Quick answer
The median single-family home in Triangle sold for $662,500 in 2026 and went under contract in nine days. It is a small market, 44 houses and 20 townhouses, so one or two sales move these numbers more than they would in Dumfries or Woodbridge.
Triangle is an unincorporated community on Route 1 in eastern Prince William County, at the main gate of Marine Corps Base Quantico. The National Museum of the Marine Corps and the visitor center of Prince William Forest Park both have Triangle addresses. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which schools it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

★ Closed sales, January 1 to October 2, 20261
Triangle is an unincorporated community in Prince William County. All sales were in zip 22172. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are left out of both (homes owned as condominium units, including some townhouse-style condos). With 44 house sales, 20 townhouse sales and 27 leases, treat every figure here as a guide rather than a precise market value. Why people choose Triangle
A small market, for less than Dumfries or Lorton.
VA loans on 14 of the 44 house sales and 6 of the 20 townhouse sales; Marine Corps Base Quantico next door; Fort Belvoir and the Pentagon by I-95; and a $400,000 median townhouse.
Buyers choose Triangle over Dumfries for $12,500 less at the median and a lower price per foot ($240 against $302), and over Lorton, across the line in Fairfax County, for $267,500 less and a lower tax rate. They give up time on I-95 to DC and the Pentagon, which the VRE can win back. With only 44 house sales from January to early October, choice is thin, so set a search alert and be ready to move when the right house appears.
Prices
A Triangle house sold for a median of $662,500 in 2026, at $240 a square foot.
That is $12,500 less than in Dumfries ($675,000) and $52,500 more than in Woodbridge ($610,000), but at a median $240 a foot a Triangle house costs less per foot than either ($302 and $334). The median rests on only 44 sales.
Houses. 44 houses sold, from $200,000 (the lowest sale) to $960,000 (the highest). 17 of them sold above asking (38.6%) and 47.7% went under contract within a week, against 41.9% over asking and 37.9% within a week in Dumfries, and 44.7% and 43.0% in Woodbridge. The median buyer paid exactly the list price. The average, $651,210, sits below the median, pulled down by one $200,000 sale far below the rest of the market.
Townhouses. 20 sold at a median of $400,000, from $265,000 (the lowest sale) to $595,000 (the highest), at $285 a square foot. That is less than the median in Woodbridge ($472,000), Manassas ($505,000) or Dumfries ($517,500). They sold more slowly than the houses: a median of 15 days, and only 3 of 20 within a week.
Against the neighbors. The chart sets Triangle's median house price against the rest of Prince William and the nearest markets across the county lines. Triangle sits just under Dumfries ($675,000) and just above the independent Cities of Manassas Park ($634,900) and Manassas ($625,000), with Woodbridge ($610,000) below. The county part of Manassas ($749,900), Bristow ($825,000), Gainesville ($850,000), Centreville ($904,500) and the Fairfax side of Chantilly ($923,650) cost more, and Haymarket ($992,500), Nokesville ($1,006,250), Clifton ($1,100,000) and Aldie in Loudoun ($1,348,862) are near or above $1 million.

Aldie in Loudoun County $1,348,862; Clifton in Fairfax County $1,100,000; Nokesville $1,006,250; Haymarket $992,500; Chantilly in Fairfax County $923,650; Centreville in Fairfax County $904,500; Gainesville $850,000; Bristow $825,000; Manassas addresses in Prince William County $749,900; Dumfries $675,000; Triangle $662,500; City of Manassas Park (independent city) $634,900; City of Manassas (independent city) $625,000; Woodbridge $610,000.
Bright MLS closed sales, January 1 to October 2, 2026, filtered to detached houses with 3+ bedrooms and 2+ full baths, condos left out (homes owned as condominium units, including some townhouse-style condos). Nokesville, Haymarket, Gainesville, Bristow, Manassas (county part), Dumfries, Triangle and Woodbridge are Prince William County postal cities. The Cities of Manassas and Manassas Park are independent cities with their own governments and schools. Aldie, Clifton, Chantilly and Centreville are neighbors across the county lines. Occoquan and Dale City have too few house sales under their own names to chart; nearly all Dale City homes use Woodbridge addresses.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026. A gray bar means fewer than 10 townhouses sold, too few to give a median.

No Triangle house or townhouse sold for more than 115% or less than 85% of its list price. The $200,000 house is far below the rest of the market and was likely a fixer-upper. New construction was almost absent: only two house sales closed at 0 to 1 days on market, and no townhouses did. Price per square foot is the median of each listing's own price-per-foot figure, so it is not the median price divided by the median size.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
Only 2 of 44 Triangle house buyers paid cash, and 14 used a VA loan.
Cash buyers spent $0.7 million of $28.7 million, 2.4% of the dollars. One house buyer in three used a VA loan (the home loan for veterans and service members), 14 of 44, and so did 6 of the 20 townhouse buyers.
Share of houses paid in cash, Triangle and its neighbors, 2026
Triangle 5% (2 of 44); Dumfries 11% (22 of 198); Woodbridge 7% (52 of 721); Lorton 12% (13 of 105).
Cash is rarer in Triangle than in Dumfries (11.1% of houses), Woodbridge (7.2%) or Lorton in Fairfax County (12.4%). With only 44 sales, one more or one fewer cash buyer would move Triangle's share by more than two points. Both townhouse cash buys, 2 of 20, were under $300,000: $265,000 and $290,000.
How 44 Triangle house purchases were paid for, 2026
44 sales: conventional 22 · VA 14 · FHA and other 6 · cash 2
One house buyer in three used a VA loan, 14 of 44, close to Dumfries (35.9%) and well above Woodbridge (21.5%). Half used a conventional loan; 4 used FHA (a government-backed loan with a low down payment), 1 took over the seller's assumable loan and 1 used another type.
What that means if you need a loan: you are competing with other financed buyers, many of them on VA loans, not with cash, so a VA offer is ordinary here. Still, nearly half the houses went under contract within a week, so the offer that wins is a full pre-approval, a short inspection window, and a plan, decided before the showing, for how much you'll pay in cash if the appraisal comes in below your offer.
Townhouses: 9 conventional, 6 VA, 2 cash, 1 FHA, 1 conventional with a VHDA loan (from Virginia's housing finance agency) and 1 other of 20. Mixed cash-and-loan deals were counted as financed.
The interesting facts
A median $240 a square foot for a house, and a VA loan for one house buyer in three.
Four things in the 2026 numbers that set Triangle apart, all on a small sample.
A small market. Only 44 houses and 20 townhouses sold in Triangle in 2026, against 198 houses in Dumfries and 721 in Woodbridge. One or two sales can move a median or a percentage here, so use these numbers as a guide and look at the actual comparable sales before you price a house or make an offer.
A VA loan market. Triangle sits at the main gate of Marine Corps Base Quantico, and about one buyer in three used a VA loan, for houses (32%) and for townhouses (30%). Almost nobody paid cash: 2 of 44 houses, 2.4% of the dollars.
Townhouses take longer. The median townhouse took 15 days to go under contract, only 3 of 20 sold within a week, and 4 sold over asking, so a townhouse buyer has more room to negotiate than a house buyer. As a rental, a townhouse at the $400,000 median price that rents for the $2,800 median rent is a gross yield of 8.4%, but that rests on very few sales and leases.
Rent or buy
A Triangle townhouse sells for 11.9 years of rent, a house for 15.8.
A Triangle house rents for a median of $3,500 a month and sells for a median of $662,500, a price-to-rent ratio of 15.8; a townhome rents for $2,800 and sells for $400,000, a ratio of 11.9.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 11 | 16 |
| Median monthly rent | $3,500 | $2,800 |
| Average monthly rent | $3,390 | $2,683 |
| Gross rental yield | 6.3% | 8.4% |
| Rent range, lowest to highest lease | $2,350 to $4,250 | $1,980 to $3,100 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Ratios this low mean a home sells for relatively few years of rent, so buying is good value for anyone staying five years or more, and the rental numbers look strong next to Dumfries houses (6.6%) or Woodbridge townhomes (6.9%). But only 11 houses and 16 townhomes were leased, so treat the rents and ratios as rough. For a short stay, weigh the cost of buying and later selling against the rent for the length of the stay.
Own in Triangle already? Only 64 houses and townhouses sold here this year, so a website estimate has little to work from. Ahmed runs a real comparative analysis against those sales and the nearest ones in Dumfries, not an automated number.
The houses
Stonewall Manor, Thomasson Crossing and Graham Park Shores led 44 house sales.
Triangle's 2026 house sales were spread across many subdivisions rather than one big planned community; the busiest had eight sales, and almost none were new construction.
Stonewall Manor. The busiest subdivision for house sales in 2026, with 8 of the 44.
Thomasson Crossing and Graham Park Shores. Four house sales each. The other 28 houses that sold were spread across other subdivisions in the 22172 zip code.
Size and price per foot. The median house in the MLS size field had 4,024 square feet, and the median price per foot was $240, against $302 in Dumfries and $334 in Woodbridge. The two figures come from different fields, so compare price per foot with other towns rather than multiplying them.
Resale, not new construction. Only two of the 44 house sales closed at 0 to 1 days on market, the usual pattern of a builder sale, and no townhouses did. Buying in Triangle in 2026 means buying a resale house, so the inspection matters more than the builder's warranty.
What to check. The schools assigned to that exact street; the HOA resale package with dues and any special assessment; the age of the roof, windows and HVAC; whether the lot is in a flood zone if it is near the water; and, so close to an active base, what you hear at the hours you would be home.

Taxes.4 Triangle is unincorporated Prince William County, with no town tax. The 2026 real estate rate is $0.865 per $100 of assessed value, down from $0.906 in 2025, plus the county's fire and rescue levy of $0.07, about $0.935 all in. That is about $6,200 a year on a $662,500 house and about $3,700 on a $400,000 townhouse (the median prices times the rate), before HOA dues, and about $1,400 less than a $662,500 house would pay in Fairfax County. The vehicle tax rate is $3.50 per $100, with state relief on the first $20,000 of a personal car's value.

No pick above showed as closed in the Yelp results checked in early October 2026. Kohinoor and Tasty Kabob Plus have fewer than 20 reviews, so their scores rest on few diners. Is the median price what a home in Triangle will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Triangle they sold from $200,000 to $960,000. Use the median to get a feel for the market, then look at homes on both sides of it.
How competitive is the Triangle housing market?
Moderately. Ratios that low make buying good value for anyone staying five years or more and mean gross yields of 6.3% on houses and 8.4% on townhomes, though the townhouse figure rests on 20 sales and 16 leases.
