Information Runs This World.

My philosophy

It was never about how many homes I have sold.

It is about the care and attention you get when you sell or buy with me: the time you need, nothing rushed, no corners cut, and every question answered. That has been my philosophy since my first sale, and it will not change.

My story

It started in Baghdad, with two rentals in one week.

In 2005, when I was 25, I started helping my family run its real estate business in Baghdad, Iraq. My first job was my father’s commercial properties: the agents he had asked could not rent them, so I stepped in, and within one week the first two were rented.

I fell in love with the work that week: the challenges, the opportunities and, most of all, serving people. I helped run the family business for years, until I came to the United States in 2013. Today I am a proud American citizen.

I spent five years in Michigan, where I became a real estate agent, and in 2018 I moved to Northern Virginia: for family, for the weather and because it was love at first sight. I love the diversity, the community and the real four seasons, and I am happy to be here.

Today my focus is residential real estate: helping people buy and sell homes in Northern Virginia. I do not handle commercial property at this time.

What I hold myself to

Three things, on every sale and every purchase.

1

Attention to detail

The town line, the school the address feeds, the HOA rules, the inspection report and every line of the contract. The small things decide the big ones.

2

Excellence

One standard for every valuation, every listing photo and every offer: done properly, with the numbers to show for it, or done again.

3

Going the extra mile

If it helps your sale or your purchase, it gets done: the lenders to compare, the stager, the second walk-through, the numbers pulled again when the market moves.

For sellers

See the numbers first, then sell prepared, priced and well timed.

Selling is one of the largest money decisions a family makes. The work starts before the listing, with the numbers for your house and your street.

  • Numbers before the decision

Before you decide to sell, you see the closed sales near your home, how fast homes like yours go under contract, and what the seasons do to prices in your part of Northern Virginia.

  • A house prepared for the top price

A walk-through for what an inspector would flag, what buyers notice first in photos and showings, and which small fixes pay back. If your home would show better staged, I bring in a professional stager, paid by the seller.

  • A price built on evidence

I build it from Bright MLS closed sales in your subdivision, check each comparable sale by hand, and show you every one, so you can see why the number is what it is.

  • Timing

When to list in your town and season, and how long homes like yours have been taking to go under contract, so the house goes on the market when buyers are looking.

  • Presentation

Professional photos and a professional video of your home, listed in Bright MLS, the listing service that agents across the region search, and shared on my Instagram and YouTube.

  • Negotiation

We agree before you list how to handle several offers, escalation clauses (offers that rise automatically to beat other bids) and appraisal gaps (when the appraisal comes in below the agreed price), then negotiate price, terms and inspection requests together.

For buyers

The numbers for every town you are choosing between, before the first showing.

  • Town by town

Buyers get the numbers for the towns they are choosing between before they get a showing schedule: prices, how buyers paid, the tax, the high schools and the commute.

  • The right lender for you

An introduction to lenders to compare, matched to your situation: first-time, VA, jumbo or moving from abroad. You compare their loan estimates and choose.

  • Buying power

Start from the monthly payment you want, with tax, insurance and HOA included, in the Buying Power Calculator.

  • Attention to detail

I check what buyers check: the town line, the high school the address feeds, the HOA rules and the tax rate, before you write an offer.

  • Offer and negotiation

An offer built from the closed sales around the home, with a plan for competing offers and for an appraisal that comes in below your offer, then a firm, calm negotiation of the inspection.

  • Moving from out of state or abroad

The whole process explained step by step, in English or Arabic.
