Quick answer
The median single-family home on the Fairfax County side of Chantilly sold for $923,650 in 2026 and went under contract in five days, and two in three sold above the asking price.
A "Chantilly, VA" address can be in either of two counties. Zip 20151 is Fairfax County; zip 20152, around South Riding, is Loudoun County, with a different school system and tax rate. This page puts the two side by side: what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

★ Closed sales, January 1 to October 2, 20261
Chantilly is an unincorporated community. All Fairfax-side sales were in zip 20151 and all Loudoun-side sales in zip 20152. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; homes legally owned as condos (including condo-style townhouses) are left out of both. Source: Bright MLS, closed sales January 1 to October 2, 2026, Postal City = Chantilly, County = Fairfax or Loudoun, pulled by Ahmed Makkiyah on October 2, 2026.
Why people choose Chantilly
The Dulles corridor, Chantilly High, and newer houses in South Riding.
A short drive to the jobs along Route 28 and at Dulles; a VA loan on 14 of the 102 Fairfax-side house sales; both townhouses and houses to choose from; and the shops and restaurants of Route 50.
Buyers choose the Fairfax side over Centreville for the shorter drive to Route 28 and Dulles and for Chantilly High, and over Fairfax for about $60,000 less at the median. They choose the Loudoun side for a newer, bigger house and a lower tax rate, and give up a little of the drive east. If you are torn between the two, decide on schools and commute first; the price follows.
Prices
A median $923,650 in Fairfax County or $1.14 million in Loudoun, for a bigger house.
The Loudoun side costs $216,350 more at the median, but it buys a house of about 3,300 square feet above ground against about 2,300, so it is cheaper per foot: a median $361 against $424.
The Fairfax side (20151). Mostly houses built from the 1960s to the 1990s in Greenbriar, Brookfield and Poplar Tree Estates, plus some new construction. 102 houses sold, from $495,000 (the lowest sale) to $3,693,664 (the highest), and 80 of them at $1.2 million or less. Two in three sold above asking and 72% went under contract within a week, more than Burke (63% over asking) or Centreville (54%).
The Loudoun side (20152). South Riding and its neighbors, built from 1996 into the 2010s, with bigger houses on newer streets. 97 houses sold, from $783,000 (the lowest sale) to $1,999,980 (the highest), at a median of $1,140,000. Buyers paid the asking price, not more: the median sold-to-list was exactly 100%.
Townhouses. The Loudoun side has the townhouse market: 100 sales at a median of $707,000, against 34 on the Fairfax side at $661,795. On the Fairfax side, most townhouses are in a condominium association or legally owned as condos; 72 of 107 townhouse sales were, and they are not counted here.

McLean $2,300,000; Great Falls $1,885,000; City of Falls Church (independent city) $1,685,000; Vienna $1,453,000; Oakton $1,420,000; Arlington County, all zips, $1,406,000; City of Alexandria (independent city) $1,350,000; Fairfax Station $1,245,000; Reston $1,120,000; Clifton $1,100,000; Falls Church addresses in Fairfax County $1,055,000; Fairfax addresses in Fairfax County $985,000; Fairfax County in September $950,000; Lorton $930,000; Annandale $925,000; Burke $925,000; Chantilly addresses in Fairfax County $923,650; Centreville $904,500; Alexandria addresses in Fairfax County $885,000; Herndon $879,000; Springfield $828,857; City of Fairfax (independent city) $820,000.
Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart. The Loudoun side of Chantilly, $1,140,000, is outside Fairfax County.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 (Arlington County and the City of Alexandria to October 3). A gray bar means fewer than 10 townhouses sold, too few to give a median. The Fairfax County, September row is left out of this view: there is no townhouse figure for that month alone.

They look like new construction where the final price includes the lot premium and upgrades. They lift the average sold-to-list to 103.4%; the median, 101.4%, is the better number.
Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.
Chantilly closed sales by county, January 1 to October 2, 2026 (Bright MLS). Single-family means 3+ bedrooms and 2+ full baths; condo-owned homes, including townhouses sold as condominiums, are not counted.

Follow the money
Fewer than one buyer in ten paid cash, on either side.
In 2026, 8 of 102 Fairfax-side house buyers paid cash (8%), making up 6.7% of the money spent on those houses, and none of the 22 houses above $1.2 million sold for cash. On the Loudoun side, 7 of 97 did.
Share of sales paid in cash, by county and home type, 2026
Houses, Fairfax side 8% (8 of 102); houses, Loudoun side 7% (7 of 97); townhouses, Fairfax side 9% (3 of 34); townhouses, Loudoun side 11% (11 of 100).
Cash is rare on both sides, less than in Centreville (9.3% of houses) or Burke (12.5%). On the Loudoun side, cash buyers bought bigger: their median house was $1,440,000 against $1,140,000 financed, and their median townhouse $780,000 against $705,000.
How 102 Fairfax-side house purchases were paid for, 2026
102 sales: conventional 79 · VA 14 · cash 8 · FHA 1
One Fairfax-side buyer in seven used a VA loan, 14 of 102. On the Loudoun side, 81 of 97 used a conventional loan, 7 paid cash, 5 used a VA loan and 4 used FHA or another loan.
What that means if you need a loan: you are competing with other financed buyers, not with cash, but on the Fairfax side seven in ten houses went under contract within a week and two in three sold over asking. The offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the open house. On the Loudoun side there is more time and less bidding.
Townhouses: Fairfax side (34 sales), 26 conventional, 4 VA, 3 cash and 1 other; Loudoun side (100 sales), 76 conventional, 11 cash, 7 VA, 3 FHA, 2 other and 1 property trade (the buyer traded a property as part of the price). Mixed cash-and-loan deals were counted as financed.
The interesting facts
Same mailing address, different county, schools and tax.
Four things in the 2026 numbers that set Chantilly apart.
Check the county, not the city. A listing that says "Chantilly" can be in Fairfax County Public Schools or Loudoun County Public Schools, and pays a different tax rate. The zip code tells you: 20151 is Fairfax, 20152 is Loudoun.
What sells. Homes close to the Route 28 and Dulles corridor, many bought with VA loans, and houses that are the next step up from a townhouse.
Renting a townhome? Look on the Loudoun side: 151 townhomes were rented there in 2026, against 64 on the Fairfax side, and for a lower median rent, $3,195 a month against $3,388.
Rent or buy
A townhouse pays off sooner than a house, on both sides.
A Fairfax-side house rents for a median of $3,625 a month and sells for $923,650, a price-to-rent ratio of 21.2; a Fairfax-side townhome rents for $3,388 and sells for $661,795, a ratio of 16.3.1
| Measure | Houses, Fairfax side | Houses, Loudoun side | Townhomes, Fairfax side | Townhomes, Loudoun side |
|---|---|---|---|---|
| Homes rented | 26 | 33 | 64 | 151 |
| Median monthly rent | $3,625 | $4,500 | $3,388 | $3,195 |
| Average monthly rent | $3,773 | $4,649 | $3,367 | $3,190 |
| Median rent per square foot | $1.98 | $1.45 | $1.84 | $1.37 |
| Median days to lease | 32 | 23 | 22 | 22 |
| Gross rental yield (a year's rent as a share of the price, before any costs) | 4.7% | 4.7% | 6.1% | 5.4% |
| Rent range, lowest to highest lease | $2,950 to $5,000 | $3,600 to $7,500 | $2,000 to $4,450 | $2,600 to $4,200 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a house in Chantilly is fair value for anyone who may move within a few years; a townhouse at 16 to 18 pays off sooner.
Own in Chantilly already? Two in three Fairfax-side houses sold above asking this year. Ahmed runs a real comparative analysis against the 333 sales on this page, on your side of the county line, not a website estimate.
The houses
Greenbriar, Brookfield and Poplar Tree on one side, South Riding on the other.
The Fairfax side is older and closer in, with smaller lots and mature trees; the Loudoun side was built in the last thirty years as one big planned community.
Greenbriar. Begun in the 1960s by Levitt and Sons on former farmland between Fair Oaks and Chantilly, with houses and townhouses, several community pools and an easy run to Route 50 and Fair Lakes.
Brookfield and Poplar Tree Estates. Colonials on cul-de-sacs. Poplar Tree Estates has 713 homes built from 1979 to 1993, with mature trees and its own swim club.
South Riding (20152). Started in 1996 and built out through the 2010s, more than 6,300 homes with a golf course, four outdoor pools, trails and its own town center. Owners pay the master South Riding HOA and usually a village HOA too. The median house here is about 3,300 square feet above ground. South Riding has its own page with the Loudoun-side numbers in full.
New construction. The three most expensive Fairfax-side sales of 2026 closed in a day far above list, the pattern of new homes priced with a lot premium and upgrades. Ask for the builder's base price, what is included, and the warranty.
What to check. The county on the tax record, not the city on the listing; the HOA resale package with dues and any special assessment; the age of the roof, windows and HVAC on a 1980s house; and, near Route 28 and Dulles, the flight paths at the hour you would be home.

Schools
Chantilly High on the Fairfax side, Freedom High in South Riding.
20151 is Fairfax County Public Schools, mostly Chantilly High with Westfield High to the west. 20152 is Loudoun County Public Schools, a separate district, and South Riding's own high school is Freedom.3
Chantilly High School
Niche #7 in Fairfax County, about 2,900 students. From 2027-28, 333 of its students move to the new Skyview High and 186 move to Westfield.
Westfield High School
Niche #14 in the county, US News #66 in Virginia. Takes some Chantilly addresses now, gains 186 Chantilly High students in 2027-28 and loses about a quarter of its own to Skyview.
Freedom High School
Loudoun County, on Riding Center Drive in South Riding. Niche #20 in Virginia, US News #27 in Virginia, and 99% graduate in four years.
Skyview High School
FCPS's 25th high school, in Herndon. Boundaries approved July 16, 2026, taking effect in 2027-28. Elementary boundaries did not change.
ADAMS Sully
The ADAMS Center's branch on Brookfield Corporate Drive in 20151, with daily and Friday prayer.
Loudoun side
The Islamic Center of Chantilly on Route 50, Crescent Islamic Center on Murdock Street, and Madani Masjid on Loudoun County Parkway in South Riding.
Al Makkah Mart
On Lee Road in 20151, hand-slaughtered zabihah beef, lamb, goat and chicken, with Pakistani and Middle Eastern groceries.
Cozmo One and Indian Spice
Cozmo One on Sullyfield Circle is a Turkish bakery and halal grocery; Indian Spice Food Market on Southpoint Drive has a halal butcher.
If you are buying on the Fairfax side, the high school on the listing today may not be the one your child finishes at: Skyview moves part of Chantilly High in 2027-28. On the Loudoun side, check the address with LCPS, not FCPS. Check any address at the FCPS Boundary Locator or the LCPS school locator, and ask Ahmed to confirm it before you offer.
Commute
Route 28 to the jobs, Route 50 and I-66 to DC, ten minutes to Dulles.
Chantilly sits where Route 28, Route 50 and I-66 meet, next to Dulles Airport. The Silver Line's Innovation Center station is a short drive north on Route 28, and the free Stringfellow Road lot has express buses to DC and the Pentagon.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 45 to 80 min | I-66 east, Express Lanes if you carpool |
| Pentagon | 40 to 65 min | I-66 to the Beltway and I-395, or the 698 bus |
| Tysons | 25 to 40 min | I-66 to the Beltway, or the Dulles Toll Road |
| Reston Town Center | 15 to 25 min | Route 28 to the Dulles Toll Road |
| Dulles Airport | 10 to 15 min | Route 28 north |
The I-66 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. Fairfax Connector route 698 runs from the Stringfellow Road park-and-ride to the Pentagon and route 697 to downtown DC.5 Route 50 is slow at rush hour between South Riding and Route 28, so on the Loudoun side the distance to Route 28 matters more than the miles. Ahmed will do the 7:45 drive with you before you offer.
Daily life
The Space Shuttle down the road, and halal shops on Route 50.
Outdoors and sights. The Smithsonian's Udvar-Hazy Center, with the Space Shuttle Discovery and the Enola Gay, is free to enter (parking is paid). Sully Historic Site off Route 28 was the home of Richard Bland Lee, Northern Virginia's first congressman. Ellanor C. Lawrence Park is 650 acres of woods on the Centreville side, and South Riding has its golf course, pools and trails.
Food and groceries. Route 50 and Metrotech Drive are lined with Afghan, Pakistani, Korean and Vietnamese kitchens, Lotte Market for Korean groceries, and halal butchers at Al Makkah Mart and Cozmo One.
Taxes, Fairfax side.4 Unincorporated Fairfax County, no town tax: $1.12 per $100 of assessed value plus about $0.0335 in county fees, about $1.15 all in, roughly $10,600 a year on a $923,650 house, before HOA dues.
Taxes, Loudoun side. Loudoun County's 2026 rate is $0.805 per $100, roughly $9,200 a year on a $1,140,000 house, before the South Riding HOA. A bigger house can cost less in tax a year than a smaller one across the county line.

Is the median price what a home in Chantilly will cost?
No. The median is the middle sale of 2026, not a set price: half the single-family houses sold for more and half for less. In Chantilly they sold from $495,000 to $3,693,664. Use the median to get a feel for the market, then look at homes on both sides of it.
Is Chantilly in Fairfax County or Loudoun County?
Both. A Chantilly, VA mailing address in zip 20151 is in Fairfax County, and one in zip 20152, around South Riding, is in Loudoun County. The two sides have different school systems (FCPS and LCPS) and different tax rates, so check the county on the tax record, not the city on the listing.
How competitive is the Chantilly housing market?
Very, on the Fairfax side: in 2026, 67% of single-family homes sold above the asking price, 72% went under contract within a week, and the median house took 5 days. On the Loudoun side, 44% sold above asking, the median took 7 days, and the median sold-to-list was 100%.
Do Chantilly buyers pay cash or use VA loans?
Few pay cash. In 2026, 8 of 102 Fairfax-side house buyers paid cash (7.8%) and none of the 22 houses above $1.2 million sold for cash; 79 used a conventional loan and 14 a VA loan. On the Loudoun side, 7 of 97 paid cash, 81 used a conventional loan and 5 a VA loan.
What is rent in Chantilly, Virginia?
In 2026 the median single-family house leased for $3,625 a month on the Fairfax side (26 leases) and $4,500 on the Loudoun side (33 leases). The median townhome leased for $3,388 on the Fairfax side (64 leases) and $3,195 on the Loudoun side (151 leases).
Which high schools serve Chantilly?
The Fairfax side mostly feeds Chantilly High (Niche A+, #7 in Fairfax County), with Westfield High to the west. From 2027-28, 333 Chantilly High students move to the new Skyview High and 186 move to Westfield.
