleburg house sells for about 38 times its yearly rent, on three leases.

A Middleburg house rents for a median of $3,900 a month and sells for $1,765,000, a price-to-rent ratio of 37.7, but that rent comes from three leases, so it is a rough guide.1

Gross yield is a year's rent divided by the price, before the mortgage, tax, insurance and upkeep. On paper, 37.7 is far above Leesburg's 22.4 or Purcellville's 19.0, but three leases, at $3,200, $3,900 and $4,000 a month, are too few to draw any conclusion from, and they say nothing about what an estate or a horse farm would rent for. Smaller homes made up most of the Middleburg rentals: 10 more leases of one or two bedrooms closed at $1,800 to $5,500 a month. If you are deciding between renting and buying here, ask Ahmed for the current rentals that match the house you want.

Own in Middleburg already? With 25 house sales a year, and estates that differ in land, barns and setting, a website estimate has little to work with. Ahmed runs a real comparative analysis against the closest Middleburg sales, matched for acreage and setting.

The houses

The historic town, the Residences at Salamander, and estates of up to 38 acres.

Washington Street, which is Route 50, runs through the center of the historic town. Around it, Middleburg addresses spread into hunt country: horse farms, estates and a few small subdivisions.

The historic town. Older houses sit on the streets off Washington Street, in the Middleburg Historic District, a walk from the shops, the restaurants and the National Sporting Library & Museum. On an older house, ask the age of the roof, windows and systems, and whether exterior changes need the town's approval.

Residences at Salamander. The neighborhood on the grounds of Salamander Resort, which opened in 2013 on 340 acres, had 4 house sales in 2026. It was announced as a collection of 49 homes in two neighborhoods, The Vineyards and The Stables, with access to the resort's amenities, including its equestrian center and pools.

Village Hamlet and Melmore. Each had 2 house sales in 2026. Ask Ahmed about lot sizes, HOA rules and dues in each.

Estates and horse farms. Past the town, a Middleburg address can mean a horse farm or an estate: one 2026 sale came with 37.7 acres and another with 18.2, and the top sale was $5,500,000. Ask about the well and septic, fencing, barns and any conservation easement on the land.

Townhouses. One sold in 2026, in Mosby Square, for $695,000.

What to check. Whether the address is inside the town on the tax record, and in Loudoun County at all; the well and septic, or public water and sewer; any easement; internet service, which varies road by road in rural Loudoun; the HOA and resort fees at the Residences at Salamander; and the drive at 7:30 am.

Best restaurants in Middleburg, VA: Ahmed's list (2026)

"Ahmed, where do you go to eat?" The Middleburg list.

Updated

Up to five picks in each cuisine, the one doing best at the top, and halal marked. Middleburg's own restaurants come first. For Middle Eastern, Afghan, Pakistani and Indian food and halal meat, the nearest good picks are 15 to 35 minutes east on Route 50, in Stone Ridge, South Riding and Chantilly, or 25 to 30 minutes north in Leesburg.7

Closed, so not listed: Market Salamander on West Washington Street shows as closed on Yelp in 2026. Rankings weigh current Yelp ratings by review count and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Drive times to the picks outside Middleburg are estimates. Know one that belongs here? Tell Ahmed.

Is the median price what a home in Middleburg will cost?

No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Middleburg they sold from $725,000 to $5,500,000. Use the median to get a feel for the market, then look at homes on both sides of it.

How competitive is the Middleburg housing market?

Middleburg houses sell close to the asking price, not over it: only 3 of 25 sold above asking in 2026, against 46% in Leesburg, and the median sale closed at 99.4% of list. The median house spent 13 days on the market and 40% went under contract within a week. About half the buyers paid cash, so a financed offer needs a full pre-approval, but sellers do negotiate.

Do Middleburg buyers pay cash or use VA loans?

Cash is the most common way to pay: 12 of 25 house buyers paid cash in 2026 (48%), against 24.1% in Waterford and 13.2% in Leesburg, and they spent $27.5 million of the $52.6 million, 52% of the dollars. 9 used a conventional loan, 3 a VA loan and 1 another kind of financing. Cash showed up at every price, from the $725,000 low sale to the $5,500,000 top sale.

What is rent in Middleburg, Virginia?

Only 3 houses with 3+ bedrooms were leased on the Loudoun side in 2026, at $3,200, $3,900 and $4,000 a month, a median of $3,900. That is too few leases to call a market rent. 10 more leases of homes with one or two bedrooms closed at $1,800 to $5,500 a month.

Is it better to rent or buy in Middleburg?

On paper a median house sells for 37.7 times its yearly rent ($1,765,000 against $46,800), a gross yield of 2.7%, far above Leesburg's 22.4. But that rent rests on 3 leases, too few to draw any conclusion from, and it says nothing about what an estate or a horse farm would rent for. Ask for the current rentals that match the house you want before you decide.
