Quick answer

You are ready to sell when three things line up: the timing (a move date and a listing month you picked on purpose), the price (set from what similar homes nearby actually sold for) and the condition (clean, repaired and ready for photos). Timing matters more than most sellers think: homes listed in February and March from 2023 to 2025 went under contract within a week about two times in three (66.8% and 66.5%), against 44.4% for October listings, and took fewer price cuts.1 Take the 7-tap check below to see which of your three ingredients needs work first.

The month you list, in six numbers

Houses and fee-simple townhouses listed 2023 to 2025, by the month they were listed

What ready means

Three ingredients, one smooth sale.

Price gets the attention. Timing and condition decide how the price holds up.

Timing

A move date that works for your next home, and a listing month you chose on purpose.

Price

Set from what similar homes near you sold for in the last months, not from an online guess.

Condition

Clean, repaired and ready for photos, with the age of the roof, heating and cooling, and water heater known.

A smooth sale

When all three line up, a home sells faster, with fewer surprises in the buyer’s inspection.

Most sellers start with one question: what is my house worth? It matters, but it is only one of three. A good price in the wrong month sits. A good month with a house that is not ready brings low offers and long inspection lists. A ready house at an ambitious price waits for a cut.

So the check scores three things, separately, and flags the one that is furthest behind. That is where your next hour of work pays off most.

Timing, in numbers

The month you list changes the result.

Share of sold homes that went under contract within a week, by listing month

Northern Virginia houses and townhouses listed 2023 to 2025 (70,875 listings); 7 or fewer days on market. Green = the best two months, red = the slowest two.

Share of sold homes that took a price cut, by listing month

Same homes. A lower bar is better for a seller. Green = fewest cuts, red = most.

Fewest price cutsMost price cuts

Northern Virginia’s market runs on a clear yearly rhythm. From 2023 to 2025, homes listed in February and March sold fastest and took the fewest price cuts. Listings from late summer into fall took longer and were cut more often. The months in between were in between.1

That does not mean you must list in spring. It means you should pick your month, not let it pick you. If your move is set for fall, a ready house and a sharp price make up for the slower season. The best-time page breaks this down by price range and county.

Timing is a decision, not a coincidence. Right timing, right price and right condition make a smooth sale.

Your plan

From 90 days out to closing.

A simple order of work. Start where your check said you were behind.

  1. 90
    days

Check your value and pick your month

Get a price range from recent nearby sales and choose the month you will list. Work backward from it.

  2. 60
    days

Fix what an inspector would find

Roof, heating and cooling, water heater, leaks, windows and doors that stick. Small repairs now cost less than a buyer’s request later.

  3. 30
    days

    Paint, clean, clear out

Neutral paint where it is needed, deep cleaning, and less furniture. Then professional photos.

  4. List
    day

Go live at the right price

Priced on what sold nearby, in the month you picked, with every picture and document ready.

  5. After

    Contract to closing

The buyer’s inspection, appraisal and loan follow. A ready house and a fair price keep this part calm.

Questions

What sellers ask before they start.

How do I know if I'm ready to sell my house?

Check three things. Timing: you have a move date and you picked your listing month on purpose. Price: you know what similar homes near you sold for recently and plan to price from that. Condition: the house is clean, repaired and ready for photos. If one is missing, start there.

How long does it take to get a house ready to sell?

Plan on about 30 days for paint, cleaning, small repairs and photos, and up to 90 days if the house needs bigger work or you want to list in a specific month. Starting with the price check tells you which updates are worth doing at all.

What is the best month to list a house in Northern Virginia?

From 2023 to 2025, February and March listings sold fastest: 66.8% and 66.5% of the sold homes had 7 or fewer days on market, against 44.4% for October. February listings also took the fewest price cuts (12.2%, against 24.1% for August). Source: Ahmed's Bright MLS pulls, 70,875 listings.

Should I fix things before I sell?

Fix what a buyer's inspector would flag: leaks, heating and cooling, the water heater, electrical and safety items. Paint and cleaning help photos and first impressions. Big remodels often return less than they cost; the kitchen cost page shows what updates earn back.

Should I buy my next home first or sell first?

It depends on your cash and your loan. Selling first gives you a firm budget; buying first avoids a double move but may need a bridge loan or two payments for a while. Talk to your lender early, then plan the dates together with your agent.

Does this check save my answers?

No. Your answers stay on your screen and disappear when you leave the page. Nothing is stored or sent unless you choose to text Ahmed your score.
