How fast they sold
The median Dominion Valley home sold 9 days after listing.
Houses took a median 9 days and townhouses 8. Price still matters: 23% of sellers lowered the price before a buyer agreed.1
Out of 149 sales, October 20, 2025 to October 20, 2026. Concessions are money the seller gave toward the buyer's closing costs; the median is of the 47 sales that recorded one.
By section
Prices differ by section inside Dominion Valley.
Bright MLS files each listing under a subdivision name. Sections with fewer than 10 sales are grouped together, because a median of a handful of sales says little.1
| Section | Sales | Median | Median days on market |
|---|---|---|---|
| Country Club | 102 | $1,118,000 | 8 |
| Regency at Dominion Valley (55+) | 39 | $795,000 | 16 |
| Dominion Valley (no section named) (fewer than 10 sales) | 8 | $907,250 | 6.5 |
"No section named" means the listing agent entered only "DOMINION VALLEY". Houses and townhouses are counted together here.
Month by month
Dominion Valley closings, month by month.
Closings by month. A closing usually comes about a month after the contract, so a June closing was often a May contract. The busiest month was May 2026, with 20 closings.1
The first and last months are partial: the data runs from October 20, 2025 to October 20, 2026. For the months that sell best across Northern Virginia, see the best time to sell study.
The HOA resale certificate
Order the resale documents when you list: Dominion Valley uses Community Archives.
Dominion Valley Country Club homes are in the Dominion Valley Owners Association. Regency at Dominion Valley, the 55+ section, has its own association. Virginia law has the association give the seller a resale certificate for the buyer, and the seller pays for it.2,3
- Order it online. Go to associaonline.com, choose “Order Resale Documents” and pick Community Management Corporation. The CMC resale department is at (703) 631-7200.2
- In Regency, order from Regency. Regency homes order at cmc-management.com: choose Regency at Dominion Valley and “Resale Certificate Disclosure (VA).” The management office keeps the current fee list.5
- Hand over the gate. Gate access credentials on the seller's account are turned off when the home sells, so plan the buyer's access for closing day.2
- Ask what is due at closing. The packet lists any fees the association charges at sale. Read it before you set the net you expect.3
- Know the price caps. Virginia caps what associations can charge: $176.64 for an electronic certificate, $211.96 for paper, $70.66 for rush or a pre-settlement update and $141.31 for an inspection. The seller pays.4
