Springfield is an unincorporated part of Fairfax County with three mailing names, Springfield, North Springfield and West Springfield, across four zip codes. It has the Franconia-Springfield Metro and VRE station, the Backlick Road VRE stop and the I-95, I-395 and Beltway interchange. This page shows what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

Springfield here means the Bright MLS postal cities Springfield, North Springfield and West Springfield in Fairfax County, zips 22150 to 22153. Kingstowne and Franconia have Alexandria mailing addresses and are on the Alexandria page. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; homes legally owned as condos (including condo-style townhouses) are left out of both. Why people choose Springfield

Rail to the Pentagon and downtown, for less than Burke or Annandale.

A VA loan on 104 of the 455 house sales; the Blue Line and VRE to the Pentagon and downtown; both townhouses and houses at a range of prices; and the markets of Backlick Road.

Buyers choose Springfield over Burke or Annandale for about $96,000 less at the median and a train station nearby. They give up house size: the same money buys fewer square feet than in Burke or Chantilly. If you are choosing among the four zips, decide on the high school and the commute first; the price follows.

Prices

A median $828,857 for a house, about $96,000 less than Burke or Annandale.

A Springfield house costs less than one in Burke or Annandale ($925,000) or Herndon ($879,000), but it costs more per foot than Burke: a median $470 against $450. The lower price buys a smaller house, not a cheaper foot.

Houses. 455 houses sold, from $450,000 (the lowest sale) to $1,721,000 (the highest), at a median of $828,857 and an average of $860,987. 56% sold above asking and 60% went under contract within a week, so the median buyer paid 100.5% of the list price.

Townhouses. 241 townhouses sold at a median of $630,000, more than in Burke ($616,000) or Annandale ($627,000). The top sale was $880,000, and 44% went over asking.

By zip. 22153, toward Burke and Newington, sold 181 houses and 105 townhouses, the most of the four. 22152 (West Springfield) sold 99 houses and 90 townhouses, 22150 (central Springfield) 88 and 35, and 22151 (North Springfield) 87 houses and only 11 townhouses.

Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.

Follow the money

34 of 455 house buyers paid cash, and 104 used a VA loan.

Cash buyers paid for 7.5% of Springfield houses and 6.9% of the dollars, $27.2 million of $391.7 million. They bought the cheaper ones: the median cash house sold for $761,600, against $835,000 with a loan.

Cash is rarer here than in Burke (12.5% of houses) or Annandale (15.1%), and it thins out as the price rises. Townhouses show the same pattern more sharply: 17 of the 60 townhouses under $575,000 sold for cash (28%), against 7 of the 181 above it.

How 455 house purchases were paid for, 2026

455 sales: conventional 295 · VA 104 · cash 34 · FHA and other 22

Conventional loan 65%VA loan 23%Cash 7%FHA and other 5%

Almost one house buyer in four used a VA loan, 104 of 455, more than in Burke (39 of 184, 21%). Fort Belvoir and the Pentagon are both close, and a VA buyer here is competing mostly with other financed buyers.

What that means if you need a loan: six in ten houses went under contract within a week and more than half sold over asking, so the offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you settled before the open house. VA offers win here often; sellers' agents know them.

Townhouses: 156 conventional, 45 VA, 24 cash, 14 FHA, 1 VHDA and 1 other of 241; the median cash townhouse sold for $538,500 against $635,000 financed. The 22 houses bought with FHA and other loans were mostly FHA loans and assumed loans (the buyer took over the seller's mortgage), plus a few private and other loans. Mixed cash-and-loan deals were counted as financed.

The interesting facts

A lower median than Burke, but a median $470 a foot against $450.

Four things in the 2026 numbers that set Springfield apart.

181Houses sold in 22153, more than any other Springfield zip
$470Median price per square foot for a house, more than Burke ($450) or Chantilly ($424)
104House buyers used a VA loan, 23% of 455
28%Of townhouses under $575,000 sold for cash: 17 of 60

You pay for the location, not the size. The median house is about $96,000 cheaper than in Burke, but each square foot costs more. Springfield houses are smaller and older, and buyers pay for the Metro, the VRE and the drive to the Pentagon.

What sells. Homes bought with VA loans, a train to the Pentagon or downtown, and houses that are the next step up from a townhouse.

Cash hunts the bottom. Cash went after the cheaper homes: 11% of houses under $746,000 sold for cash and 4% above $925,000, and almost three in ten townhouses under $575,000. If you are financing a starter home, expect a cash offer in the pile.

Rent or buy

A house rents for a median $3,800 a month and sells for 18 times its yearly rent.

A Springfield house rents for a median of $3,800 a month and sells for $828,857, a price-to-rent ratio of 18.2; a townhome rents for $3,000 and sells for $630,000, a ratio of 17.5.1

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Ratios of 17 to 18 sit in the middle: buying pays off if you stay five years or more, and renting is fair value if you may move sooner. A house rents for less than in Burke ($4,000) or Annandale ($3,950). House leases by zip: 58 in 22153, 47 in 22151, 43 in 22152 and 17 in 22150.

The houses

Four zip codes, from 87 house sales in North Springfield to 181 in 22153.

Springfield was built out mostly after the Second World War: older brick houses close to the Beltway, and later colonials and townhouse communities to the west and south.

North Springfield (22151). Mostly brick ramblers and split-levels from the 1950s. 87 houses sold in 2026 and only 11 townhouses; parts feed Annandale High and parts Lake Braddock.

Central Springfield (22150). Around Backlick Road, the Springfield Town Center and the Franconia-Springfield station. 88 houses and 35 townhouses sold.

West Springfield (22152). Colonials and split-levels from the 1960s and 1970s along Old Keene Mill Road and Rolling Road, and the West Springfield High pyramid (the high school and the schools that feed it). 99 houses and 90 townhouses sold.

22153. The busiest zip, out toward Burke, Newington and the Fairfax County Parkway, with Saratoga, Newington Forest and the Sangster area. 181 houses and 105 townhouses sold, more than any other Springfield zip.

What to check. On a 1950s or 1960s house: the electrical panel, the roof, windows and HVAC, and whether the basement takes water. Near I-95 and the Beltway, the road noise at the hour you would be home. On a townhouse, the HOA resale package with the dues and any special assessment.
