By section

Prices differ by section inside Fair Lakes.

Bright MLS files each listing under a subdivision name. Sections with fewer than 10 sales are grouped together, because a median of a handful of sales says little.1

The HOA resale certificate

Each Fair Lakes section has its own association: order from yours when you list.

Fair Lakes townhouse sections each have their own homeowners association and manager. Virginia law has the association give the seller a resale certificate for the buyer, and the seller pays for it.2,3

  1. Find your association’s manager. Your association’s manager takes the order. At the Enclave at Fair Lakes, that is Gates Hudson Community Management, 703-752-8300.2
  2. Order early. Virginia gives an association 14 days after it receives the request to deliver the certificate, so ask before your home goes on the market.3
  3. Ask if a second packet is needed. Some homes belong to more than one association. Ask the manager whether your home needs another certificate as well.3
  4. Know the price caps. Virginia caps what associations can charge: $176.64 for an electronic certificate, $211.96 for paper, $70.66 for rush or a pre-settlement update and $141.31 for an inspection. The seller pays.4
