Quick answer

A $900,000 townhouse in Fairfax County with 20% down on a 30-year fixed loan at today’s national average (7.27%, Oct 30, 2026) comes to about $6,057/month: $4,921 principal and interest, $865 property tax, $150 insurance and the typical $120 HOA fee.1,2,3,15 With 5% down, PMI adds about $457/month until you owe 78% of the price.8,9 Use the calculator above for your price, county, home type and loan; every line says what it is and where the number comes from.

Every row: a $1,000,000 house, $200,000 down, the same $5,468/month at 7.27% of principal and interest and $165/month of insurance. Property tax per month on the price; HOA = the median where at least half of last year’s house sales had one, else $0. Payments are per month.2,3,15

Same house, same loan, same rate: the only thing that changes is where it sits. City of Manassas Park’s tax rate is the highest of the nine; Loudoun County’s is the lowest, though most Loudoun houses also pay an HOA, which closes part of the gap.2,3

In Loudoun’s towns (Leesburg, Purcellville and five more) the town adds its own rate on top of the county’s. Arlington charges stormwater as a flat fee, not in the rate. The county’s assessment, not the price, sets the real bill: a new purchase often lands close to the price, and the county’s figure can come in lower or higher.2

Closer to the real number

What this calculator knows about Northern Virginia.

The lines most calculators guess at, filled in from county records, FEMA and Ahmed’s MLS exports.

In shortTaxes, HOA and condo fees, flood insurance and PMI are where a national calculator’s guess and the real payment part ways here.

Your county’s 2026 tax rate

Each county and city taxes at its own rate, from $0.805 to $1.375 per $100 a year here. On a $1,000,000 home that is $671 to $1,146 a month. The calculator uses the rate for the place you pick.2

HOA and condo fees from real sales

The typical fee for the home type and place you pick, from Ahmed’s MLS exports of last year’s sales: townhouse HOAs from about $66 to $167/month by county or city, condo fees from about $304 to $846/month.3,4

Flood insurance, optional or required

In a high-risk zone, nearly every mortgage requires it; in Zone X it is your choice. The cost is FEMA’s median policy for the county, not a guess.5,6

When PMI goes away

With less than 20% down on a conventional loan, the calculator shows the month PMI ends on its own (78% of the price), and when FHA’s premium stays for the life of the loan.9,11

This area’s loan limit

Northern Virginia is a high-cost area: you can borrow up to $1,249,125 before a loan is jumbo, against $832,750 in most of the country.13

Cash to close, with Virginia’s taxes

Down payment, title, settlement and Virginia’s recording taxes, plus first-year insurance and escrow, as one figure.17

Every line, in plain words

What you pay each month, and why.

Six words on every loan estimate.

In shortThe payment is five or six bills in one. Two of them go away with time: PMI, and on a 30-year loan the interest share.

Principal and interest

What pays down the loan and the bank’s interest. It stays the same for the whole fixed-rate loan; early on most of it is interest.

Escrow

Most lenders collect the property tax and insurance with the payment and pay the bills for you. That is why they are in the monthly figure.

PMI

Private mortgage insurance on a conventional loan with less than 20% down. It protects the lender, not you, and ends at 78% of the price.8,9

FHA mortgage insurance

1.75% upfront, added to the loan, plus a yearly premium paid monthly: 11 years with 10% or more down, otherwise for the life of the loan.10,11

VA funding fee

A one-time fee added to a VA loan, 1.25% to 3.3% of the loan; none with a VA disability rating. No monthly mortgage insurance.12

HOA or condo fee

Paid to the association, not the lender, but every month all the same. A condo fee often covers the building’s insurance, water and upkeep.4

Questions

What people ask about mortgage payments here.

How much is the mortgage on a $1,000,000 house in Northern Virginia?

With 20% down on a 30-year fixed loan at 7.27% (the national average on Oct 30, 2026), about $6,421 to $6,779 a month depending on the county or city, property tax, insurance and a typical HOA included. Principal and interest alone are about $5,468 a month.

What property tax rate does the calculator use?

The 2026 rate most homes pay in the county or city you pick: from $0.805 per $100 of assessed value a year in Loudoun County to $1.375 in the City of Manassas Park; Fairfax County is $1.1535. It uses the price as the assessed value.

Does the payment include HOA fees?

Yes. It fills in the typical fee for the home type and place from last year's sales (for example $120/month for a Fairfax County townhouse and $506/month for a condo across Northern Virginia, both medians), and you can type the home's real fee from the listing.

When does PMI go away?

On a conventional loan, the servicer must end it on the date your balance is scheduled to reach 78% of the home's original value, and you can ask in writing at 80%. FHA's premium lasts 11 years with 10% or more down and for the life of the loan with less.

Do I need flood insurance?

If the house is in a high-risk zone (A or V) and you have a mortgage from a federally regulated or insured lender, which is nearly every mortgage, yes. In Zone X it is optional; the median policy outside the high-risk zones here costs about $594 a year.

What is the loan limit in Northern Virginia?

$1,249,125 for a conforming or FHA loan on a one-unit home in 2026, because the Washington area is high-cost. Borrow more and it is a jumbo loan, which usually needs 10% to 20% down.

Is this a loan quote?

No. It is an estimate with today's national average rate and published rules. Your rate, PMI and lender fees come from your loan officer; nothing you type is saved or sent.
