Oakton sits between the Town of Vienna and the City of Fairfax, along Chain Bridge Road and Hunter Mill Road, a few minutes from the Vienna Metro station. This page covers what a house or townhouse costs, how buyers pay, what it rents for, which high school it feeds, and the commute. Every number is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.

What is my home worth in Oakton?
Closed sales, January 1 to October 2, 20261
In 2026 the median Oakton house sold for $1,420,000 and the median townhouse for $798,500. A median is the middle sale, not the price of your home: in Oakton the high school the address feeds, the lot and the condition can move the number a long way. A written valuation from Ahmed starts with the closed sales nearest your address, checked by hand.
Why people choose Oakton
An Oakton High address, in a market where cash competes.
Oakton or Madison High; quick trips to Tysons and Reston, and downtown by Metro; and cash on 23 of 124 house sales.
Buyers choose Oakton over Vienna for about $33,000 less at the median and the same two high schools, and over homes with a Fairfax mailing address in the county (outside the City of Fairfax) for the Oakton High address, at about $435,000 more. Townhouses offer an Oakton address under $800,000, and they go under contract within days. If you are torn between Oakton and Vienna, decide on the high school and the drive first; the price follows.
Prices
$1.42 million for the median house, $33,000 less than Vienna.
An Oakton house sells for a little less than a Vienna one ($1,453,000) or an Oak Hill one ($1,427,500), and for $435,000 more than the Fairfax County addresses around the City of Fairfax ($985,000).
Houses. 124 sold, from $725,000 (the lowest sale) to $3,100,000 (the highest), at a median of $1,420,000 and $486 a square foot. Half went under contract within a week (51.6%) and 61 of 124 sold above asking. The median sold-to-list was exactly 100%, but the average was 102.2%, because a few bidding wars ran far over list.
Townhouses. 38 sold, from $425,000 (the lowest sale) to $1,150,000 (the highest), at a median of $798,500 and $465 a square foot. They moved faster than the houses: a median of five days, 31 of 38 under contract within a week, and 22 of 38 above asking.
Where the sales fell. The 124 house sales split almost evenly into four price bands: 31 under $1.2 million, 31 from $1.2 million to $1.425 million, 30 from $1.425 million to $1.85 million and 32 above $1.85 million.

Bright MLS closed sales, January 1 to October 2, 2026 (City of Alexandria to October 3), except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out homes legally owned as condos (including condo-style townhouses); the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.
Townhouse view: each place's median townhouse sale price and number of townhouse sales (end-of-row and interior-row townhouses, condo-owned homes left out), from the same Bright MLS searches as each place's own page, closed January 1 to October 2, 2026 (Arlington County and the City of Alexandria to October 3). A gray bar means fewer than 10 townhouses sold, too few to give a median. The Fairfax County, September row is left out of this view: there is no townhouse figure for that month alone.

Lowest and highest sales, 2026
A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices here, not the price of any one home, and you'll always find homes above and below it, like the lowest and highest sales below.

Follow the money
Almost one house buyer in five paid cash, 23 of 124.
Cash buyers spent $38.3 million of the $190.1 million paid for Oakton houses in 2026, 20.2% of the dollars, and their median house cost $1,500,000 against $1,396,050 for buyers with a loan.
Share of sales paid in cash, by price and home type, 2026
Houses under $1.2 million 6% (2 of 31); $1.2 million to $1.425 million 19% (6 of 31); $1.425 million to $1.85 million 27% (8 of 30); $1.85 million and up 22% (7 of 32); townhouses 21% (8 of 38).
Below $1.2 million, cash is rare: 2 of 31 houses. Above $1.425 million, about one buyer in four pays cash. Oakton's house cash share, 18.5%, is below Vienna (23.1%) and McLean (35.8%) and above Fairfax (15.0%) and Herndon (8.2%). One townhouse in five was bought for cash too, at a median of $762,500.
How 124 Oakton house purchases were paid for, 2026
124 sales: conventional 88 · cash 23 · VA 7 · other 6
Seven in ten house buyers used a conventional loan, 88 of 124. Only 7 used a VA loan. The rest were three other loans, one private loan, one adjustable-rate mortgage and one seller-financed sale.
What that means if you need a loan: in the bands where most buyers shop, $1.2 million and up, you may be bidding against cash, and the biggest over-asking sales of the year in both home types went to cash offers. The offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the open house. Under $1.2 million you are mostly competing with other financed buyers.
Townhouses: 24 conventional, 8 cash, 2 VA, 2 other, 1 FHA and 1 cash plus conventional of 38. Mixed cash-and-loan deals were counted as financed.
The interesting facts
82% of Oakton townhouses sold within a week.
Four things in the 2026 numbers that set Oakton apart.
Townhouses go fast. 31 of 38 Oakton townhouses (82%) went under contract within a week, against 41% of townhouses on the Fairfax side of Chantilly. If you are shopping for one, have the pre-approval and the inspector lined up before you tour.
Cash wins the bidding wars. The two biggest over-asking house sales, at 133% and 124% of list, and the biggest townhouse sale over asking, at 130%, were all cash offers. A financed buyer needs a strong appraisal-gap plan to compete at the top.
Buying costs a lot compared with renting. A house sells for 25.2 times its annual rent, the same as Vienna, so renting a house here is fair value for anyone who may move in a few years. Only 17 houses were rented in 2026, so the choice is thin.
Rent or buy
A house costs 25 years of rent, a townhouse 18.5.
An Oakton house rents for a median of $4,700 a month and sells for $1,420,000, a price-to-rent ratio of 25.2; a townhome rents for $3,588 and sells for $798,500, a ratio of 18.5.1
| Measure | Houses | Townhomes |
|---|---|---|
| Homes rented | 17 | 36 |
| Median monthly rent | $4,700 | $3,588 |
| Average monthly rent | $4,968 | $3,523 |
| Gross rental yield (a year's rent as a share of the price, before any costs) | 4.0% | 5.4% |
| Rent range, lowest to highest lease | $3,300 to $7,500 | $2,700 to $4,300 |
Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a house in Oakton is fair value for anyone who is not sure they will stay; a townhouse at 18.5 pays off sooner, and it is the better rental. Fairfax County addresses around the City of Fairfax, at about 20.5, are cheaper to buy against the rent.
Own in Oakton already? Nearly half the houses and more than half the townhouses sold above asking this year. Ahmed runs a real comparative analysis against the 162 sales on this page, not a website estimate.
The houses
House sales from $725,000 to $3.1 million, and townhouses under contract in a median five days.
Oakton is mostly established subdivisions of detached houses off Chain Bridge Road, Hunter Mill Road, Waples Mill Road and Jermantown Road, with a smaller townhouse market: 124 houses and 38 townhouses sold in 2026.
Waples Mill. Waples Mill Estates was built from 1975 to 1987, and the Reserve at Waples Mill from 1989 to 1996: two of the subdivisions buyers ask for by name.
Other established neighborhoods. Oak Marr Estates, Blakelee, Miller Heights, Oakton Ridge, Tattersall, Vale Park West and Foxvale Estates each have their own character and price band. Ask Ahmed for the 2026 sales on the street you like.
Townhouses. 38 sold in 2026, from $425,000 (the lowest sale) to $1,150,000 (the highest), at a median of $798,500. The top of that range overlaps the cheapest houses ($725,000), and 22 of the 38 sold above asking.
What to check. Which high school the address feeds, since Oakton streets split between Oakton, Madison and Fairfax High; whether a house on a large lot is on public water and sewer or a well and septic; the age of the roof, windows and HVAC on a 1970s or 1980s house; and the HOA resale package on a townhouse.

Commute
Vienna Metro is a short drive, then 29 minutes to Metro Center.
Route 123 (Chain Bridge Road) runs through Oakton to Tysons in one direction and the City of Fairfax in the other, Hunter Mill Road runs north toward Reston, and I-66 and the Vienna/Fairfax-GMU Orange Line station are a short drive away.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 35 to 65 min | I-66 east, or the Orange Line from Vienna |
| Pentagon | 30 to 50 min | I-66 to Route 110 or I-395 |
| Tysons | 10 to 20 min | Route 123 north |
| Reston Town Center | 15 to 25 min | Hunter Mill Road, or the Dulles Toll Road |
| Dulles Airport | 20 to 30 min | Dulles Toll Road and Airport Access Road |
Vienna station sits in the I-66 median at Nutley Street, with about 5,000 parking spaces at $4.85 a day; it is the end of the Orange Line, so trains start there and a seat at rush hour is normal. Weekday fares are $2.25 plus 45 cents a mile after three miles, capped at $6.75, and trains run every 10 minutes.5 The I-66 Express Lanes inside the Beltway are tolled eastbound in the morning rush unless you carpool with three and an E-ZPass Flex. Ahmed will do the 7:45 drive with you before you offer.
