Quick answer

A low credit score slows many buyers down, but it rarely has to stop them for long. FHA loans go down to 580 with 3.5% down and 500 with 10% down;2 a conventional loan approved through Fannie Mae’s system has had no fixed minimum since November 2025;3 and the VA sets none.4 Some changes can show in days (a lender’s rapid rescore is often done within two to five days5), others in about 30 to 45 days, and building a new file takes months. The score is not the problem. Doing nothing about it is. Take the 7-tap check, then follow the 5-step route below.

Experts’ rule of thumb is under 30%; people with the top scores tend to be in the single digits. Card companies usually report the balance on your statement, so paying before the closing date lowers what gets reported.8,7

Steady moves

The rest is steady, month by month.

Building a file takes months, and every on-time month counts.

Every on-time month counts

Payment history is 35% of a FICO® Score and builds one month at a time; most late payments can be reported for seven years, so they weigh less as they age. No credit yet? A FICO® Score needs one account open at least six months (the gold ring).9,15,10

Real research: 1,531 people who built credit

The Consumer Financial Protection Bureau followed 1,531 credit union members who were offered a credit-builder loan: a small loan you pay into first and get back at the end. Published July 13, 2020.11

24%higher chance of having a credit score, for members without a loan
60 ptsmore score growth for members with no other debt than for members with debt
$253average rise in savings

The honest part: for members who already had debt, the loan appeared to lower scores slightly. That’s why a loan officer should look at your file before you open anything new.

Three typical routes, start to finish

Swipe for all three →

Route 1 · weeks

The card near its limit

  1. Ask a loan officer to run a what-if on your mortgage report.
  2. Pay the card that moves the score most, before its statement closes.
  3. Ask the lender for a rapid rescore.

Time window: often 2 to 5 days for a rescore after the payment posts, or 30 to 45 days without one.5,7

Route 2 · about a month

The error that isn’t yours

  1. Pull all three free reports and mark what’s wrong. Paid medical collections and medical debt under $500 shouldn’t be there at all.12
  2. Dispute it with the bureau and the company that reported it.
  3. Once it’s fixed, your lender can rescore.

Time window: the bureau generally has 30 days to investigate and five business days to send results.6

Route 3 · months

The thin or new file

  1. Open a credit-builder loan or a secured card, and pay on time.
  2. Ask your loan officer whether an authorized-user account would count for your loan.
  3. Keep the account open and growing.

Time window: a FICO® Score needs one account open at least six months.10,17

Typical routes built from the published rules and time windows above, not stories about particular clients. Every credit file is different, and no one can promise a number of points.

Myth or fact? Six quick cards.

Tap your answer. Each card shows the real rule and its source.

“Checking my own credit will lower my score.”

Myth. Requesting your own credit report does not hurt your score, and you can get all three free every week.13

“I need at least a 620 to buy a home.”

Myth. FHA publishes 580 with 3.5% down, and 500 to 579 with 10% down. A conventional loan through Fannie Mae’s system has had no fixed minimum since November 2025.2,3

“If I pay off my card today, my score jumps tomorrow.”

Myth. A paid-down balance can take 30 to 45 days to show on its own. Through a lender, a rapid rescore is often done in two to five days.7,5

“Medical bills under $500 shouldn’t be on my credit report.”

Fact. Since April 11, 2023, medical collections under $500, paid medical collections and medical debt less than a year old should no longer be reported. If one is there, dispute it.12

“A credit repair company can erase accurate late payments.”

Myth. No one can legally remove information that is both accurate and current, and disputing real errors is free. Companies can’t charge you before they help you.14

“The score in my app is the one my lender sees.”

Myth. Most mortgages still use the older Classic FICO® Scores, so the number in a free app can differ. A loan officer can pull the ones your loan will use.18

The finish lineStart my credit journey

The finish line is a first call

Let’s start your credit journey.

Text me two things: roughly where your score is, and when you’d like to buy. I’ll introduce you to a loan officer I know and trust, who looks at your real mortgage credit report with you and maps the steps, with dates. In English or Arabic.

  • Loan officers I work with can run what-if checks where their lender offers them, and ask for a rapid rescore when it can help.16,5
  • I am a REALTOR®, not a lender and not a credit repair company. I don’t charge for credit help, and I don’t take referral fees from lenders: federal law forbids them.19 You are free to choose any lender.
  • Be careful with anyone who promises to erase accurate late payments or wants money up front.14

Timing is a decision, not a coincidence. Right timing, right price and the right condition make a smooth purchase, and for many buyers the right timing starts with the credit work. Don’t let a number stop you.

Questions

What buyers ask about credit.

Can I buy a house with a low credit score?

Often, yes. FHA loans accept a score of 580 with 3.5% down and 500 to 579 with 10% down. A conventional loan approved through Fannie Mae's Desktop Underwriter has had no fixed minimum score since November 16, 2025, and the VA sets no minimum (most VA lenders ask for about 620). Each lender can set its own minimum, so talk to a loan officer about your full file.

What is the minimum credit score to buy a house in 2026?

It depends on the loan: 500 for FHA with 10% down, 580 for FHA with 3.5% down, 620 for a conventional loan underwritten by hand (640 for an adjustable rate), no fixed minimum for a conventional loan approved by Fannie Mae's automated system, and none set by the VA. Sources: HUD, Fannie Mae, Veterans United.

How fast can I raise my credit score to buy a house?

It depends on what is holding it down. A lender's rapid rescore is often done within two to five days after a balance is paid down or an error is fixed. A paid-down card balance can take 30 to 45 days to show on its own. A dispute is generally investigated within 30 days. Building a new file takes at least six months. No one can promise a number of points.

What is a rapid rescore?

A service only your mortgage lender can request: it sends proof of a paid-down balance or a fixed error to the credit bureaus and asks them to update your file. Experian says it is often completed within two to five days. The lender can't pass the fee on to you directly, and it doesn't guarantee a higher score.

Does paying off a credit card raise my score right away?

Not right away. Card companies usually report the balance on your statement about once a month, so it can take 30 to 45 days to show. Paying before the statement closes, or asking your lender for a rapid rescore, can shorten that.

Will checking my own credit hurt my score?

No. The CFPB says requesting your own credit report does not hurt your credit score. You can get free reports every week from Equifax, Experian and TransUnion at AnnualCreditReport.com.

Should I pay a credit repair company?

You can dispute real errors yourself, for free. The FTC says no one can legally remove information that is both accurate and current, and credit repair companies can't charge you before they help you. Ahmed is a REALTOR, not a credit repair company; he connects buyers with loan officers he trusts and takes no referral fees.

Why is my lender's score different from my app's score?

There are many scoring models. Most mortgages still use the older Classic FICO scores (FICO Scores 2, 4 and 5), and since September 9, 2026 Freddie Mac lets all lenders use VantageScore 4.0 too. Free apps often show a different model, so the number can differ. A loan officer can pull the ones your loan will use.
