Woodbridge is in eastern Prince William County, along I-95 and Route 1 south of the Occoquan River, and the Woodbridge postal city (the area with Woodbridge as the town name in its mailing address) takes in Dale City and most of Lake Ridge. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which high school it is zoned for, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

Woodbridge is an unincorporated community in Prince William County. The Woodbridge postal city covers zips 22191, 22192 and 22193 and includes Dale City and most of Lake Ridge, which use Woodbridge mailing addresses. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condos are left out of both (homes owned as condominium units, including some townhouse-style condos). Why people choose Woodbridge
VA and FHA financing, lower prices and a 6.9% townhome yield.
A VA loan on 155 of the 721 house sales, with Fort Belvoir and Quantico both on I-95; FHA financing on almost one townhouse sale in five; the VRE and the Express Lanes to DC and the Pentagon; a 6.5% house and 6.9% townhome yield; and the markets on Route 1 and Golansky Boulevard.
Buyers choose Woodbridge over Lorton, across the Occoquan, for $320,000 less at the median house ($610,000 against $930,000) and $78,000 less for a townhouse ($472,000 against $550,000), and over Dumfries for $65,000 less. They pay in time on I-95 and in the age of the house, since Dale City dates from 1960 and Lake Ridge was finished in the late 1990s. If you are torn between Woodbridge and a town closer to Washington, DC, decide on the commute and the high school first; the price follows.
Prices
$610,000, the median price, buys a four-bedroom house of 1,850 square feet above ground in Woodbridge, $65,000 less than in Dumfries.
At a median $334 a square foot, a Woodbridge house costs more per foot than one in Dumfries ($302), the county part of Manassas ($318) or Bristow ($304), because the houses are smaller. It costs less per foot than in Lorton ($358), across the Occoquan, or Centreville ($379).
Houses. 721 houses sold, from $280,000 (the lowest sale) to $1,415,000 (the highest), and the median one had four bedrooms. 322 of them sold above asking and 43% went under contract within a week, busier than Dumfries (41.9% over asking) or Gainesville (37.4%) and calmer than Bristow (53.7%). The median buyer paid 100.0% of the list price.
Townhouses. 539 sold at a median of $472,000, from $180,000 (the lowest sale) to $840,000 (the highest), at $321 a square foot. That is less than the median in the county part of Manassas ($505,000), Dumfries ($517,500) or Lorton ($550,000), and about the same as the City of Manassas ($469,000). 32.8% sold above asking.
Against the neighbors. The chart sets Woodbridge's median house price against the rest of Prince William and the nearest markets across the county lines. At $610,000 it sits just under the City of Manassas ($625,000) and Manassas Park ($634,900), $52,500 under Triangle and $139,900 under the county part of Manassas ($749,900). Haymarket ($992,500) and Nokesville ($1,006,250), at the western end of the county, cost $380,000 or more above it.

Aldie in Loudoun County $1,348,862; Clifton in Fairfax County $1,100,000; Nokesville $1,006,250; Haymarket $992,500; Chantilly in Fairfax County $923,650; Centreville in Fairfax County $904,500; Gainesville $850,000; Bristow $825,000; Manassas addresses in Prince William County $749,900; Dumfries $675,000; Triangle $662,500; City of Manassas Park (independent city) $634,900; City of Manassas (independent city) $625,000; Woodbridge $610,000.
Bright MLS closed sales, January 1 to October 2, 2026, filtered to detached houses with 3+ bedrooms and 2+ full baths, condos left out (homes owned as condominium units, including some townhouse-style condos). Nokesville, Haymarket, Gainesville, Bristow, Manassas (county part), Dumfries, Triangle and Woodbridge are Prince William County postal cities. The Cities of Manassas and Manassas Park are independent cities with their own governments and schools. Aldie, Clifton, Chantilly and Centreville are neighbors across the county lines. Occoquan and Dale City have too few house sales under their own names to chart; nearly all Dale City homes use Woodbridge addresses.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026. A gray bar means fewer than 10 townhouses sold, too few to give a median.

Underpriced houses drew bidding wars: one listed at $375,000 sold for $450,000 (120%), and two cash buyers paid 115% and 117% of list. At the top, three of the most expensive houses sat for 49 to 159 days and sold for 77% to 84% of list, the steepest a $1,110,000 sale on a $1,450,000 list after 159 days. One townhouse closed at $240,000 on a $435,000 list after a day, which looks like a data error or a non-market sale. New construction is a small part of the market: 31 houses and 31 townhouses closed at 0 or 1 days on market. The average house, $637,563, is $27,563 above the median.

Follow the money
Only 52 of 721 Woodbridge house buyers paid cash, and one townhouse in five under $410,000 sold for cash.
Cash buyers spent $30.1 million of $459.7 million on houses, 6.6% of the dollars. Their median house cost $527,500, against $615,000 for buyers with a loan, and 13.8% of houses under $515,000 sold for cash, against 4% to 6% above that.
Share of sales paid in cash, houses and townhouses by price, 2026
Houses under $515K 14% (24 of 174); houses $515K to $610K 6% (11 of 182); houses $610K to $740K 4% (7 of 177); houses $740K and up 5% (10 of 188); townhouses under $410K 20% (26 of 130); townhouses $410K and up 7% (29 of 409).
Woodbridge's 7.2% cash share for houses is close to the county part of Manassas (8.1%) and below Dumfries (11.1%) or Gainesville (15.1%). Townhouse cash buyers spent $24.3 million of $262.8 million, 9.2% of the dollars, at a median of $420,000 against $475,000 financed.
How 721 Woodbridge house purchases were paid for, 2026
721 sales: conventional 417 · VA 155 · FHA 80 · cash 52 · other 17
More than one house buyer in five used a VA loan (the home loan for veterans and service members), 155 of 721, more than in Dumfries (71) and the county part of Manassas (83) put together. Another 80 used FHA (a government-backed loan with a low down payment), and 417, a little under three in five, used a conventional loan. Other house loans: 10 other, 2 assumable (the buyer takes over the seller's mortgage), 2 VHDA (Virginia's housing finance agency) and 3 mixed.
What that means if you need a loan: you are competing with other financed buyers, not with cash, and VA and FHA offers are ordinary here. Fewer than half of Woodbridge houses sold over asking, so a buyer with a full pre-approval and a clean offer can win without waiving everything. The exception is the underpriced listing that draws ten offers; decide your ceiling before the open house.
Townhouses: 312 conventional, 97 FHA (18%), 62 VA, 55 cash, 3 other and single cases of assumable, seller-financed, VHDA, trade and mixed loans, of the 539 townhouse sales (the breakdown accounts for 534). Mixed cash-and-loan deals were counted as financed.
The interesting facts
Woodbridge had 1,260 house and townhouse sales and 722 leases in 2026.
Four things in the 2026 numbers that set Woodbridge apart.
A big market. 721 houses sold in Woodbridge, against 409 in the county part of Manassas, 238 in Gainesville and 208 in Haymarket. More than half of them, 388, were in 22193, the Dale City side, where almost every home uses a Woodbridge address.
VA and FHA loans. More than one house buyer in five used a VA loan (21.5%), and almost one townhouse buyer in five used FHA (18%). Fort Belvoir is a short drive north and Marine Corps Base Quantico a short drive south, both on I-95.
A renter's town too. 509 townhomes were leased against 539 sold. A townhome at the median price of $472,000 rents for a median $2,700 a month, a 6.9% gross yield, level with the City of Manassas and ahead of the county part of Manassas (6.7%) and Lorton (6.5%). Houses earn 6.5%.
Rent or buy
A Woodbridge house rents for a median $3,300 a month and sells for 15.4 years of rent.
A Woodbridge house rents for a median of $3,300 a month and sells for a median of $610,000, a price-to-rent ratio of 15.4; a townhome rents for $2,700 and sells for $472,000, a ratio of 14.6.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 213 | 509 |
| Median monthly rent | $3,300 | $2,700 |
| Average monthly rent | $3,333 | $2,718 |
| Gross rental yield | 6.5% | 6.9% |
| Rent range, lowest to highest lease | $2,000 to $5,600 | $1,700 to $4,000 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio under 20 means a home sells for relatively few years of rent, so buying is good value for anyone staying five years or more; in Bristow the house ratio is 17.9 and on the Fairfax side of Chantilly 21.2. The most townhome leases, 208 of 509, were in 22191.
Own in Woodbridge already? 322 Woodbridge houses sold above asking this year, while a few overpriced ones sat for months and sold far under list. Ahmed runs a real comparative analysis against the 1,260 sales on this page, not a website estimate.
The houses
Dale City, begun in 1960, and Lake Ridge's 7,278 properties both sell under the Woodbridge name.
Almost all Dale City homes use a Woodbridge address in 22193, and most Lake Ridge homes are counted in Woodbridge too, so their sales are inside the numbers on this page. Much of the housing went up between the 1960s and the late 1990s.
Dale City (22193). Cecil D. Hylton's company began building Dale City in 1960 and named it for the hills and dales. The neighborhoods were named in alphabetical order, starting with Ashdale, each ending in "dale" (Birchdale, Cherrydale, Darbydale and on to Trentdale), and the street names start with the same letter. 22193 had 388 house and 199 townhouse sales in 2026. Only one house sold under the Dale City name itself, for $650,000 in Winding Creek Estates.
Lake Ridge. Building started in the late 1960s, and the first five sections were under way by 1969. The Lake Ridge Parks and Recreation Association, formed in 1972, covers 7,278 properties, from single-family houses and townhouses to condominiums and two apartment complexes, with five pools and a spray ground. The community was finished in the late 1990s, and the Lake Ridge marina and golf course sit on the Occoquan Reservoir.
22192 and 22191. 22192 had 198 house and 189 townhouse sales. 22191, along Route 1 toward the Potomac, had 135 houses and 151 townhouses and more townhome leases than either other zip, 208 of 509.
Occoquan next door. The Town of Occoquan, a small historic riverfront town, has its own postal city (22125) and is not in these numbers. In 2026 one house ($750,000) and seven townhouses (median $625,000, about $380 a square foot) sold there, and 15 townhomes were rented at a median of $3,500 a month.
What to check. The high school assigned to that exact street; the association dues and any special assessment; the age of the roof, windows and HVAC on a house from the 1960s to the 1980s; whether a quick 0-day sale nearby was new construction or a resale; and traffic noise near I-95 and Route 1.

Woodbridge runs along I-95 and Route 1, and the I-95 Express Lanes pass through it. VRE's Fredericksburg Line stops at two Woodbridge stations, Woodbridge and Rippon, and the Prince William Parkway links Dale City and Lake Ridge to I-95.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 50 to 90 min | I-95 and I-395, Express Lanes if you carpool, or the VRE |

The I-95 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic, and many commuters slug, the informal carpool that fills the HOV lanes. VRE's Fredericksburg Line runs weekday trains from Rippon and Woodbridge through Lorton, Alexandria and Crystal City to L'Enfant and Union Station, so a downtown or Pentagon commuter can read instead of drive. OmniRide also runs weekday commuter buses from eastern Prince William park-and-ride lots; check the current routes before you count on one.5 Ahmed will do the 8 am drive with you before you offer.

Halal butchers are in town: Kabul Halal Market on Golansky Boulevard, Al-Barakah on Route 1 and Zam Zam on Build America Drive.
Taxes.4 Woodbridge is unincorporated Prince William County, with no town tax; the Town of Occoquan next door adds its own. The 2026 real estate rate is $0.865 per $100 of assessed value, down from $0.906 in 2025, plus the countywide fire and rescue levy of $0.070, about $0.935 in all. That is about $5,700 a year on a $610,000 house and $4,400 on a $472,000 townhouse (the median prices times the rate), before association dues, and about $1,300 less than the same house would pay in Fairfax County. The county's car tax is $3.50 per $100, against $4.57 in Fairfax County.

Prince William County's 2026 real estate rate is $0.865 per $100 of assessed value, down from $0.906 in 2025, plus the countywide fire and rescue levy of $0.070, about $5,700 a year on a $610,000 house (the median price times the rate). Woodbridge is unincorporated, so there is no town tax. Association dues are extra, and the county's vehicle tax rate is $3.50 per $100.

Start with what homes here really sold for, then the tax and the monthly payment.

A median is the middle sale, not the price of your home. The lot, the condition and the street can put yours well above or below it.
