By section

Prices differ by section inside Piedmont.

Bright MLS files each listing under a subdivision name. Sections with fewer than 10 sales are grouped together, because a median of a handful of sales says little.1

The HOA resale certificate

Order the Piedmont resale package online when you list: the association has 14 days.

The Piedmont community has 1,619 homes, including the gated golf community, Old Carolina Estates and the Piedmont Riding Club. Virginia law has the association give the seller a resale certificate for the buyer, and the seller pays for it.2,3

  1. Order it online. The association’s “Selling Your Home” page links to “How To Order a Resale Package”. It is a fee-based service.2
  2. Fix or approve changes first. Piedmont says any unapproved improvement on your lot will be disclosed in the package, so get approvals before you list.2
  3. Order early. Virginia gives an association 14 days after it receives the request to deliver the certificate, so ask before your home goes on the market.3
  4. Know the price caps. Virginia caps what associations can charge: $176.64 for an electronic certificate, $211.96 for paper, $70.66 for rush or a pre-settlement update and $141.31 for an inspection. The seller pays.4
